new Green Jobs/ Green new York LawLast month’s passage of the Green Jobs/Green New York Act should go a long way to help reduce the state’s energy consumption, save consumers money, and create jobs throughout the green industries.

The law establishes a program that will create green jobs and stimulate investment in weatherization and energy efficiency improvements for residential and commercial buildings. By creating a statewide revolving loan fund that pays homeowners for energy-saving upgrades and repairs such as installing insulation, air sealing, and replacing an old boiler, the program takes away the consumer’s biggest excuse: not having the cash on hand to do the work. It also makes the green initiatives more widely accessible to both residential and small business owners. Once the work is done, savings are realized immediately in lower energy bills. Part of the energy savings goes to pay the fund back and help finance repairs for the next home or business. All of this happens without increasing the state’s budget deficit.

Gov. David Paterson has set a goal to meet 45 percent of the state’s electricity needs through energy efficiency and renewables by 2015 and says this new legislation is an important tool to achieve those energy and economic goals.

Assemblyman Kevin Cahill, who chairs the Assembly Energy Committee, says the law will create, among other things, some 14,000 jobs—from entry level workers who will be trained to retrofit heating systems, install insulation, and perform other jobs, to skilled craftspeople who can expect further training in green technologies and methods. He says funding will be available to other green technology professionals as well.

It’s refreshing to see these initiatives coming from Albany. Now it’s time to prepare the workforce to properly handle the demand—so we can all reap the rewards.

saving energy starts at home As I’m writing this, it is the middle of October and we’ve already gotten our first bit of snow during an unseasonal cold snap. In my lifetime I can’t remember a flurry before November. However, it’s a great reminder for us to get our winter priorities in order. Whether it’s sealing drafts around windows and exterior doors, having boilers examined, or even putting in new insulation, it’s now time to make sure our homes are applying the simple principles of energy efficiency.

A recent study by the consulting firm McKinsey & Company showed that a collective $520 billion investment in energy efficiency can result in savings of up to $1.2 trillion by 2020. While this sounds like it would involve enormous investments in complex systems, it wouldn’t. These savings come from simple actions such as replacing energy-draining household appliances with newer energy-saving models, sealing leaky building ducts, and other mundane initiatives that anyone can do. According to the study, these changes would decrease our country’s energy consumption by 23 percent over the next 11 years—that’s equal to the entire non-transportation energy consumption of Canada. The numbers are staggering, representing an estimated reduction of “end use energy consumption in 2020 of 9.1 trillion BTUs...potentially abating up to 1.1 gigatons [of ] greenhouse gases annually,” according to the report.

While $520 billion may seem overwhelming at first, to make this change on such a large scale is rather simple. We all need to get on board—and that begins with our own homes. According to the study, of the 100 million building structures in this country, 35 percent are single-family homes.

So while an early snowfall is quite surprising and beautiful, it’s also a great reminder of what we need to do to jump-start our move into the green era.

A new green condo development that promises luxury living is on the rise in an up-and-coming

neighborhood. Upon its completion early next

year, the 12-story building at 303 E. 33rd will be the first LEED certified building in New York for Toll Brothers Inc. and its partner The Kibel Companies, which owns the corner property and neighboring buildings.

The site, on the north side of 33rd Street between First and Second avenues, formerly housed a Catholic church, school, and rectory, and is the future site of a stop on the developing Second Avenue subway line. Having purchased it a decade ago, Kibel redeveloped the property with a long-term vision of creating beautiful housing options for young professionals, families, and empty nesters, according to Peter Levenson, RA, principal of Kibel.

Murray Hill, which stretches from 29th Street to 42nd Street and Fifth Avenue to Second Avenue, boasts a variety of stores, boutiques, and restaurants, plus movie theatres and coffee shops, but hasn’t seen much development until recently.

“This is the first green building to be developed in this increasingly vibrant residential enclave,” Levenson says.

Kibel, which owns a 36-story rental building next door, has seen the neighborhood shift from mostly senior citizens to a mix of families and a younger crowd.

“We’ve seen it in our rental,” says Levenson, who represents the third generation of the family-owned and managed real estate firm. “We have 360 apartments here and the demographics of this building have changed quite dramatically in the last 10 years. These are many college graduates, young professionals, people who want to invest in the future.”

