Parkview represents an architectural concept model for approximately thirty levels of class A office space and three penthouse levels above a two level retail base. Occupants will have virtu-ally uninterrupted views south and west to Mount Rainier and the Seattle skyline above lower build-ings across fourth avenue.
A slim structure profile and dramatically sculpted glass top reflect tight site constraints while dis-tributing generous amounts of daylight into the spaces. Parking is distributed below grade as well as above a retail base.

A temporary relocation of Bank of America Branch from its current site while the current site is being rede-signed for a high rise office tower. Project features use of modular struc-tures with exterior envelope providing a sense of permanent structure. Pro-grammed for two drive-through tellers and parking.
Massing forms and glazing posi-tioned to accentuate building func-tions, all combined with a simple pal-ette of materials to create a unique and visually expressive building of commerce. The design offers a des-ignated entrance accessible from the corner, weather protected, glazed storefront directly adjacent to the street and unique juxtapositions of materials combined to make the tem-porary structure fit within the urban context and a good neighbour to ad-jacent properties.

The project is designed for 1.5 million print volumes to accommodate changing technologies and patron needs. The eleven story glass structure over a single parking floor consists of 400,000 gsf and has a central atrium and au-ditorium pegged with elevator core. Maximum sunlight penetrating the building, maximizing views, openness, integration of books, magazines, media, and collections, under visually open environment, hill climb, large plazas, inside outside gardens, hundreds of computer terminals, several meeting rooms and sun filled reading rooms are key features of this LEED Silver certified building.

Tsutakawa Fountain, SeattleThe first fountain design by Seattle artist George Tsutakawa was removed from its original location on the northeast corner of the site. The historic fountain was catalogued, stored, refinished and installed at a new location near the fourth avenue entrance. The fountain, known as “the fountain of wisdom” is a bronze sculpture.

A proposed Visual Arts and Conference Center located in a predominantly industrial area along the Budd Inlet in busy downtown. Program included visual arts galleries and retail shops while taking advantage of location to capture views to Budd inlet and the state capitol building. The design intent was to diminish the large masses of conference facility and parking structure. Project vision included expansion of adjacent hotel facility to support the visitors.

Master planned as a complex of three high rise office towers and underground parking structure for Bentall RES, USA. Since 2002, two office towers totalling 530,000 sf with 1,500 stall underground parking structure are complete. The project maximizes street frontage, while maximizing natural light and creating an enclosed plaza. Key features are mid block connector and public amenities such as The Summit Room, a deli, media room, child care facility, duel access to garage, water fall and water features, green space, outdoor plaza. When com-pleted 108 tower would add 335,000 gsf to the class A office building complex.

Two high rise office towers with a three story central glazed living room over a 1,160 stall parking podium on a sloping site are key components of the project. Project comprises of 300,000 class A office space. Amenities include a great room with a central fire place, several informal meeting spaces, conference, athletic, media and retail facilities, a restaurant and a bank. The building is fully leased to nationally recognized tenants such as Wells Fargo, Microsoft, Morgan Stan-ley, Anheuser-Busch, MetLife and SeaStar Restaurant. The parking ratio 3.8/1,000 exceeds most buildings in Bellevue.

Located near Seatac airport at Long Acres Park Campus in Renton south of Seattle this project was conceived to pro-vide improved customer services for its global commercial clients. Key feature of the project is 45’ tall atrium reception lobby enveloped by 150’ long curved clear structural glass wall supported by stainless steel horizontal truss system. Top of atrium is designed for a gathering terrace for the building guests and users for outdoor events. The five story building is programmed for conference facilities, meeting rooms, business center, administrative offices with a central communicating stair bringing light into interior spaces. Boeing’s aggressive sched-ule of the start of design to move-in within two years was accomplished by working together with the contractor team.

Design build proposal for two private residences on adjacent land parcels in the upscale Magnolia neighborhood of Seattle for one client. Currently, our client lives on a portion of this site which has overlooking views towards downtown Seattle. Phase one will be built on the open lot while the owner continues to reside in existing house on the other lot. Upon completion of phase one the owner will move into the new residence and demolish their current residence. Phase two consists of building a larger resi-dence on the site of current residence. With completion of phase two, the owner will sell the first residence and move into the larger residence.
In conjunction with phasing the project, the owner is interested in developing a system of prefabrication with RP a+u. The owner has suggested we first test the system with the construction of the two residences as prototypes of the prefabrication methodol-ogy. The over arching concept is to first idealize a building model that can be constructed of prefabricated building components. The model has to be flexible enough to be built on a variety of sites consisting of unforeseen topography and obstructions. Exte-rior and interior building panels are to be pre-constructed with a variety of materials and finishes. Structurally, the system devel-ops a rigid core with the floor levels hung or cantilevered from the structural core. Any further structural requirements can be site preformed. Panel constructors will be from various manufacturers worldwide. RP a+u has been traveling and meeting with these manufacturers. We understand prefabrication, whether for complete structures or components of residential and commercial structures carry significantly lower impacts environmentally and economically and we look forward to the challenges this projects presents.

Mercer Island Residence, Mercer Island
Design build proposal for an Accessory Dwelling Unit (ADU) with terrace garden, a two car parking garage and wine cellar are key program components of this small Mercer Island remodel project. The owner presented specific ideas that include:
• Maintain existing garage grade to simplify street access • Full length exterior balcony on the upper level accessible from interior spaces for waterfront views• Efficient “ships galley” kitchen
Unique to Mercer Island is the provision to develop a 900 square foot Accessory Dwelling Unit detached from the primary resi-dence. Typically a garage is directly below a living space. Our client is a vintner of fine wine and wishes to utilize the steep slope to its greatest advantage by adding a level beneath the garage level for wine making and cask storage.
A primary residence will follow the completion of the ADU. Strategic planning and early conceptual development for the future primary residence, along with the ADU, will ensure integration of both structures to occur in a timely and cost effective way.
