Why should parents suffer all in the name of finding a spot that can accommodate the little ones too?

    Kid-friendly eating out in Joburg

Many restaurateurs seem to believe that once you have children, you lose your sense of taste. They put a playground in their establishment and immediately concentrate on oiling the swings and stung the restaurant full of plastic furniture instead of focusing on their food. Its time for a revolution. Here are some kid-friendly restaurants in Joburg that actually do serve good-quality food.

Munch CafeThese family-run cafes in Parktown North and Bryanston serve tasty dishes in the tranquil setting of neighbourhood nurseries. Due to their success, theyve just opened a third cafe in Kramerville, with a fourth store opening soon in Kyalami. Sip on your cappuccino as you tuck into a tasty flatbread and then head o to hold the bunny rabbits at the petting zoo (Bryanston only).

BambananiA veritable Joburg institution, Bambanani in Melville has been serving good food to hungry families for years. Its state-of-the-art play area and excellent childminders, combined with a delicious fusion menu and extensive wine list, keep both parents and kids happy. Free Wi-Fi, excellent service and great decor dont hurt, either.

River CafSet in the peaceful surrounds of the Sandton Field and Study Centre, the River Caf has recently had a decor overhaul. The food is excellent. Enjoy ahearty breakfast out on the expansive lawn while you watch horses trot by, and see your kids eat sand from the sandpit. The kids play equipment could do with a similar revamp, but otherwise this is a lovely space to enjoy a family-friendly meal.

Elemental CafNew to the Joburg restaurant scene, Elemental Caf serves vegetarian andvegan dishes that are made with love. Beautifully decorated with separate play areas for younger and older kids, its quickly making a name for itself with menu items like halloumi sandwiches, gluten-free cakes and imaginative salads.

    Tea for two

    TASTE FOR YOURSELF:

    Majeka House021 880 1549majekahouse.co.za

According to Majeka Houses resident tea expert, Mingwei Tsau, there are three beverages in the world that revolve according to preference, priority and importance: wine, coffee and tea. Whilst wine and coffee dominate in the West, in the East its tea.

I s there anything in the world that a cup of tea cant help solve? Not much, in my opinion. Whether its a long day at the oce, or tired feet, or simply celebrating the good ol afternoon, a piping cuppa is medicine for the soul and clears the mind. If you are as fastidious about making tea as I am, the mere ritual can help you to unwind too.

A very dear friend of mine is an expert when it comes to all things involving the perfect cup of tea, and she just also happened to be the first person to tell me about the secret Stellies gem called Majeka House, so how fortuitous for me (and you) that this winter Majeka has created a sumptuous afternoon teaexperience.

A first for this classy boutique hotel, its an ideal way to spend a wintry Saturday. I sat in the MLounge near the fireplace while tea was served. Picture petit servings of both the classics (scones with jam and cream) combined with new take on teatime treats (the cucumber sandwich is a hollowed-out cucumber a Paleo delight). But it was the red velvet cake that stole my heart.

The menu of teas is diverse. I went for the Lady Grey blend gentle bergamot flavours with a touch of rose. It was so smooth and soft and very relaxing. Acast-iron teapot, clinking glass teacups and the time to hold a proper conversation I think I must make Majeka more of a habit.

PS. If youre feeling really indulgent, bump up your afternoon tea to include the spa package too!

Like beer? You need to visit Beerhouse

    The best of

River CafSet in the peaceful surrounds of the Sandton Field and Study Centre, the River Caf has recently had a decor overhaul. The food is excellent. Enjoy ahearty breakfast out on the expansive lawn while you watch horses trot by, and see your kids eat sand from the sandpit. The kids play equipment could do with a similar revamp, but otherwise this is a lovely space to enjoy a family-friendly meal.

Beautifully decorated with separate play areas for younger and older kids, its quickly making a name for itself with menu items like halloumi sandwiches, gluten-free cakes and imaginative salads.

Theres more to Fourways than Montecasino and highways. Aslew of vibey new restaurants are springing up in the area and one of them in particular is making a name for itself: Beerhouse.

The celebration of beer is weaved throughout the restaurant, from the striking light fittings fashioned out of beer bottles to the bathroom basin made out of a keg.