Levenson said going green was part of its own investment in the future. “We made a commitment to develop

the building in a more environmentally friendly way and LEED certification is the most recognized guideline. Since that time, the market and everyone else has become more centered on building green and we’re glad we chose to go that direction,” he says.

All of 303 E. 33rd’s layouts, materials, and mechanical systems were designed to maximize efficiency and ensure well-being and sustainability, he says. The green attributes include high-efficiency boilers, a water-source heat pump, high-performance window walls, superior insulation, and a 5,000-square-foot landscaped roof terrace, among others.

Each unit has bamboo flooring and many have outdoor terraces and balconies. Kitchens are equipped with water-reducing fixtures, Energy Star appliances, and glass and bamboo cabinetry.

Residents will enjoy a wide variety of amenities, including on-site valet parking and a full-service concierge. The roof terrace will have a recessed reflecting pool, a bocce court, and outdoor grilling and dining area. The building will also have a media lounge, a children’s playroom, and a fully-equipped fitness center.

Designed by Perkins-Eastman, the 12-story, 128-unit building is set back from 33rd and is free-standing, which is unusual in corner properties and allows for windows on all sides. “It’s pretty incredible how open it is for a building of its size, because it has such a large footprint,” Levenson says. “There’s lots of light and air.”

There are one-, two-, and three-bedroom homes in 60 different layouts, including a few two bedroom, two bathroom duplexes with home offices, walk-out terraces and 17-foot living room ceilings. For the most discerning, there’s the three-bedroom, four-bathroom triplex penthouse with a total of 1,700 square feet of outdoor space including a private terrace off of the master suite, which is going for roughly $4.5 million.

about 30 percent of the units are in contract, says Richard Cantor, principal of Cantor Pecorella, the exclusive sales and marketing agent.

“The market obviously has changed and so we have to be much more aggressive and vigilant. Buyers now are much more involved in seeing and wanting to see the finishes within the building, not just in the sales office. So we are following up every buyer who comes in and staying close to them,” he says. Three model homes are being completed now.

“People are very interested in this building because it’s a green building and because it represents really a good opportunity in a neighborhood that’s burgeoning and changing in character,” Cantor says.

But in today’s market, buyers almost expect green, he relates.

“While buyers are very in tune with the need for ecologically sound buildings, green buildings, they are not willing yet to pay excessively for that privilege,” Cantor says. “So the combination of the hidden costs…in the infrastructure and the demolition and all of the recycling, plus the requirements for specific materials, some of which are more costly as interior finishes, and limiting because you don’t have as wide a range—buyers appreciate that, but they’re not necessarily willing to return the dollars.”

Recognizing that the timing isn’t ideal for marketing such luxury building, the developers are focused on the long term and on their ideological commitment to the future, to a new, ecofriendly way of building.

“This is a commitment that we made and we don’t regret the commitment,” Levenson says. n

f loral decorating can be an expensive and wasteful process—finding the right flowers, buying containers, not to mention putting

it all together. And after the celebrating is done, there’s the challenge of figuring out what to do with all the waste. Bess Wyrick, owner of New York City-based Celadon & Celery, offers some helpful advice related to this challenging medium.

Celadon & Celery uses flowers from local farmers and markets. While it may be tempting to stick with organic flowers, this isn’t always the best approach. “It’s hard for me to justify buying roses from

Holland even though they’re organic,” says Wyrick. “They have to be shipped here.”

When choosing containers, it’s important to consider the footprint of the materials. Celadon

& Celery uses containers from parties that would otherwise be thrown away. Some of the containers they use even come from dumpsters!

As far as which flowers to choose, Wyrick recommends going with what’s in season. “We’re in October, so we’re getting to a lot of the heartier, leafy plants, which I love using,” she says. Among the seasonal plants she recommends are dahlias, sunflowers, and ilex berries.

Wyrick says that most of her designs are derived from the tendencies she sees in nature—“Like the way a tree grows, or the way bushes grow, or the way moss hangs off of a tree,” she says. Many of her designs involve plants spilling out of vases onto tables, or entire table landscapes. Accordingly, try experimenting with natural shapes, rather than emulating a typical grocery store bouquet.

Finally, when it’s time for a change in décor, disposing of the decorations is easy. A s green building and retrofitting become more prevalent and consumers become more eco-savvy, a new generation of real estate professionals is growing: green brokers.

