This lovely Georgian town of Lymington

has the great advantage of being

bordered on one side by The Solent with

some of the finest sailing in the country

on the doorstep, and by the New Forest

on the other with 96,000 acres of stunning scenery to enjoy walking,

riding, picnicking or simply for the enjoyment of the wonderful

atmosphere it creates.

Lymington is situated right on the southern edge of the New Forest

between Southampton and Bournemouth with Salisbury to the

north. All cities are within easy driving distance where concerts,

theatres and cultural entertainment are readily available.

EXTERIOR

Construction Materials - The properties are built of traditional cavity construction

with insulating blocks and 50mm partial fill cavity wall insulation. Each are finished

with traditional stock facing bricks - Autumn Glow Multi’s by Hanson Building

Products. There are also cill and head details on the properties. These are finished

in a contrasting brick and Ibstock Parham Red Facing. The roofs are covered with

Eternit Century machine made clay tiles.

Windows - All windows are white PVCU double glazed units.

Fascias on all properties are Swish PVCU in White, this will

cut down the maintenance factor on all properties.

Front Door - The front entrance doors are an IG Secured by

Design Cottage styled door or panelled door in a painted finish.

External lighting - External lighting is provided at the front

and rear of each property.

Gardens - All rear gardens will be provided with patios and turf.

INTERIOR

Internal doors - The internal doors are Vicaima Dekordor Oak

doors with inlaid detail, with the door furniture in Carlisle

Polished Chrome.

Staircase - Each property has a delightful white painted staircase including

stop chamfered balusters and newels with a hardwood oak handrail.

Luxury Wardrobes - Bedrooms 1 will have wardrobes with fitted shelving

and hanging rail space.

Bathrooms & Cloakrooms - The bathrooms and Cloakrooms are

specialist fitted with Sottini sanitary ware and accessories with

fitted mirrors and lighting above. The shower baths are fitted

with screens and Grohe thermostatic controls. The cloakroom

has a Utility Cupboard with all the services to hand to allow

easy conversion to a wet level access shower room.

Kitchens - These are equipped with fully fitted units by Symphony and

Bushboard Prima worktops with up stands. Each kitchen is equipped with a

stainless steel double oven, gas hob with an extractor by Neff with an integrated

refrigerator/freezer and dishwasher by Indesit.

Telephone and T.V. - Points are provided and each property is wired for easy

installation of Sky Television.

Ceilings - Plastered ceilings are provided in each property.

Central Heating - A central heating system is installed in each property with hot

water radiators and thermostatic radiator valves. A condensing gas fired wall

mounted boiler is fitted to each house. There are heated ladder towel rails

fitted to all bathrooms and en-suites.

Security System - Each property is wired for easy installation of security systems.