The focus is on food-and-beer pairing. Whether youre an ale drinker, a lager lover or a cider connoisseur, youre spoilt for choice. You can sample 99 bottled beers and a further 25 on tap (at R550/500ml, the Italian-brewed Xyauy is the most expensive item on the menu).

Beerhouse is passionate about craft beer and likes to showcase smaller local breweries doing interesting things. We warmed up with the Beer Explorer tasting plate, a selection of six small glasses designed for those just beginning their beer journey. Our favourites were the Soweto Gold lager (brewed close by in Orlando West) and the Soweto Gogos ginger beer thirst-quenching and delicious.

Our waiter, Frank, was exceptional. He explained the origins of IPA beer practically in the same breath as advising us on the best beers to go with our meal. Because the food menu is designed to complement the beer-drinking, the choices are unpretentious and hearty, yet are all of excellent quality.

My friend had the beer-battered hake and chips and declared it light and tasty. The T-bone steak I ordered arrived at our table perfectly cooked with a side of crunchy hand-cut chips. The portions were large, perhaps even too generous for my farm-girl appetite. We ended our meal with a Valrhona dark chocolate brownie with peanut butter icing, pretty much the most delicious dessert Id eaten in a while.

On weekends, DJs entertain the crowds past midnight and there is live music on Sundays. If youre a beer lover or know someone who is, this is the perfect place for a lazy weekend lunch or a cheeky midweek stop.

Coee connoisseurs can head to the Coee Theatre to learn more about the origins, roasting and pouring of pure coee beans from baristas representing top South African roasteries.

The new Barista Jam competition sees amateur coee gurus competing for prizes and the title of SAs Best Home Barista while visitors learn the secret to making the perfect cup of coee at home.

Organic chocolate is a focus area at this

years event. Made with 75% cocoa, its actually very healthy. Nadine says, Most mass-produced chocolate is packed with sugar, whereas artisanal chocolate doesnt have any sugar added. We emphasise healthy living, so you wont find any large retail chocolate manufacturers here.

At the chocolate workshops, some of SAs top executive chefs will teach visitors how to make their own chocolate, after which visitors can indulge in chocolate pairings with coee, champagne, whisky, wine and beer. Included among

Round o your day by dropping in at the fresh Cocoa Mokka Music Lounge, where you can relax with a cup of coee or a glass of wine or craft chocolate beer while being entertained by a line-up of some of Jozis favourite live-music artists, including the up-and-coming indie band, the Motherland.

For years, the suburbs represented the ideal in home ownership: space, tranquillity and uniformity. At the same time, many businesses moved away from CBDs, leaving city spaces in a state of urban limbo. Now, however, were seeing a huge trend towards living in the city again especially amongst young and more adventurous individuals. And its obvious why cities are where things happen; theyre alive and vital.

Locally, the Propertuity developments in Joburg and Durban are great examples of how this trend is playing out. The former, Maboneng, has taken o as a hub for the young creative set and sees people living, working and playing in inner-city Joburg, an area where middle-class people would have feared to tread a few years ago. And the same thing is now happening in Durban with the launch of key projects such as 8Morrison and Pixley House.

Its particularly interesting to follow this trend in South Africa, where many urban centres have been neglected in the past few years. By the UNs last count, more than 54% of people globally live in cities, and negotiating this urban migration is going to be a key issue for us in SA.

Where people live aects how they live. As our collective consciousness becomes increasingly about the urban, the way we talk about, design for and market our living spaces needs to follow suit.

    Spotlight on

  • Neighbourhood 1112 JULY 2015 SPOTLIGHT

    Emmarentia, the green heart

of Johannesburg, has so much going

for it. Its packed with things to do, and its

residents are passionate about their suburb. Ive loved living here for the past five years because its not a pretentious neighbourhood and it has loads of history, says local resident Sarah Magni, a researcher. Here are seven more reasons why Emmarentia residents love their suburb.

The outdoor lifestyle Dog owners, runners, cyclists they all flock to Emmarentia because of its expansive parks and access to the Emmarentia Dam. On weekends the water is packed with canoeists, the odd scuba diver, and families feeding the ducks, while mountain bikers cycle round Marks Park

    to various routes

    along

    the Spruit. Youll find people

picnicking or walking their dogs in Emmarentia Park, visiting

the Rose Garden at the Johannesburg Botanical Garden (which borders the suburb) or hiking up to the Koppies with their panoramic views towards the inner city and Westcli.