Green brokers add a new dimension to the search for and sale of homes and property. With extensive training and specialized knowledge, they can educate clients in various facets of sustainable building practices and guide them in their choices.

Two thirds of consumers surveyed in McGraw-Hill’s SmartMarket Report 2007, Green Homeowner Issue say they are paying attention to green homes and buildings; they recognize the link between green properties, cost savings, and healthy living.

While some clients like the idea of going green, they don’t quite know what that means or how to do it, relates Troy Hodas, a green broker who is also an energy auditor and general contractor in Goshen. Green brokers aim to be “the source of the source,” Hodas says. While he has experience building Energy Star homes and facilitating eco-friendly construction, a qualified green broker does not have to wear all those hats.

They do, however, have to know the ins and outs of sustainable design, indoor air quality, energy efficiency, demand reduction, renewable energy, and other pertinent issues. They’re also familiar with local suppliers and can make recommendations.

“Real estate professionals who can facilitate knowledge and information in regards to green real estate, green building, green renovations issues, can point people in the right direction,” explains New York House’s own green advocate, Paul McGinniss. McGinniss says that in real estate transactions there

is usually at least one broker involved. Traditionally, a broker’s responsibility is to negotiate with the buyers and sellers, arrange all the correct inspections, facilitate the flow of information, and, as McGinniss emphasizes, assist in retrofitting a property. “In MTV terms, it’s like green ‘Pimp my Ride,’” he explains.

The emerging green broker field has certain designations that are fairly new but highly reputable. While credible brokers must be licensed by the state they practice in, many qualified green brokers may have also completed one or more of the top continuing-education courses offered in the U.S.

EcoBroker is a nationwide, third-party designation originated in 2002 in Evergreen, CO by Dr. John Beldock, an educator and energy and environmental consultant who also serves as executive director of the Association of Energy and Environmental Real Estate Professionals (AEEREP). According to ecobroker.com, the training to become an EcoBroker Certified Professional includes three six-hour online courses and the completion of assignments and exams. Course material can include energy-efficient windows, space heating and cooling, appliances, technology, and green building.

“[It] is a well rounded education,” says Scott Wohl, director of public affairs for the Orange County Association of Realtors (OCAR) where EcoBroker courses are offered. Wohl, who is also responsible for the OCAR Green Task Force, says that EcoBrokers aim to be a “conduit of information.”

According to the EcoBroker website, the broker requirements also include a $395 membership fee and a $129 annual fee that supports this green real estate training and communications program. McGinniss was the first Hudson Valley broker to complete the

course, he says; he is now, however, in the company of Hodas, Wohl, and more than 100 other EcoBrokers in New York State.

Another certification for real estate professionals is the National Association of Realtors Green Designation, created in 2008 in response to huge interest in environmental practices. The Green Designation is for residential, commercial, and property management professionals who seek a broad knowledge about how to live and work in an environmentally friendly way and want to keep up-to-date on changes in green real estate issues and trends.

To earn NAR’s Green Designation, brokers take an intense, two-day core course, plus continuing professional education courses. They must also pass exams and retain professional membership in NAR. There is an annual fee of $99 to maintain the Green Designation after all coursework has been completed.

The Ulster County Board of Realtors had 60 of its member agents complete NAR’s two-day course and 90 members take the green residential elective in October, according to staffer Allison Organtini.

“They’re craving more education. There’s a tremendous interest in green. This class sold out in the first week and had a wait list a mile long,” she says. Two years ago, the board offered EcoBroker courses, but changed to NAR’s Green Designation this year and offered them free as part of the annual $425 membership dues. Agents would otherwise pay $345 for the two-day, and $200 for the single-day course, Organtini says.

Still, with all the interest, there are not enough brokers who have these types of qualifications right now, says Denise Katzman, one of McGinniss’ clients.

One advantage, according to NAR’s website, greenresourcecouncil.org, is that “homebuyers who ranked energy efficiency as ‘very important’ purchased homes that had a median price $12,400 higher than those who ranked it ‘somewhat’ or ‘not important.’”

Indeed, buyers will pay more for a green home if their projected heating, cooling and utility costs are low, says Amanda Sherwin, a licensed real estate salesperson with Westwood Metes & Bounds who has the NAR Green Designation.

