Sign on the dotted line and the apartment’s all yours!

You’ve dreamed about it, and the day has come – you’ve found the perfect apartment and you’re ready to sign your lease. Just a signature away from having that place of your very own. Your roof, your rules. You can decorate, entertain and live the way you want.

But before you sign...

A lease is a legally binding contract. You need to read it, understand it and accept all of the terms in it before you sign. Some leases are quite straight forward, others are written in such complicated legalese that you feel like you just got hit by a Mack truck full of law books – and you’re not even pre-law!

But don’t let that dampen your excitement. Ask the landlord for clarifi cation, or ask if you can have it reviewed if you feel there are too many clauses that are causes for concern. Most schools and communities offer an accessible legal clinic. You can ask your parents or friends if you’re unsure. Better to be clear on your legal responsibilities.

A lease should have all of the obvious details – the address, the length of the term, the residents who will be living there should be named and the contact information for the landlord or property manager should be included. It should stipulate the cost of rent, the payment frequency (weekly/monthly) and what is included in that rent, like parking and utilities. Utilities should be specifi ed: gas, hydro, water, cable, Internet, etc. If it’s not listed, it’s not included. There may be clauses about noise, common areas, parties, guests – this is where it gets complicated. Landlords list their expectations, your signature means you agree.

Leases can be changed. If there is something you don’t like in the lease, see if you can negotiate a change. If you and your landlord or property manager agree to change any clauses in the lease, they must must must must must be in writing. Did I mention ‘must be in writing?’ If it’s not in writing, it didn’t happen. What you sign is what you’ll be legally responsible to uphold.

When you’re comfortable with the content of the lease and feel that they’re all clauses you can live by, go ahead and sign. If you’ve got roommates, make sure they sign too. Your landlord must then give you a copy of the lease – hold onto it. That document is legally binding – a contract for both of you to uphold.

SIX STEPS TO FINDING

A GREAT RENTAL

WHEN IT COMES TO FINDING A GREAT RENTAL, knowing your wants and needs before you hit the streets will simplify your search. Canada Mortgage and Housing Corp. (CMHC) offers some tips to help you find the right place to call “home.”

1. IDENTIFY YOUR RENTAL NEEDS.What is your budget? Which neighbourhood do you want to live in? How many bedrooms do you need? What amenities are important to you? Make a list of your needs and preferences to help narrow down that great rental opportunity.

2. ASK QUESTIONS.

Have a list of questions ready to ask the landlord. Is parking included in the cost of rent? What about utilities? Ask about the lease and terms. Be clear on any policies surrounding pets, smoking, or anything else that may affect your lifestyle.

3. FIRST IMPRESSIONS COUNT.

Make a good impression when meeting with the landlord. Dress neatly and arrive on time. Make the landlord’s job easier by bringing your rental history and references, a current employment letter, and a cheque so you can leave a deposit in case you’re interested in taking the place.

4. TAKE NOTES.

If you will be viewing more than one apartment, write down the key features of each place so you can compare them later. Better yet, use your smartphone to snap photos for reference.

5. REVIEW YOUR LEASE AGREEMENT CAREFULLY.

When you find a great rental and are ready to move forward, typically you’ll sign a lease. Rental agreements vary, but they

generally include the names of the landlord and tenant, the address of the property, the amount of the rent, what is included in that cost, the rent payment due date, the deposit amount paid, the term of the rental period, and details like who is responsible for upkeep. ensure all this information is outlined.

6. TAKE NOTES – AGAIN.

Once you’ve signed your lease, it’s time to move in! But before you do, you and your landlord should inspect your new home together. Document all issues so you won’t be held liable for any preexisting damage when you leave. You can even take photos to document the condition of the unit before you move in.

IT MIGHT BE A CASE OF OUT OF SIGHT, OUT OF MIND, but many Canadians have never checked their credit score. And according to a new report from BMO Bank of Montreal report, they’re unaware how their financial behaviour may be affecting their overall credit standing and the impact that can have on getting approved for a lease to rent an apartment.

Conducted by Pollara, the survey’s findings include:More than half of Canadians (56 per cent) say they have never checked their credit score and only 14 per cent check at least once a year

Almost one-third (31 per cent) lack knowledge about how to achieve a good credit rating

One-fifth believe that checking their credit score can decrease their score

While Millennials (18 to 34 year olds) are more aware of their credit standing, with 20 per cent checking at least once a year, more than one-third (35 per cent) say they lack knowledge about how to attain a good credit score

The study also revealed that more than half (52 per cent) of Canadians don’t know what would be considered a good credit score, with one-fifth (21 per cent) believing it to be below 600.

“A good credit score is generally considered in the range of 680 to 720,” says Tony Tintinalli, regional vice-president, BMO Bank of Montreal. “A poor credit rating results in significant financial limitations – everything from being approved for a loan to renting an apartment. A financial advisor can help advise you on the factors and behaviours that can build or maintain a good credit score.”

