EXXARO’S NEW R600 MILLION HEADQUARTERS UNDERWAYProperty group Growthpoint says it has broken ground on R600 million development in Centurion which will serve as mining group, Exxaro’s, new corporate headquarters.

The development is the second phase of Growthpoint’s redevelopment of the prime Lakeside office site on West Street, Centurion, directly opposite the Centurion Gautrain Station.

Exxaro’s new headquarters will consolidate its current offices in Pretoria and Johannesburg into a single workspace. The resources group will occupy all of the new building’s 18,500sqm of gross lettable area on a long lease.

The development broke ground in

February 2017 and construction will commence from September this year.

It is expected that construction will be complete for occupation in early 2019 when it will be able to accommodate up to 1,400 Exxaro staff members.

Designed by AMA Architects, the office building flows with a series of layered fluid curvaceous forms, in flushed glaze detail. Its triple-volume entrance and reception open onto an atrium that soars

upwards through at the core of five floors of workspace.The building is designed for a 4 Star Green Star SA certification from the Green Building Council of South Africa (GBCSA).

Green measures include zoned lighting, energy-efficient building services and systems, water-efficient fixtures, rainwater harvesting for use in toilets and landscape irrigation, water-wise landscaping, and low VOC interior finishes to ensure high level of indoor air quality.

MATOLA MALL

A NEW ADDITION TO MOZAMBIQUE’S SHOPPING EXPERIENCE

The New mall is on schedule for completion at the beginning of November 2017. This is the second retail project currently being constructed by SS Construções, with the other being the Marginal Mall, located 20km from the Matola Mall.

Matola is the second most populated city in Mozambique with an estimated residential figure of just under one-million. With its modern port, the area is also deemed to be the biggest industrial area of the country.

This newest addition to Mozambique’s bustling retail arena, the New Novare Matola Mall, has already expanded from the original planned size due to strong retailer demand, and will be anchored by a

Novare Matola, a modern retail development on the busy EN4 linking Maputo’s bustling Matola region with South Africa, developed by Novare Real Estate Africa, will have a first phase of 19,500m² of gross lettable area. Anchored by a 6,000m² Premier Superspar, the mall will house a first class mix of regional and international retailers catering to the needs of Mozambique’s ever growing economy.

6 500m2 large Premier SuperSpar.“The flow of information and resolving of queries has presented some challenges, as the consultants are all based in Cape Town,” says senior contracts manager Tim Stow. “However, we have with determination and the use of technology been able mitigate any delays.”

The earthworks portion of the project, consisting of a 25 000m2 mall terrace and 50 000m2 of roads and parking, began on 1 April 2016 and was completed on 1 July 2016. The main contract for the completion of the retail mall and parking then commenced on 5 July 2016 and is scheduled for completion on 5 November 2017.

IES, PROUD HVAC CONTRACTOR FOR THE MATOLA MALL PROJECT

The company was proudly awarded the HVAC portion of the Matola Mall project in mid-2016 and completed the installation within the projected timeline, successfully handing the building over to the client in September 2017.

As specialists in Chilled Water Air Conditioning Plants, Direct Expansion (DX) Air Conditioning Plants, Variable Refrigerant Flow (VRV/VRF) Air Conditioning Plants and Ventilation Systems, IES’s expertise in HVAC and extensive experience enabled it to provide a turnkey solution for the mall.

The solution comprised a Direct Expansion Air Conditioning Plant, with 89 Daikin inverter R410a units installed for minor tenants and line shops, and 13 Dunham-

Bush packaged air-cooled units conditioning the air for the major tenants including Spur and Funworld. Restroom extract systems were also installed into all major line shops and general mall areas.

Some of IES’s other international projects include the Torres Rani towers and The Bank of Mozambique, both in Mozambique and the Levy Business Park in Lusaka, Zambia.

“Uniserv started working on the HVAC Groblersdal Centre towards the end of 2016. Working closely with the main contractor and mechanical engineer we have completed the air-conditioning to most of the line shops such as CNA, Wimpy, Edgars, Pick Pay Clothing, Mr Price, Jet, Truworths, Clicks, Milady’s and Foschini. This included ducted split systems, splits, package units, toilet extraction, compressed air lines and fresh air ventilation.

The challenges of an out of town project of the scope of Groblersdal mall requires a huge team effort. From our office bound team in Johannesburg, to our foreman on site and our dedicated workers. The complete commitment from our teams and the many weeks away from home have not gone unnoticed and certainly been the foundation of our progress on this project. Bulk earthworks for the project started in August 2017, with construction commencing on Deloitte’s new Gauteng office in the final quarter of this year. The development will be complete in the first quarter of 2020. Deloitte will begin operating from its new South African base from April 2020.