A sense of history The original farmhouse of politician Louw Geldenhuys is located in Greenhill Road and is now a national monument. Geldenhuys bought the farm in 1886 and the house is a beautiful example of 19th-century vernacular architecture. The original graveyard is still located on the property, where all the Geldenhuys family members are buried.

Its multiculturalSuburban South Africa can be quite homogenous, but Emmarentia stands out for its diversity, reflecting the breadth of religions and cultures that make up the country. Sarah says, Its very multicultural. My neighbours come from all walks of life.

Strolling down the jacaranda-lined streets, youll pass a

synagogue in one road and a mosque in the other,

giving you a sense of the open-

    mindedness of the suburb.

Unpretentious, good-quality restaurantsEmmarentia is filled with unfussy restaurants that serve great-quality food at reasonable prices. Trattoria Renato, a Johannesburg landmark, has been serving authentic Italian dishes to its loyal customers for almost 30 years, District 6 Eatery on Greenhill Road serves a legendary milk tart, and Fresh Earth on Komatie Street is possibly the most well-known health food store in Joburg.

Resident Alana Dell says, I love helping myself to Fresh Earths great lunchtime buet, which includes comforting foods in winter and refreshing foods in summer.

Properties are good value for moneyStand sizes are generally larger than those in neighbouring Parkview, so you get great value for money. Because houses tend to be older, they also lend themselves to renovation. Bear in mind that Emmarentia is one of only two suburbs in Johannesburg that fall under the Louw Geldenhuys family trust, so you cant renovate without first getting your plans approved by them.

An action-packed events calendarEmmarentia hosts some of Joburgs best-known sports and musical events, many of which can be watched from the comfort of ones stoep. Events include the 702 Walk the Talk in July, the Breast Cancer Walk in October and the Holi One Colour Music Festival in May.

An eclectic mix of shopsSure, you can get your nails done or see the doctor here, but Emmarentia also has a host of interesting shops that you might not find elsewhere.

Alana recommends the barber on Barry Hertzog:

Its basic, but they do facial hair-threading for the gals, great facial shaves for the guys, and its super-cheap too. You can also visit the Indian food store on Greenhill Road for all the ingredients you need to make a mouthwatering authentic Indian meal.

Finally, stop o at the Kinderspiel toyshop for beautiful handmade toys and its old schoolchildrens puppet theatre.

Emmarentia is a suburb that mixes good old-fashioned values with diversity. Combine this with aordable properties and easy access to the great outdoors and youll understand why its becoming so popular.

T he practice of vendor bidding at auctions is relatively simple and, according to a recent ruling by the Supreme Court of Appeal, it is also legal. How it works is that the auctioneer enters bids at an auction on behalf of the seller up to a stated reserve price so that a market-related sale is achieved.

Aubrey Miller, CEO: Sealedbid.co.za, holds that vendor bidding is a legal and moral disaster for the property buyer, who ideally should be paying a market-related price for a property. He says most of the time the vendor bidder is not interested in buying the property but is simply bidding to increase its selling price on the vendors behalf.

Says Miller, Many sellers allow the auctioneer to vendor-bid as they

    WORDS: LISA DEWBERRY IMAGES: ISTOCK

Vendor bidding at auctions keeps the action flowing and the bids rising. But is this practice legal, and even if it is, is it fair on the buyer?

    Vendor bidding under scrutiny

want to achieve the highest selling price on a property, and auctioneers often do not disclose that its a vendor bidder who is bidding. This unfair practice causes prices to be pushed to a higher level, which might protect the property seller but it does not protect the buyer. Individuals end up bidding against themselves. Auctions needs to be sloweddown, and auctioneers must inform the public that they will be bidding against a vendor bidder for a particular property.