Tips to improve or maintain your credit score:

Pay bills on time. One of the best ways to improve your credit score is to pay your bills within the grace period. If you have past-due bills now, get current as soon as you can. If possible, set up an automatic bill payment schedule to help you stay on track. In the event you miss a payment, a call to your credit card or mortgage company to work out a plan can help save you unnecessary dings on your credit score.

Manage your credit cards; don’t cancel them. A popular myth is that closing old accounts will increase your credit score; this is not necessarily true. Credit bureaus look at a combination of factors, including the total length of your credit history, which means it may be better to keep your credit cards but manage them responsibly.

Check your credit report. A credit report is a record of how you’ve paid your debt. It shows how much debt you have and whether you’ve made payments on time. You can order your own credit reports free from the three major credit reporting bureaus (Equifax, Experian and TransUnion) annually and check to see if there are any errors or problems.

FIVE WAYS TO MAKE MOVING A CLEANER,

GREENER PROCESS

WE NEED TO THINK OF the environment with every activity - even moving day can be cleaner and Greener, and it doesn’t take much effort.

Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home. Both can be extremely taxing on the environment if not properly managed. Here are some suggestions on how to make your move a cleaner, Greener process:

1 PLAN AHEAD. Waiting until the last minute to prepare for a move will make any environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items – in your apartment and in storage

– for delivery to recycling depots prior to moving day. Typically your storage contains the highest concentration of recyclable waste, so start the sorting process there first. Consider holding a garage sale or donating gently used but no longer wanted items to a charity rather than have them end up in a landfill site.

2 RESEARCH. Survey local recycling options to find the most convenient solution for recyclables. Many cities offer curbside pick-up or “sort and drop” depots. Visit earth911.com for a list of local organizations that can dispose of all types of recyclable materials.

3 ORGANIZE. Prepare recyclables by organizing into categories: plastic, glass, aluminum, paper, cardboard, etc. Look up the requirements of the local recycler to see if there are any additional steps needed to prepare recyclables beforehand.

4 CARE FOR HAZARDOUS MATERIAL. As you clean in preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed. Toxic items, such as paint, batteries, house cleaning products, automobile oils, pesticides and fertilizers are dangerous and cannot be transported in the back of a commercial moving truck. Also consider these items cannot be thrown-out with your regular garbage. Look up the specialized recycling depots for toxic products in your city.

5 REUSE. Do not throw away used moving boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move or passed on to someone else who is moving. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.

THERE ARE SOME REALLY DISGUSTING THINGS THAT you’re doing at home – and you don’t even know it!

The first thing you need to be aware of, explains microbial pro Kim Dunn, is fomites.

“Fomites are any contaminated inanimate object. We are surrounded by fomites – germ-holding things,” she says.

So what are the worst culprits? You’ll be surprised – and more than a little grossed out by the things you’ve been doing!

SPONGES The gross factor: A sponge has 10 million bacteria per square inch.

“It’s as dirty as it smells!” she says emphatically. “It’s loaded with bacteria – Salmonella, E. coli, Pseudomonus – and has a surface area 1,000 times that of a cloth. Just think of all of those nooks and crannies. A cutting board wiped down with a dirty sponge is dirtier than a toilet seat – 200,000 times dirtier,” says Dunn.

The fix: It’s always moist and damp – and a rinse isn’t a cleansing,” she explains. Use a micro fibre cloths, which does the job and is much more sanitary. If you insist on using a sponge for more than a day or two (Dunn’s staff are instructed to toss sponges after two days) then you need to disinfect them with one of these three methods: Run them through the dishwasher. Soak them in a concentration of one part bleach to nine parts water for at least five minutes. Boil them in a pot of water at 60°C for five minutes (in the microwave or on the stove).

THE LOOFAH Exfoliating is over-rated, but if you must do it, ditch the loofah and go with a body wash that includes an exfoliant.

The gross factor: A person sheds 1.5 million skin flakes an hour.

“Guess what’s stuck on that loofah? Staph aureus is a common bacteria on the skin, but Staph A on the inside isn’t a good thing.”

The fix: You can’t bleach it, the best you can do is soak it in a 50/50 mixture of vinegar and water for at least an hour. It’s always in a humid area, if you have to use one, hang it up to help it stay dry between uses.

THE TV REMOTE The gross factor: They’re dropped on the floor, get sat on by people and pets, stuffed into dirty crevices of the couch and constantly touched by everyone in the family

- and more often than not has grease stains (we don’t wash our hands when eating popcorn and change the channels).

If we want to continue with the toilet seat comparison, the TV remote is about 4,000 times dirtier than the toilet seat. And if you haven’t wiped it down since the day you brought the TV home – then much, much dirtier.

The fix: Once a week take a cloth moistened with alcohol or a disinfectant cloth like a Lysol or Clorox wipe and wipe down the TV remote. In fact, the grunge factor goes for all the remotes in your home, plus things like the computer keyboard, the light switch and any other surface you constantly touch – however briefly.R