The project was divided into a number of different construction contracts in order to fast track the work. These included;Advanced infrastructureExploratory tunnelQuarry developmentBedford Dam and Bramhoek DamMain Underground Works

One of the many challenges encountered was managing a number of different civil contracts for the project. All these contracts were won by different contractors.

It was important to get access to the site early, therefore an advanced infrastructure contract was let to get road access to the site. It was also important to obtain geological information for the design of the power house caverns early on in the design. Therefore the Exploratory tunnel was done in advance of the main contract.

It is important to note that the Power House Cavern for the Ingula Pumped Storage Scheme is the largest Mudock Power House Cavern in the world and it was therefore critical to get the relevant design parameters to complete the design before going to tender on the main underground works.

BRAAMHOEK CONSULTANTS JV

Braamhoek Consultants Joint Venture (BC JV) was awarded the tender for the Design and the Detailed Design, and then construction Supervision.

Bramhoek Dam is in a relatively small catchment and it may have taken up to four years for the reservoir to fill, if a drought cycle were to occur at the start of impoundment. This put the dam on the critical path of the project. The dam contracts were therefore let early in order to provide sufficient filling time. The main quarry for concrete aggregate is located inside the Bramhoek Dam basin.

This is good from an environmental perspective, however it placed additional constraints on the project programme. The quarry contract needed to proceed the Bramhoek Dam contract. The filling of Bramhoek Dam also put programme constraints onto the Main Underground Works contract, where the Outlet Structure for the water ways needed to be completed and sealed before Bramhoek Dam could be filled.

All these different contracts which overlapped and impacted on each other needed to be careful managed in order to deliver the project within a tight overall project programme.Ingula Pumped Storage Scheme has an installed power generation capacity of 1332MW.

The Pumped Storage Scheme consists of an upper and a lower dam; both of approximately 22 million cubic metres water capacity. The dams are connected by underground waterways, through an underground powerhouse which house, 4 x 333MW pump turbines. During times of peak energy consumption, water will be released from the upper dam through the pump turbines to the lower dam to generate electricity. During times of low energy demand the pump turbines are used to pump the water from the lower dam back up to the upper dam.So far the Bedford dam which is the upper reservoir has won two awards:

CESA AON Engineering Excellence Awards 2011 – projects with a value greater than R250 million. The Braamhoek Consultants Joint Venture (BCVJ) which comprising of GIBB, SSI and the Knight Piesold, won the Bedford Dam as part of the Ingula Pumped Storage Scheme in Kwazulu Natal.

SAICE Award 2012 – (Braamhoek Consultants Joint Venture) best project in the Water Engineering Division Category for the Bedford dam.

Leading architecture, interior design, and space-planning practice Paragon of Sandton, Johannesburg is putting its distinct stamp on one of the last open stands in the premier Ridgeside Precinct business park near Umhlanga in KwaZulu-Natal.

The site has been developed as the head office of Shree Property Holdings (Shreeprop), as well as KPMG and an additional two tenants, which are yet to be finalised. Known as Pran Boulevard, the project has been designed to add a distinctive aesthetic to Ridgeside Precinct, Paragon Project Architect Jurie Geldenhuys comments.

“Shreeprop contacted us to bring our distinctive vision to bear on its KwaZulu-Natal head-office project after being duly impressed by our work on iconic projects in Johannesburg such as the Norton Rose Fulbright Towers at 15 Alice Lane,” Geldenhuys elaborates.

PARAGON PUTS IT’S STAMP ON KWAZULU-NATAL HEAD-OFFICE PROJECT

Renowned for its work on numerous distinctive projects in Sandton, Paragon saw the Pran Boulevard project as an opportunity to make its presence known outside of Gauteng.

The project comprises construction of two separate office buildings of three levels each above ground floor, linked together on each level by bridges. There are three basement parking levels providing about 300 parking bays, as well as a ground-floor podium level with walkways, landscaping, and water features. The total building area, including basement parking, is about 18 600 m2.

Paragon is the lead architect on the R220 million project, with Zadar Studios assisting with local requirements in terms of planning submissions and building requirements for the eThekiwini Municipality. The professional team included Brian Heineberg & Associates (quantity surveyor), Orion (project manager), L&S Consulting (structural engineer), Trencon (main contractor), and

AECOM (green consultant).