Jo van Reenen, director: High Street Auction Company, disagrees. Vendor bidding, he explains, is legal, but people often confuse it with ghost bidding, which is not. All auction participants need to sign up as members to take part in the auction. Ghost bidding is where sellers, in collusion with the auctioneer,

use fake memberships to place bids and thereby drive up the priceof the item thats being auctioned. Says Van Reenen, Auctioneers typically make vendor bids on the sellers behalf to kick-start the bidding process and keep bids moving towards a market-related value that is typically benchmarked against the sellers stated reserve price.

It was in fact High Street Auction Company that recently won the case in the Supreme Court of Appeals. Says Van Reenen, The South African Consumer Protection Act requires that bidders be informed that the auctioneer, or any other person acting on behalf of the seller, may bid at the auction. Furthermore, it allows vendor bids to be made only where clear notice was given that the auction is subject to a reserve price.

W e all know the story: Africa is the last great frontier for growth. A number of the fastest-growing economies in the world are on our continent and investors are eyeing the opportunities.

According to the latest Africa attractiveness survey from EY, in 2014 Africas share of global foreign direct investment (FDI) reached an all-time high. In fact it attracted more FDI funding than any other region in the world apart from the China-dominated Asia-Pacific.

The survey highlighted Africas rapid urbanisation and its growing consumer class as the biggest drivers of growth and noted that these drivers were encouraging inflows into sectors such as real estate, hospitality, telecommunications, financial services and retail.

However, there is, almost inevitably, aflip side. One of the things that make Africa so attractive is its demographics: while many populations in the developed world are growing older and sometimes smaller, Africas population continues to get younger and bigger.

This is creating a demographic dividend, namely the economic sweet spot where a country has more people who are of working age than those who are old or young. It is at that point that economic growth is able to accelerate.

But there is a caveat: the people of working age have to actually be working. So what might be Africas most attractive attribute could also be its biggest problem.

No matter whose estimates you look at, Africas population will continue to soar. There were 1-billion Africans in 2010 and this figure will at least double by 2050. Three years ago the African Development Bank observed that 25% of African men and just 10% of African women managed to find formal employment before the age of 30.

And whats more, although the continent has shown significant improvements in school enrolment figures since 1999, 50% of the worlds children who are not enrolled at a school are in Africa.

Do not waste the demographic dividend

This can be presented to estate agents when looking to buy a house, which helps the agent to focus on homes that are in your price range.

Being prequalified before making an offer on a property puts you at an advantage as you know what you can afford right at the outset of the home buying process, whether you need to save up for a deposit, and how much you need to save. It also speeds up the actual bond application process as ooba already has all the necessary documentation at hand.

Prequalification costs you nothing, arms you with knowledge and just makes sense!

    While many populations in

the developed world are growing older and sometimes smaller, Africas population continues to get younger and bigger

    This is creating a demographic

dividend, namely the economic sweet spot where a country has more people who are of working age than those who are old or young. It is at that point that economic growth is able to accelerate

Purchasing and letting property continues to be a sound investment option provided

the rental demand is high and the rental covers the ownership costs. The key is finding the right area in which to buy an investment property. We can help

According to Unescos 2015 Education for All Global Monitoring Report, nearly 30-million African children of primary age did not attend school in 2012.

Of course, it is wrong to generalise about the continent, as these figures can differ quite substantially from one country to the next, but it is a simple truth that unless Africa can educate and employ the billions of children who will be born here in the coming few decades, the demographic dividend will be meaningless. And whats worse is that having a young, highly urbanised population that cannot find work is a recipe for social unrest.

Were already seeing the effects of this problem in South Africa. We cannot afford to ignore it.

I n his 2015/16 budget speech delivered in May this year, City of Johannesburg mayor Mpho Parks Tau announced that from 1July property rates in Joburg would increase by 6%, refuse collection by 8%, electricity by 12,19% and water and sewerage by 14%. He empathised with residents over the imminent increases, he said, but added that consumers should take steps to reduce their bills.

However, according to Cheryl Labuschagne, chairwoman: Parkhurst Village Residents and Business Owners Association, the problem isnt so much the rates increases

A bad combinationWORDS: CATHERINE BLACK IMAGES: SUPPLIED

themselves inflation is, after all, a part of life. Rather, she says, these increases dovetail with widespread resident dissatisfaction with service delivery in the city. While the city has some excellent people and fantastic policies, the implementation, delivery, monitoring and compliance of those services is pretty poor, she says.

