What is Zoning?
• Regulations governing the use of land– Types of businesses– Building height, density, coverage on a lot– Parking needed
• Denver City Council approves all changes• Provides the legal framework for decisions
by City Staff about development• Most of our area is zoned D-GT, also D-CV,
PUD & Park area

What is a Neighborhood Plan?
• Vision of how a neighborhood should evolve
• Formally adopted by City Council• Should involve all stakeholders• May suggest changes to zoning, design
guidelines• Provides guidance to City Staff– Example, both 1998 GT Plan and 2007
Downtown Plan recommended reviewing changing Cherokee and Delaware back to two-way streets

Planning Process – GT Plan Update
• Denver Community Planning Department will manage
• No firm timeline has been established– Original Plan developed 1995 to 1998
• GTA will have a role to play in support of process

• GTA will have an opportunity to articulate a vision for the neighborhood
• Recommend Design Standards updates to reflect that vision
• Ultimately, Zoning Decisions will shape the neighborhood.

GTA Process
• Provide members and other interested parties an opportunity to participate– Residents– Property Owners– Business Owners– Civic Institutions
• First step is to create an interim planning committee to:– identify and communicate with stakeholders– structure a proposed process of involvement– coordinate with the city at the appropriate time