“Energy efficient homes may sell for more: a home normally worth $350,000 may sell for $425,000, but the difference is the lower utility fees,” Sherwin relates.

Still, she says, there’s a learning curve. “It’s very sticky because you have to put together a great deal of data to prove to the appraiser that the house is worth more because it’s so energy efficient,” she says. Sherwin and others are compiling reams of data on green homes in the area to present to clients, lenders, and appraisers.

What may help is that the local Ulster County Multiple Listing Service (MLS) has begun creating new fields in its searchable database for any green attributes a property may have—geothermal, wind, solar, or high efficiency heating and cooling systems; hyper-insulation; Energy Star Appliances; and other features that would distinguish it.

“The properties that have these assets have until now only been featured in the remarks or addendum section of the listing,” relates Harris Safier, vice president of MLS in Ulster County. “Now it’ll be part of the searchable database.” Orange County is researching and implementing similar measures.

As the green housing stock grows and the number of resales increases, the market and appraisal system will have to adjust to properly value super-efficient homes, and ones that produce more energy than they consume, local brokers say.

Katzman is a business manager for a media company, as well as an environmental supporter for 25 years. She is working with McGinniss to purchase, or possibly build, an environmentally-friendly home in the Hudson Valley. She explains that a green broker is able to “forge through what is available in price and location,” in order to find what she is looking for. This is especially beneficial since she calls the current market for green homes “rather bereft.”

Katzman does warn that while looking for a green

broker, consumers should be wary of “greenwashing” or professionals who use “green” as a marketing spin, without the quality product or service to offer their clients.

“[Green brokers] would be able to better educate the buyer as to what the benefits are of the home,” says Hodas, “and be able to differentiate…proper ventilation, air sealing, air quality, proper insulation, durability, and construction techniques.”

Green brokers are just another part of the green home equation that can bring the home buying/building experience to the next environmentally-friendly level. As McGinniss says, green brokers are another link on the chain along with green architects and designers. “For the entire equation to work,” he says, “all the various parties have to be on the same page.” n

l ike it or not, more and more green legislation is being enacted. This is mostly good. Building codes that set benchmarks

for energy efficiency are getting more rigorous, as they should. In enlightened democracies, the population leads by voting for leaders who push legislation they want enacted, but occasionally, we need leaders to take the initiative. Occasionally, beneficial changes must be enacted by these leaders when the public fails to initiate legislation.

Some green legislation includes: Hawaii requiring solar thermal water heaters on homes, San Francisco mandating composting, and California mandating that new homes be zero-net-energy users. Some state and local governments require that new buildings meet various U.S. Green Building Council (USGBC) LEED certifications, a private system that has become very powerful. Some want environmental labels on all buildings—perhaps USGBC’s.

Green laws sound good. But when I heard that, in efforts to promote water conservation, officials in one state want to tax and regulate water from private wells, I wondered: could we be headed into the arms of a green Big Brother?

A real estate client had this to say about green mandates: “Soon they’ll be taxing the amount of sunlight that hits your solar panels.”

Until recently I would have thought taxing sunlight a bit far-fetched, but now I’m not so sure. I just hope our green Big Brother is a nice one that sticks up for us and doesn’t stick us up in the process of the green revolution. —Paul McGinniss

Actor Matthew Modine aims to save the planet through his nonprofit, Bicycle For a Day.

Actor Matthew Modine is setting wheels of change in motion through his bicycling advocacy.

An avid bike rider and upstate New Yorker, Modine created Bicycle For A Day last year to encourage pedaling as a way to improve personal health—and the health of the planet.

The film and TV actor, whose roles have included Pvt. Joker in Full Metal Jacket and parts in several TV shows and miniseries, stands behind his convictions—he turned down the lead in Top Gun over the film’s Cold War politics.

While in his creative life Modine mocks celebrity activism—he starred in the theatrical spoof Matthew Modine Saves the Alpacas, which ran until the end of October in Los Angeles—he takes his pet cause quite seriously.

“When you think about it, with 200 million Americans and nearly half of all car trips only three to five miles long—what a difference we could make if we rode bikes,” he says in a recent interview. “There are dozens of things each of us can do everyday that will have an immediate, positive impact on our health and on the environment. Bicycling is one.”

