A Note from the ManagerHello Residents!

I just wanted to send both a little personal and policy update regarding Coquina Crossing! First, new part-time hire, Heather Green (you might know her Dad, Marshall! ;), is out and about conducting yearly 360 inspections. According to the Prospectus, residents are required to follow many rules in the rental and care of their lot. 360 inspections are essentially a “report card” of where your house and lot fall during its evaluation. We absolutely realize our report is simply a snapshot in time during a time when residents routinely work on their homes for the season! While we were out starting inspections, there were many residents out working on their homes and the very items we evaluate during the inspection. If you receive an inspection with something listed on it that you have already taken care of, please don’t get offended but instead, just call the office and give us an update! ☺ For those residents who don’t comply, we will re-inspect and take further action, as substandard aesthetics is not fair to your office staff, maintenance staff, and neighbors who work hard on the daily to beautify Coquina. We hope you appreciate our effort to maintain the integrity of the community by enforcing its policies, and we certainly appreciate yours in keeping it such a lovely place! Just a reminder on parking rules…according to the rules and regulations of the community, no vehicles labeled for business use are permitted to be parked in the driveway. Additionally, per Rules and Regulations, Exhibit C, “no travel trailer, motor homes, commercial vehicles, boats, boat trailers, and utility trailers are allowed to be parked on the streets, driveways, in the carports or garages, or anywhere within Coquina Crossing…except the travel trailers or motor homes may be parked while loading or unloading only for a maximum of two (2) nights…” Again, this means, you cannot have a boat, trailer, or commercial vehicle parked in the driveway! It doesn’t matter if it’s your only vehicle; if it’s a commercial vehicle, it cannot be parked in the driveway. Also, on-street parking is ONLY permitted with the exception of temporary parking for guests for a short-term social gathering. NO ON STREET PARKING IS PERMITTED OVERNIGHT for any type of boat, trailer, or vehicle, commercial or otherwise. We have added a second Sande to our sales staff! Sande G. (brunette) will now be working with Sandy R. (blonde), as Sales are moving at Coquina! Additionally, we are awaiting the arrival of 6 new homes! There is an OPEN HOUSE scheduled for May 13, 2017, from 10:00 A.M. to 3:00 P.M. Please stop in to grab a bite to eat and to meet the Dazzling Duo! Houses will be open to tour. Remember, if you refer a friend and they buy a NEW home, in addition to having your friend as your neighbor, you will also receive a $2500 BONUS!!!

Susan Cuccia and Lester McCullough have joined the guard brigade! Say hello to them in passing!

Just an FYI, rent increase letters will go out in May!

We are accepting applications and interviewing for the Activities Coordinator position, as we try to find the special candidate for the job!

That’s it in a...Coquina Shell! Have a great May! -Bekki!-
