When it comes to buying real estate there have been some well-documented

views on f nding the best value or the best capital growth potential (in other words position, position, position), buying for knockdown value and best capital gain (the worst house in the best street is the way to go). Or the principles behind investment opportunities in real estate and the future cash-f ow potential as documented by f nancial brokers and wealth managers for individual cases.

It seems, however, that what is not well-documented are the principles that end users of homes should pay attention to in deciding which home to put on their block of land, or how to design a renovation that best suits their block of land.

Walking through an already built display home and liking the f oor plan, features and f nishes is simply not enough to make a decision on whether the home is the right for your situation.

be as liveable as it possibly could be, keeping in mind the four key aspects below?

Too often, we see homes getting built in new estates on a standard-size block of land with the living space to the rear of the block, as is traditionally done, and the backyard facing south, or even worse, west, meaning more energy consumption to cool, heat and light up these spaces. Taking this into consideration, and the fact that Queenslanders like to spend lots of money on their outdoor living areas, southern and western aspects will shorten the yearly time frame these outdoor spaces can be enjoyed. This is because most of our rain and cool winds come from the south-east and the fact the sun sets in the west every afternoon, turning the outdoor living area into a sauna room.

A common oversight is to put

lots of windows and poor insulation to the western side of the home, promoting the heating up of the home practically every afternoon. This may be okay in winter, but our winters are relatively short and most of the time we are looking for that cooler environment to live in, being most of spring, summer and early autumn.

Another pitfall of building the wrong home on a block of land, and this happens subconsciously from home buyers, is commonly known as the feel of the home – “it just doesn’t have the right feel”. Most of the time this happens to be an orientation problem which banishes the home to a long stint on the market to only drop in price suff ciently enough for someone to purchase for a steal.

Here are the four key aspects to designing a home or renovation

in our South-East Queensland environment:1. Northern light: a northerly

window in a space will give the maximum amount of natural light throughout the day. This alleviates the need for turning on lights during the day. Windows on the western side come at the expense of hot breezes and the blazing afternoon sun, which heat up the home in summer.

2. Northern to north-eastern exposure to living spaces: this is important for year-round comfort and liveability. Spaces which face south can be dark, but also cold in winter and hot in summer.

3. Good insulation to the western side of the home and the roof and ceiling space: this adds to the equation of keeping the hot sun out of the home and

working with the ambient temperature of the breezes, which normally come from the south-east. This also reduces considerably the need for air-conditioning and even fans. This works in reverse in the small amount of winter that we have where it takes less energy to maintain warmth in a home.

4. This leads to the importance of cross-f ow ventilation in a home. Most of our cool breezes throughout the year come from the south-east. The idea here is to place windows and doors in the home which will facilitate the breezes to enter the living spaces of the building and travel out through the northern windows. This will reduce the amount of mechanical heating and cooling which will be needed throughout the year.

Start talking timber kitchens and for many people the images that come to mind are

country-style rooms in dark woods – a little dated, and not for everyone. Timber kitchens have always been popular – this age-old building material never goes out of style – but it’s not a look that is for everyone.

However, the new generation timber kitchens are light and contemporary, clean and uncluttered. And there is no reason why you have to have every bench and cabinet door, every chair in the same material. A bench here, a bit of cabinetry there can introduce the timber feel without overwhelming the space in wood.

Buying a new door

• You need to know the size of your door opening. Don’t just estimate – make sure you measure the door for accuracy.

• Is the door internal or external?

• Is it hollow-core or solid-core?

• What sort of f nish do you want? Are you going to paint the door or stain it? Doors can come with a smooth face for painting or a timber veneer f nish for staining.

• When using an external door, ensure that it has the correct overhead protection, otherwise you

may void your warranty.

• Choose only light, ref ective colours when painting an external door. This helps reduce the risk of heat absorption, which may lead to warping. (Again, dark colours may void your warranty.)

• Consider what type of weather seal you are going to use: some f t underneath the door, others on the face.

• Remember that entrance solid external doors require three hinges, and large doors require four hinges or a pivot system.

appealing as the real thing.Using the real stuff as your

bench, however, has a few advantages. Timber is strong and, if you look after it, will last for a long time. But the key is to take care of your timber tops. Beware of using timber near the oven and sink as timber can be easily damaged by excessive heat and water. If you drop your coffee cup or spill your wine on the benchtop, wipe it up quickly, as timber will stain. Just ask your supplier about ways to care for your timber – you may need to reseal it regularly to keep it in tip-top condition.

Don’t have the cash to f t out a new kitchen but want the wood look? You can always re-line you current benchtop

with a timber laminate. And your installer can match the edge to make it look like a solid timber top.

If your cupboards are still in good condition, just re-line the fronts with a timber laminate.

Too much of a good thing can be a bad thing so beware of using too much timber, especially if your kitchen is on the smaller side.

Remember the colour and grain of timber gives it a lot of character which may clash with that bright red kettle and f uoro green blender you’ve had your eye on. Keep appliances and accessories simple. Timber looks great matched against stainless steel appliances and large white tiled f ooring.

• Have a dark room? Before installing light f ttings, paint the space a lighter colour and then decide where f xtures need to go. You may realise you don’t need as many lights as you previously thought. Mirrors placed around rooms will also help bounce light in the space, so you won’t be turning on lights during the day.