Modine’s even got the math to back it up: In 1964, 50 percent of kids rode to school and the

obesity rate was 12 percent... in 2004, three percent rode to school and the obesity rate was 45 percent, he says. Not only that, Modine figures the United States could save 462 million gallons of gasoline per year by increasing cycling from one percent to 1.5 percent of all trips. Each auto-commuter in the U.S. spends an average of 50 hours a year stuck in traffic—in 2003, cars stalled in traffic wasted five billion gallons of fuel, he found out.

Beyond the statistics, Modine simply loves the activity. “People get so happy bicycling. There’s something about self-propulsion, self-empowerment,” he says. “Who can’t remember the first time they pushed off on a bike—that excitement?”

Empowering people is one of the missions of his nonprofit, the full name of which reads: Bicycle For a Day—Everyday.

At a party in August, BFAD raised money to help increase awareness for the Solar One project, a solar-powered green energy, arts and education center in Manhattan’s Stuyvesant Cove Park (along the East River between 18th and 23rd Streets).

The event, which included many bicycle advocacy and environmental groups, raised enough for the design of a custom-made bike rack for the facility, which will count toward its LEED certification.

“Solar One is creating a building which will generate more energy than it consumes,” Modine relates. “If I were president of the United States, there would not be a single new building constructed that did not incorporate the building materials and technology, which is, by the way, very affordable, used in the Solar One and Solar Two buildings,” Modine says.

But the actor’s vision stretches wider than the New York metro region: Bicycle

For A Day has set a goal to have a global bicycle day—“a day to raise awareness about the perils of

global warming and the burning of dirty fossil fuels. I realized that in order to have this day, people all over the world would need bicycles,” Modine says. To this end, BFAD partnered with architect Adam Kalkin on the BFAD Container Project, to collect disused and discarded bicycles and ship them to areas of the world where a bicycle can change a person’s life—places torn by war or economic hardship, Modine says.

“Our pilot project will be bringing bikes to Afghanistan and Iraq. I feel strongly that providing bikes to young people in those two countries can help mend the horrible emotions generated by decades of war,” Modine relates. “There is something so liberating about a bicycle. I hope that the BFAD Container Project can make young people feel hopeful and provide the excitement that I felt the first time I found my balance and pedaled on my own.”

Modine’s passion for the environment began in his youth. When he was 18, he became depressed while learning from a

favorite teacher, an oceanographer, about so many species dying off due to pollution in the oceans. He didn’t have money but had a bicycle, which he used to go back and forth from school and work–for him, it was “a form of liberation,” he says.

Rather than feel helpless and sink into apathy or paralysis, Modine made the connection that people could make small changes in their lives to help the environment. And biking is something almost anyone can do and besides, it feels good and is good for you, he says.

Now 50, Modine takes most short trips on his two-wheeler, even in winter. To the naysayers who find it hard to understand, he says, simply: “Yes, it’s cold, but you just dress warmly.”

When he’s not pedaling around town, Modine is on the road working. He starred in the “old-fashioned romantic comedy” OPA!, which opened last month, and he just began work on a film called The Trial.

Dear Paul,I’d like to build a small house on property with water features. I was told to consider flood plains and wetland issues, but getting approval to build on land with wetlands

or in a flood zone is very difficult. With climate change, some predict more rain in upstate New York, so there’s potential for increased flooding, especially in the spring when snow melts. Can you give me some advice on what I need to know before looking for land? —Margaret, Brooklyn

Hello Margaret,Don’t be scared by the process. It seems complicated but once you get educated you can determine what is possible. A good place to start is the EPA’s “Building Near

Wetlands: The Dry Facts” (epa.gov/r02earth/water/wetlands/dryfact.pdf ), which explains flood plain and wetland issues. You should know what kind of soil types are on the property. Also, get topographic, zoning, wetland, and flood plain maps and speak with local (town), state (DEC), and Federal (US Army Corps of Engineers) officials to determine if any regulations (such as set back requirements) might apply to the property.

I’d also call the town building department first to ask what restrictions they know about and what the procedure is to get a building permit.

Recently some clients looked at riverfront land in New Paltz that sometimes flooded. The town had just enacted a temporary moratorium to stop all new building in this area because of flood issues. This could possibly lead to a permanent moratorium on building in this area.

Nationally, post-Katrina New Orleans is a hotbed of creative, architectural ingenuity when it comes to water issues. Brad Pitt’s Make it Right Foundation has even proposed an affordable house that floats up on vertical piers during floods and settles back down as water recedes.