Labuschagne also points to another problem: when money is spent, its not spent properly. I get really frustrated by the fact that the City will paint road markings but wont do them properly, in order save money, she says, and in the end it ends up costing more money when those markings have to be redone soon afterwards.

A huge amount of money is spent on fixing things in an emergency rather than on

maintaining existing facilities, Labuschagne says. She adds that there are serious problems when it comes to billing, collections and nonpayment: theres no enforcement of collecting the money, and billing can sometimes be hugely inaccurate.

For example, Parktown North resident Lisa Steny received a bill of R240,000 for one months electricity usage, which she knew couldnt be right. Eskom installed a new type of meter and there were obviously some drastic problems with it, Steny says.

It would seem that residents are resentful about the rates increases because there is no corresponding improvement in value. As Labuschagne puts it, If Im going to spend R10, Iwant to get at least R10 worth of value. Then the increases would be justified.

The City of Johannesburg announced rates increases from 1 July, but residents are increasingly dissatisfied with the services being provided by the city

T he Johannesburg rental market is a tale of two cities: in the east and the south it is dominated by low-to-medium-end pricing, while in the north it is the higher-end market that is most in demand.

According to Jason Shaw, manager: Pam Golding Properties Fourways and Midrand offices, some 90% of the properties being rented out in Dainfernare to companies, while in Fourways Gardens and Cedar Lakes this figure is about half the market. He adds that in the three estates at least 30% of the homes are bought for the letting market.

Some 3035% of all rentals in areas such as the Dainfern Golf and Residential Estate are made to corporate institutions and it is a very rewarding market for investors, Shaw says, noting that his office recently listed a fully furnished home in Dainfern Valley for R150,000/month and that another home in the same suburb was let for R85,000/month last year.

On the other side of town, in suburbs such as Kempton Park, Germiston, Bassonia, Alberton and Glenvista, demand is as high, albeit on the lower rungs. In these areas the biggest appetite from tenants is in the R5,000R8,000/month band for three-bedroom family homes, while two- to three-bedroom townhouses in the sectional

title market can be priced from R4,000R6,000/month. Says Simon Smith, principal: Harcourts Rentalsdotcom Full Circle, Because of the banks strict lending criteria with regard to home loans, many people are still unable to obtain finance to purchase a home, and this ensures that the demand for quality rental properties remains high.

The demand for rental properties probably still outstrips the supply in most areas; however, with developers coming back into the market, they are now starting to meet the demand.

Smith notes that over the past five years properties in these areas have yielded in the region of 7,59% a year. This is possibly thanks to the large shopping malls, such as East Rand Mall, Mall@Carnival, Golden Walk and The Glen, that are being either upgraded or extended to meet the demand from shoppers in these areas. The property types most in demand include those that offer good security in either a sectional title or cluster complex, or secure stand-alone homes in well-established suburbs, Smith says.

The more information you have, the better you will be placed to establish the correct value of the home you wish to buy or sell not least in the current declining South African economic climate. As a first step, make sure that you are au fait with the market circumstances, fundamentals and price trends that prevail in the suburb or area in which you wish to transact. There are many websites on which to trawl for comparative prices in areas of interest. Also useful would be the help and guidance of a professional, experienced agent who has on-the-ground knowledge of the area in question. He or she will provide invaluable advice and guidance both on price determination and offer acceptance. Right pricing is vital, particularly in tougher economic circumstances in which both buyer and seller competition may be more robust than in the past. A home will not be easily sold or sold at all, for that matter if the asking price is unrealistic. There is no question that the seller/agent relationship, the sales process, and the achievement of optimum price all come together most effectively when the home

is marketed under sole mandate. This is even more so in a cyclical market decline (which is now clearly beginning to unfold).Bear in mind that today's online-savvy buyers are generally better informed and do their homework more meticulously some even for as long as six months to a year before taking the plunge. Price guidance and advice from an experienced and responsible agent is therefore the key to a successful outcome. There is a critical time frame between week two and week 12 after a home is put on the market within which potential buyers should be aware of the property, what it offers, and at what price. It is vital that the property is priced right in that period. Beyond week 12 the buyer pool diminishes and so does the realistically achievable price, as interest begins to wane.
