1.01 Related Documents

AA.. These specifications are issued in conjunction with Drawings which indicate the general scope of the

Project in terms of the graphic design concept and intent, including notes on major architectural and graphic

elements of construction. As “Scope” documents, the Drawings and Specifications do not necessarily indicate

or describe all work required for the full performance and completion of the Work.

BB. Contracts may be let on the basis of such documents, only if approved by the Owner or Gecko Group, with the

understanding that the Contractor provides all necessary services, labor and materials to fabricate and install

the signage required for proper completion of the Work without adjustment to Contract Price. It is intended

that the Work be of sound quality construction and the Contractor shall be solely responsible for the inclusion

of adequate amounts to cover installation of all items indicated, described or implied plus any import duties,

taxes and/or customs. Any discrepancies in the plan resulting from “Field Verification” shall be brought to the

attention of Gecko Group.

CC.. Decisions of the Owner or Gecko Group as to the items of Work included within the “Scope” of these specifica-

tions shall be final and binding on the Contractor. Contractor shall be responsible for the quality of all materials

and workmanship required for the execution of this contract, including materials and workmanship of any firms

or individuals who act as his subcontractors. Contractor shall be responsible for providing subcontractors with

complete and up-to-date drawings, specifications, sign schedules and information issued for this project.

1.02 Quality Assurance / Guarantee

A. General

1. The Designer must be notified of any variations of conditions as shown on the drawings.

2. Work done and materials furnished shall be of superior quality in every aspect.

3. The Owner and/or Gecko Group shall reserve the right to reject any shop drawings, samples or other

submittals, as well as any finished product or installation that cannot meet the standard of quality

established. Any such decision will be considered final and not subject to recourse.

4. Sign Contractor shall provide a single project manager that shall be the contact person who is responsi-

ble for communications about this work throughout the entire project.

5. Sign Contractor shall restore and/or repair, at no cost to Owner, any architectural or landscape finishes or

features that are disturbed by the Contractor during sign installations.

6. Sign Contractor shall submit a written warranty statement that all sign products shall be unconditionally

guaranteed for one year to be free from defects such as cracking, peeling, abnormal fading or discoloration,

de-lamination, spalling, pinholes, staining, gloss reduction, rusting or other adverse conditions due to

quality of any materials or workmanship in manufacture or installation. Warranty shall be submitted prior

to project close out.

7. During the warranty period, the contractor agrees to restore defective work to the standard of contract

documents without cost to the Owner, including materials and labor.

B. Artwork

Gecko Group will provide reproducible artwork for all symbols, logos and typography to the Contractor unless

otherwise noted.

C. Field Measurements

Sign Contractor shall be responsible for taking accurate field measurements as required to verify or supplement

dimensions indicated herein and shall be responsible for accurate fit of signs prior to preparation of shop

drawings and fabrication, where possible.

D. Design Responsibility

1. The requirements shown by the details are intended to establish basic design dimensions of units or

modules, profiles and sight lines of members. Within these limitations the Contractor is responsible for

design of the entire system. Construction changes affecting designs are to be submitted in shop drawing

form to Gecko Group.

2. Signage Contractor is responsible for designing and recommending certain components, including

anchorage to structural systems, and various backup materials, and necessary modifications to meet

specified requirements while maintaining the visual design concepts.

3. Signage fabricator may make design modifications only after informing Gecko Group in order to meet

field conditions and to ensure proper fitting of Work.

4. Details on Drawings indicate design approach for sign structures but do not necessarily include

fabricating details required for the complete structural integrity of signs. Engineering for structural

integrity and a safe permanent installation shall be the sole responsibility of the Contractor.

5. Signage Fabricator is responsible for complete structural design of signs and to incorporate reasonable

safety factors necessary to protect the Owner and sign fabricator against public liability.

E. Regulatory Requirements

Conform to requirements of local building codes and authorities having jurisdiction over Project.

F. Substitutions

Bidders shall submit with bids, written notification of all proposed substitutions from specifications.