“An interesting aspect of this project was that, because it consists of two interlinked buildings, it can either be multi-tenanted or occupied by a single main tenant, which maximises the lettable area of the floorplates,” Geldenhuys points out.

A major challenge was posed by the steep site itself, which slopes from Umhlanga Rocks Drive down to Nokwe Avenue. This means that the building is approached on two different levels, from both the northern and southern sides.

Therefore the landscaping is technically on street level. The steepness of the site does guarantee panoramic views, even down to the sea itself. The building itself has slabs or overhangs that cantilever more than 3.5 m in some cases. In most instances, the high-performance glazed façade angles upwards, with curved glazing on the corners, a particular challenge in terms of detailing.

areas due to the cladded façade with full-length strip glazing angling upwards, and therefore alternative systems had to be investigated. It is speculated that aluminium composite, on top of an External Thermal Insulation Composite (ETIC) system, will be used for the external façade, but this aspect is still out on tender, and yet to be finalised.

According to Paragon Architectural Technologists Dipesh Dhaya and Justin Brien, some of the main architectural features of the project are the cantilevered corners, the fantastic panoramic view, the landscaped area with water features, an interactive floor area between the two buildings, and expansive timber decks under three of the cantilevered areas. The project is aiming for a 4-Star Green

Star Office Design v1.1 certification from the Green Building Council of South Africa, with the two-building structure in particular allowing for daylighting to be maximised.

Paragon’s total solutions approach was showcased by the fact that it provided an interior design service for two floors of Building 2, namely the Shreeprop head office. The ground floor includes a meeting suite and restaurant, while the third floor boasts an executive suite and open-plan office area. “The brief was for an elegant, contemporary office space speaking to the Shreeprop brand, which is corporate, but with an edge,” Kirstin Cavanagh and Meera Lalloo from Paragon stress.

The project is also testament to Paragon’s extensive use of Revit

Architecture’s parametric modelling software to optimise the design and minimise any snagging. The generation of a fully-rendered three-dimensional model allows the entire professional team to make informed decisions prior to construction commencing, while also allowing for value engineering to optimise cost-savings.

Paragon began its scope of work in March 2016, with the project breaking ground in November 2016 with the piling and lateral walling. Current progress includes casting of the first-floor levels, with full completion anticipated by May 2018. The focus on KwaZulu-Natal is part of a larger expansion drive. “KwaZulu-Natal is the third most lucrative property market in the country, so we are keen to grow our position here,” Paragon Founding

KARIBA SOUTH EXTENSION PROJECT

REACHES 85% COMPLETION MILESTONE

The Kariba South Extension Project on the Zambezi River is 85% complete, and is on track for completion in March 2018, reports Hatch, the Owner’s Engineer on the massive project.

This flagship infrastructure project was initiated by the Zimbabwe Power Company (ZPC) due to an acute power shortfall in the country. With available capacity of only 1 500 MW, versus a present peak power demand of 2 200 MW, it was decided to add two 150 MW units at Kariba South Power Station and two 300 MW units at Hwange Power Station, requiring significant upgrades to the existing transmission network to facilitate the evacuation of the additional power.

While Hatch is Owner’s Engineer for both projects, these are totally independent of each other, despite running in parallel. “The two projects are hundreds of kilometres apart, one is hydro and the other is thermal, and both have different project teams,” notes Marie-Hélène Briand, Hatch’s Global Director for Water Power.

Hatch began working on the Kariba South Extension Project in 2011, with a comprehensive review of all documentation and study material to date. “We began by reviewing all of the work carried out in the 1980s and the 2000s to see if it was still relevant, and also against the backdrop of what had changed in the industry technology-wise, as well as in terms of hydrology and general engineering practice,” Briand adds.

The Kariba South Extension Project is divided into four distinct phases. Phase 1 was project inception and review, followed by procurement in Phase 2. In order to produce a tender document, an Expression of Interest was sent out into the market. Hatch then narrowed the potential candidates down to five.“The final contractor then came on board, in this case SinoHydro. Financial close was achieved, which triggered Phase 3, the

actual construction,” Geoffrey Lee, Project Manager for the Kariba South Expansion Project, explains. Overall progress on the project was 85% as at the end of May 2017.Phase 4 involves commissioning and handover, to be followed by a two-year warranty period. “Hatch will assist where and when needed, depending on how smoothly the plant is running at that time,” Lee points out. At present, Hatch is responsible for design reviews of the equipment and solutions proposed by the EPC (Engineering, Procurement and Construction) contractor.