• Don’t forget your tradespeople are able to buy f ttings from their suppliers at trade prices, so talk to your electrician before heading to the lighting store.

• Take a look at the plan for the new carpet’s installation and make sure joins are kept away from high-traff c areas, such as doors and walkways.

• Be there when they unroll the carpet so you can check for any ripples or defects in your roll.

• Carpet releases VOCs or volatile organic compounds, so it’s not a bad idea to give the room a good airing for a day or two after installation. Also, give it a good vacuum to reduce loose f bres.While carpet is a great

choice for any home, there are some home owners who are concerned about VOCs and allergies as a result of dust collected in the carpet. If you

are concerned about these, a hardwood or tile f oor might be the better choice. But if you’ve decided to go without carpet in your reno, budget for some rugs. A rug works when it matches the room’s decor, insulates against noise (really important if you have a sprawling open-plan home) and is soft under foot.

Plush rugs look great against hard tile f oors and add lots of warmth in winter. Plush is perfect for family rooms and bedrooms.

Woven rugs won’t give you the cushioning of a plush rug but will add colour to a room and are easy to keep clean – just shake them off in the backyard. A great choice for dining and formal living areas.

electric heating products on the market that are suitable for the outdoors that are portable or f xed.

• Natural gas heaters – Like the good-old gas heaters inside, you can also get gas heaters suitable for patios, verandahs and other outdoor rooms.

• Chiminea – These wood-burning heaters are made from clay and radiate plenty of heat. They also offer a warmth and character that electric and gas just can’t match. However, chimineas get extremely hot to touch, so keep away from children and high-traff c areas.

• Braziers – These heaters are made from steel and are fuelled by briquettes. A cheap way to heat a small space, like

chimineas, however, braziers become very hot.

tips on keeping a tidy reno:1. Monitor waste as you go.

Organise rubbish into landf ll, salvageable materials and recyclable stuff. Look at every piece of rubbish – can it be reused? Will someone else want this? You may be able to sell it to a friend or the salvage place down the road and make a bit of cash. Keeping rubbish organised and out of the way will also reduce the risk of accidents.

2. Keep on top of the toxic stuff. Excess paint, batteries, solvents and other hazardous materials should not be thrown in the skip. The Sunshine Coast Council’s rubbish tips will take domestic quantities of paints and other hazardous materials off your

hands. So head to the tip with these nasties.

3. If you’ve kept on top of the rubbish throughout the renovation process, the f nal clean-up should be pretty painless. Grab an old vacuum and a good-quality broom to sweep and clean away dust and f ne particles. The last thing you will feel like doing after a reno – especially if you have done a bit of DIY – is cleaning the toilet, so it’s worth budgeting a few hundred for a professional clean – windows will need to be washed, f oors will need a scrub. Bathrooms and kitchens should be thoroughly cleaned before taking your f rst shower or cooking your f rst meal in your new space.

The clock is ticking

If you have applied to have solar panels installed in your

home, time is running out to take advantage of the government’s 44 cent feed-in tariff.

Not sure what it all means? Well, before you can go ahead and have solar power installed at home or in your business, you have to get permission from Energex f rst by making a Network Connection Application.

There are thousands of Queenslanders who have had their application approved but who have not yet organised for the installation of solar power. And for

those who would like to get solar not just for personal use but also to feed it back into the grid, they better get a move on.

You see, at the moment, you can export any electricity generated by your solar panels and not used by your house back to the grid, and you’ll get paid 44 cents per kilowatt hour for that energy. If you currently have a system or you have put in an application with Energex and get the system installed by June 30, you’ll enjoy that 44 cent feed-in tariff.

to Energex but don’t get the solar installed until after June 30 you’ll still get paid for your energy, but only between eight and 20 cents per kilowatt hour. That’s still not bad, but 44 cents would be better.

Of course, all this relates only to those people who intend to export power. Whether you have solar installed now or later in the year, there are still massive advantages for those who simply use solar power in the home. No more electricity bills (or at least very minimal ones). Imagine that?

And there are still rebates available – the government can offer you as much as 25 per

cent of the cost of your system to help you buy a solar system.

The price of power is going up and solar going down, so it makes sense to invest in panels. More and more home owners and plenty of big businesses are getting on board – seeing that the investment in the panels is worth it to reduce running costs.

So if you are thinking of getting solar, where do you start? The Clean Energy Council website has a really handy consumer guide to help you get started. Go to cleanenergycouncil.org.au and click on ‘resource centre’ and then ‘consumer information’ to download the guide.

Saving money on your pool pump

Many Sunshine Coast households have a pool in their backyard, and for most people that pool is one of the biggest users of electricity in the home.

The majority of pools are on tariff 11, which is your everyday usage tariff. However, if you’re looking to reduce energy usage in your home, you can switch your pool to off-peak tariff 33 (with a possible saving of up to $400 per year) and also gain a $250 reward from Energex.

Tariff 33 is available for a guaranteed minimum of 18 hours per day, which is plenty of time to run your pool pump.

However, rather than the standard everyday usage of around 26 cents per kilowatt hour, tariff 33 will cost you only 17 or 18 cents per kWh, meaning you can save an average of nine cents per kWh without impacting on your pool usage.