G. Sign Permits/Contractor/Union Labor/Coordination

1. Unless otherwise noted in writing, the sign contractor shall be responsible for obtaining and paying

for all required signage permits. This shall include (but not be limited to) electrical, building and other

construction permits required by local codes and ordinances. All work shall be performed by licensed

contractors as required by code.

2. Gecko Group shall be notified if design content of any signs shall require review by local committees

or commissions and Designers shall be responsible for esthetic approvals.

3. Sign Contractor shall be responsible for coordinating all sign installations with the Owner so that sign

install work does not conflict with other trades and/or event schedules.

1.03 Submittals

A. Product Data

Submit copies of manufacturer’s printed specifications, anchorage, details, illumination parts and accessories,

installation and maintenance instructions of products to be used in the fabrication of signs and graphics work.

B. Samples

Submit 6 in. x 6 in. samples of each color and finish of exposed materials and accessories, on final material

substrate to be used in the project. Samples shall be reviewed for color, texture, and sheen. Sign contractor shall

provide a listing of each material and application method on the back of each sample. Provide two samples of

each color for approval. Resubmittals are required of rejected samples and/or prototypes at no expense to

Owner or Gecko Group.

C. Schedule

A proposed schedule for completion of all work described herein is to be submitted with the Contractor’s bid.

Once the project has been awarded, the Contractor will have the option to review the schedule with the design

team and owner and make any necessary revisions to dates at that time. Once the schedule is established and

approved by all parties, it is the contractor’s responsibility to adhere to it. Extensions will only be provided

through written notification outlining the justification and supporting evidence as to the reasons for the

extension.

D. Shop Drawings

1. Provide Gecko Group with two sets of dimensioned shop drawings of all signs clearly showing materials,

typographic layouts, methods, finishes, anchorage, connections and other details of construction as well

as relation to supporting and adjacent work where applicable. Furnish location detail drawings for signs

supported or anchored to other construction. Signage Contractor shall require an approved set of shop

drawings (signed-off by the Designer) prior to fabricating any sign products.

2. Sign components presented in this document are for design intent purposes only. Shop drawings,

which shall be provided by the Sign Contractor, shall be used as the final construction documents and

shall include construction, engineering and installation details required for implementing the designs

described herein.

E. Certifications

1. Certified statement, signed and sealed by professional structural engineer attesting capability of signage

system to safely withstand designed loads where required.

2. Certify that graphics and signage system complies with requirements of Contract Documents and

applicable building code requirements

3. Certify that component parts were properly designed or selected for locale and application intended, and

that installation was made in accordance with approved shop drawings.

Architectural Graphics Specifications

F. Maintenance Data

1. Submit manufacturer’s data with reference to maintenance.

2. Compile and maintain listing of paint colors with factory batch number and formulation code for paints

and coatings.

3. At the date of substantial completion, submit the list to the Owner for future maintenance reference.

1.04 Typography

A. Letter forms and symbols shall be photographically precise, crisp, clean and free of ticks, discontinuous

curves, free of line waves, cut or ragged edges, edge buildup, bleeding, surface pinholes, and other imperfec-

tions. Letter forms shall conform to the prescribed letter form proportions.

B. All typography shall match intended scaled drawing layouts. Message copy on drawings is for layout purpos-

es. Actual copy shall be as shown in final artwork provided by Gecko Group and referenced in the message

schedule. Significant typographic changes from examples shown herein must be brought to the attention of the

Designer for approval prior to fabrication.

1.05 Performance Requirements

A. Wind Loading

Exterior signs shall be designed to withstand wind pressure load of 30 psf (146.4 kg/sq.m) on the gross area of

the exposed units acting in all directions or to meet and/or exceed all applicable codes, whichever is greater.

B. Thermal Movement

Design, fabricate and install component parts to provide for expansion and contraction over a temperature

range for the material of 150 degrees F. (83.3 degrees C), without buckling, sealant joint failure, glass breakage,

undue stress on members or anchors, and other detrimental effects.

D. Engineering and Code Requirements

Sign Contractor shall provide all engineering of signing and graphic items including but not limited to, internal

structure, electrical and mechanical parts. All items shall be engineered to satisfy all applicable building codes

and regulations.