“On the engineering side, we review all of the designs to ensure these are in line with the tender documents and the specifications put forward in the contract. This function largely takes place off-site. In addition, we have different engineers, such as electrical and mechanical, on-site to verify that everything is being built according to plan. Hatch specialists will also be on-site for two to three months during the actual commissioning and handover of the project,” Lee explains.

“With all of the power produced by both Kariba South and Hwange expected to be taken up immediately,” Briand says, “tremendous attention is being focused on the projects, especially as this represents the largest infrastructure that Zimbabwe has undertaken since achieving independence in 1980.”

“These projects are very important to the future of Zimbabwe, representing a scale of infrastructure development not tackled previously. This poses a particular challenge to us as Owner’s Engineer. We have an additional challenge in dealing

with a Chinese EPC contractor, and getting to understand how it operates and prefers to do things,” Lee highlights.

Hatch’s success with Kariba South, in particular, is the latest feather in its cap in an 85-year history of hydro power projects. “We have mainly been involved in hydro projects in North America, but also in Central and South America and in countries such as Lesotho, Nepal, Tanzania, and Uganda,” Briand highlights.

“Not only do we have a long track record of projects, but our engineers have significant experience in this industry. Our extensive local knowledge of Africa, in addition to the systems and technologies we have developed through our expertise, gives us a distinct competitive edge in the marketplace,” Briand reiterates.Hatch also has a strong presence in China, and is able to carry out in-factory quality inspections of all equipment manufactured there. The bulk of the equipment for Kariba South is coming from China, including the turbo-generators and balance of plant.

Lee reports that the project is on schedule at the moment. “It is a tight schedule, without any room for project slippage. There were some delays, but the recovery plan introduced was so successful that we were able to bring the critical path back to where it was originally.”

Describing Kariba South as a ‘once-in-a-lifetime’ project, the Hatch Project Manager concludes that it is rare to be associated with a development of this magnitude from inception to commissioning and handover. “It has been a huge privilege for Hatch, as the Owner’s Engineer, to be associated with it.”

2 x 160kVA and 2 x 100kVA standalone UPS’s and 12 x 10kVA UPS’s were supplied for 1 Mutual Place top structure. 1 x 20 000ltr bulk diesel tank for the super basement and 1 x 20 000ltr bulk diesel tank for 1 Mutual place top structure was installed providing security and reliability of fuel supply. Diesel Electric Services interfaced with Malaysian Switchgear Distributors who supplied , installed and commissioned the associated medium voltage switchgear for this site. The Legrande 11kV to 400V step down transformers were also supplied and installed by Diesel Electric Services.

Developers estimate an additional 8 000 jobs to be created which range between tenants and service providers.

“Job creation means a lot to this mall”, said executive director at

Zenprop Holdings, Adam Blow.

Another breakthrough for the West Coast region is that it is fast becoming an economic hub. This means that there is less red tape involved and business-to-business relations are able to occur freely.

Notably, the mall does not only cater for individuals, it is also conscious of the environment.

With its eco-friendly initiatives such as utilising mainly LED lighting throughout the mall in a pledge to save on electricity.

The mall also boasts two water harvesting attenuation ponds where rainfall from the roof will be harvested and used for ablutions and irrigation.

Despite the mall positioning itself as an eco-friendly development, it does not fall short on modernity, attributing the architecture of the mall to the world’s most elegant yachts. The mall flaunts a sophisticated design, inspired by curved, flowing lines of the world’s most elegant yachts.

The effect of this is a panoramic view of space, natural light and a sense of movement in the building. To ensure that shoppers still get a sense of the digital realm, the mall displays three video walls surrounding the lifts which can be used for thematic and seasonal marketing displays.

Customers can also access free Wifi in the mall which ensures that they stay connected whilst ambling

along. Table Bay Mall also offers their customers some of the major retailers.

“We’ve got the Foschini group with 16 brands and the 13th H & M that’s opened in South Africa, a 7 000m square Woolworths store and 4 000 m square Checkers store, Pick n Pay, DisChem, basically every national retailer”, said Blow.

Blow added that the mall is “always” open to local retailers too, although they are sometimes difficult to find. “We always do what we can to bring the local flavour to the mall, because ultimately, the mall isn’t our mall. The mall responds to the people that come and shop here”. The operation cost of the mall is estimated to be R20 million a year.

Blow added that what sets this mall apart from others, besides the V&A Waterfront is that it offers a modern, open mall.

“In cold weather when its wet and rainy, you can drive right up underneath the shopping centre and just pop right up. You don’t have to walk from a car park into a shopping centre”.

