Home Renovation Tax Credit Information Homeowners Resource Directory

By now there probably isn’t ahome owner in Canada thathasn’t heard of the Home Reno-vation Tax Credit (HRTC). TheHRTC was created in an effortto stimulate the economy andcreate new jobs in the houseand home sector. This 15%credit is on renovation expensesranging between $1,000 and $10,000 per household. What exactly does the taxcredit cover? To remove theguesswork, we’ve listed someof the most common home renovations and home improve-ments below.

The Home Renovation TaxCredit (HRTC) covers:• painting (inside or outside)• renovations of kitchen,

bathroom, basement • building a fence or deck • new carpets or

hardwood fl oors• new furnaces

The Home Renovation TaxCredit (HRTC) does NOTcover:• purchase of furniture• purchase of appliances• purchase of electronics• construction equipment• costs of maintenance

and routine repairsThe federal government predicts that around 4.6 million house-holds will take advantage of this tax credit. This programis available as of January 27th 2009, but is only valid through January 31st 2010. Some com-mon home renovation projectsfor 2009 which would qualify for the HRTC:

Windows & DoorsEnergy effi ciency is the theme in2009; as we all know, conserv-ing energy is a good way to save money and help the envi-

ronment. Installing new windowsand doors will help insulate your home properly, thus reducingenergy wastes and costs.

Kitchen RenovationsRenovating your kitchen is onethe best ways to increase thevalue of your home. The kitchen is a focal point in most homes,and making simple renova-tions such as installing custom cabinets, or opting for granite or marble countertops, can create a whole new feel and ambienceimmediately.

Heating & CoolingIs your home heated with gas?Electricity? Do you have central air conditioning or multiple air conditioning units? Taking ad-vantage of the HRTC can offset the additional expense for moreenergy effi cient heating and cooling solutions.

Bathroom RemodellingYour bathroom may be inneed for an upgrade. Consider remodelling it by adding a newbathtub, sink, toilet or counter-top. You may also want to go the extra mile by adding heatedfl oors or redoing your bathroomtiles.

Going GreenGreen technology is the buzzout there with more and morecompanies offering green-relat-ed products and services. In ad-dition to saving energy, you can go green by using eco-friendlyproducts. When buying sup-plies for your home renovation project, consider non-toxic and natural paints, fl oor treatments and renovation materials.

Home Renovation Tax Credit (HRTC) Q & A’sWhat is the Home Renovation Tax Credit (HRTC)?The proposed HRTC is a non-refundable tax credit for work performedor goods acquired in respect of an eligible dwelling.

What is meant by eligible dwelling?An eligible dwelling is a housing unit that is eligible to be an individu-al’s principal residence or that of one or more of their family members, at any time between January 27, 2009 and February 1, 2010. In gen-eral, a housing unit is considered eligible to be an individual’s principalresidence where it is owned by the individual and ordinarily inhabited by the individual, the individual’s spouse or common-law partner, ortheir children. This means that any dwelling that you own and usepersonally could qualify, including your home or your cottage.

What is the eligibility period?The credit will be based on eligible expenditures for work performed or goods acquired after January 27, 2009, and before February 1, 2010.Expenditures incurred pursuant to an agreement that was entered intobefore January 28, 2009, will not be eligible for the credit.

Who will be eligible for the credit?Eligibility for the HRTC will be family based. A family will generally be considered to consist of an individual or an individual and his or herspouse or common-law partner, including children who will be under18 years of age, at the end of 2009. A family will be allowed a singlecredit that may be shared within the family.If two or more families share the ownership of an eligible dwelling, each family will be eligible for their own separate credit (i.e. each up to$1,350) that will be calculated on their respective eligible expenditures.

How will the credit be calculated?The credit will only be available for the 2009 tax year and applies to eligible expenditures of more than $1,000, but not more than $10,000,resulting in a maximum credit of $1,350 ($9,000 x 15%).

What are eligible expenditures?To be eligible, expenditures incurred in relation to a renovation or alteration to an eligible dwelling (or the land that forms part of theeligible dwelling) must be of an enduring nature and integral to thedwelling, and includes the cost of labour and professional services, building materials, fi xtures, rentals, and permits.Eligible expenditures must be supported by acceptable documenta-tion.

What does the CRA consider to be acceptable documentation?Documentation, such as agreements, invoices, and receipts, mustclearly identify the type and quantity of goods purchased or services provided, including, but not limited to, the following information:

* information that clearly identifi es the vendor/contractor, their busi-ness address and, if applicable, the GST/HST registration number;

* a description of the goods and the date when the goods were purchased;

* The date when the goods were delivered (keep your delivery slipas proof) and/or when the work or services were performed;

* A description of the work performed including the address where the work was performed;

* the amount of the invoice; and * proof of payment. Receipts or invoices must indicate paid in full or

be accompanied by other proof of payment, such as a credit card slip or cancelled cheque.