NEW ICONIC UMHLANGA ARCH

MIXED – USE DEVELOPMENT

One of the most prominent projects underway in Umhlanga, is the Umhlanga Arch on the North Coast. The development is prominently positioned on the slopes of Umhlanga’s Ridgeside and have admirable sea views. The development will encompass 45,000 m2 of residential and commercial facilities including a hotel, retail centre, offices and 163 apartments.

This R1.3 billion development is one of the largest mixed-use developments in the province and will undoubtedly bolster tourism, stimulate investment into the region, further elevate Umhlanga and greater Durban to a world-class standing, and facilitate significant job creation.

The sentiments expressed by CBRE, the leading global real estate services provider, commented that “Umhlanga is one of the top 20 real estate regeneration projects in the world”.The development is due for completion in early 2020, where “the project will service well-heeled young professionals in a vibrant, mixed-use district with round-the-clock activities based on sustainable development strategies” states John van Wyk, partner of COA.

The Arch was specifically envisioned as a true mixed-use development as opposed to a more traditional approach of residential

scheme.The vision includes a new lively environment that is planned to be green, walkable and cycle-friendly. Van Wyk continues “The goal was to create something human, vibrant and very strong in character. A development which lends itself to place-making, the real art of creating a sense of community, where businesses and residents are fully integrated to support each other to exist in a perfect symbiosis.”

The developments and use of digital tools in the construction phase has helped the project on efficiency and productivity. These tools were initially designed for optimizing the design and construction but now offers a fully integrated tool which is used to assist keeping projects sustainable and create a better economical overview.

Building Information Modelling (BIM) is fully utilized in Graphisoft’s product ArchiCad which is used for this project and Virtual Design

and Construction (VDC). This has made it possible to simulate the exact and detailed construction process day by day throughout the entire process. It is hereby possible to identify all potential routes for optimization in order to save time and building materials and predict possible collision conflicts.

Umhlanga Arch will support the strategy of creating determined and well thought out investment in infrastructure and will contribute to making Durban into a benchmark and a model to look up to for cities in the African region and beyond.

Excellerate Real Estate Services t/a JHI portfolio manager for Gateway, Akash Maharaj, said the development, would add an estimated 20 000sqm to the gross leasable area (GLA) and take 20 months to complete.

He said some phases of the project were expected to be completed this year and others next year, but he declined to put a figure to the investment at this stage. “ The project has been in the pipeline for a number of years, with the right determining factors coming together late last year, allowing the project to start in the first quarter of 2017,” he said.

“This project isn’t a specific extension to one era, but rather a number of nodes around the mall. This is a combination of current stores expanding and about 30-plus additional stores. Two additional parking decks will be added to keep up with demand and ease traffic and pedestrian flow. The taxi rank will be expanded, Maharaj said.

The expansion will take Gateway,

which has 400 stores and 166 363sqm of GL, back to its former glory of being the largest mall on the continent after it was usurped by Menlyn Park Mall in Tshwane, which expanded following a R2bn revamp last November.“The project is in response to on-going demand from both local and international retailers wanting to either expand or open premises at Gateway.

“The development will ensure customer needs are fulfilled and will ensure the centre, lives up to its vision and mission,” Maharaj said.There has been positive commitment from a variety of international, national and local retailers. We are currently finalising tenant mix in the remaining space available,” he said. The development will include a relocated state-of-the-art food court, the introduction of new flagship international retailers yet to be revealed and the addition of national brands not previously represented at the mall.

GATEWAY EXTENSION – PILINGPiling to this contract was undertaken by Megapile and required specialized equipment due to extremely restricted access. This included working in existing lift shafts and limited headroom as low as 3.0m in certain zones, as well as underpinning of existing columns to add additional capacity. Piling was undertaken in fi ve different zones and ranged from 300mm to 600mm diameter.

The installation required extensive use of CFA micro rigs and equipment had to be moved between zones as they became available for piling, requiring a lot of coordination, late nights and double shifts to successfully meet the required program deadlines.

An estimated 7 500 people work at Gateway which receives more than 27 million visitors a year with 2.2 million visits over Easter holidays and an estimated 3.2 million in December.

Maharaj said it was not possible at this stage to estimate how many jobs would be created during construction and through the expansion.

He said the company’s vision for the mall over the next three to five years was to remain one of the greatest shopping and entertainment complexes in the southern hemisphere and to bolster economic development for the uMhlanga Ridge precinct.

On whether this would be the final major revamp, Maharaj said: “Should the demand and various economic factors warrant the need to extend or upgrade, it will be considered”