To get perspective I called New York architect Drew Lang who is from Louisiana and is working to revitalize the New Orleans St. Roch neighborhood in a holistic manner, using advanced environmental technology. About building in areas prone to flood, Drew said, “This not only means going beyond the norm of the standards established by the building code but allowing people to work and live in buildings in a truly sustainable fashion, including off the grid when necessary. What it boils down to is simple: either a house that is raised or where the primary living space is raised above a reasonable expectation level of water rising, or a building that floats. A building can withstand flooding without compromising durability or the long term health and safety of its inhabitants.”

Perhaps New Paltz and other towns in the northeast can get ideas and inspiration from what is happening in New Orleans. As Lang said: “Sea levels are rising and more and more buildings will be needed that can deal with water levels rising.” —Paul

A few weeks ago, I didn’t know there was such a thing as an organic mattress. The idea seems slightly overkill if you, like me, already eat organic food, drink organic beverages, and use

organic (or ecofriendly) cleaning products. But think of it this way—a mattress is something that you spend about a third of your life in full-body contact with. Shouldn’t something you spend so much time breathing next to be safe?

It should, but it isn’t, according to Michael Penny, owner of Savvy Rest, a Virginia-based organic mattress manufacturer. “Most conventional mattresses are made with flame retardants and pesticides,” explains Penny. “Those chemicals are in there, and we don’t know what they’re doing.”

Those chemicals often include boric acid, otherwise known as roach killer, and antimony, a toxic metalloid similar to arsenic. They are present due to federal laws that require all mattresses to be flame retardant.

Not only could these chemicals have an adverse effect on the consumer’s health, but they also have more far-reaching environmental consequences. It has been widely reported that some of these chemicals—polybrominated diphenyl ethers, or PBDEs—have been found in the bloodstreams of polar bears as far as the North Pole.

Mattresses can also act as a haven for dust mites, each of which can produce 200 times its weight in excrement in its lifetime. Dust mites can worsen allergies and asthma and cause skin irritation, according to dustmitefacts.org.

It seems like a lose-lose situation—would you rather risk being trapped on a burning mattress during a fire, or sleep with dust mites and expose yourself (and the environment) to harmful chemicals over a long period of time? Fortunately, those are not the only two options.

An organic mattress is typically comprised of a latex core, wool batting, and a cotton exterior. The wool acts as a natural flame retardant because it contains a protein called keratin. This eliminates the need for harmful fireproofing chemicals. Additionally, the quick-drying cotton and wool outside and non-moisture wicking latex core make organic mattresses inhospitable for dust mites as well, eliminating the need for pesticides.

The lack of harmful chemicals is all well and good, crucial even, but the bottom line is this: it’s a mattress that you’re going to sleep on for (hopefully) eight hours a night—is it comfortable?

comfortable. “We’ve had an 80 percent success rate with the first buy,” she explains. “Otherwise, layers can be exchanged within 90 days for the cost of shipping.”

Dayton’s success with Savvy Rest mattresses can also be attributed to her relationship with the company. “I can only be as good to my customers as my distributor is to me,” she says. “And they’re very helpful.”

The major drawback with organic mattresses is that they cost more than standard ones—generally around $2,000 for a full- or queen-sized bed. However, according to Walt Bader, owner of California-based Organic Mattress Inc., this is well worth it. “They represent a price point of a couple thousand dollars, and a person looking for a mattress in the $799 range for a queen set might not expect that,” explains Bader. “But in reality they last a long time—20 to 30 years.” Not only does that prevent five conventional mattresses from going into the trash, but it also saves thousands of dollars in replacement costs over this time period, he asserts.

OMI’s production process is organic every step of the way. Its mattresses are domestically sourced and manufactured entirely from organic materials. “Besides the fact that you can eat off the floor, and you put booties on when you go into our sewing room, you realize there are no garbage cans,” says Bader. “We’re a closed-loop manufacturing facility—we use everything we produce, and all of our waste.”

OMI recently teamed up with ABC Home & Planet, the sector that applies to all sustainable products at ABC Carpet & Home, a New York City-based home furnishings retailer, to create a co-branded mattress. Paulette Cole, the CEO and creative director of ABC Home, further explains the benefits of organic mattresses versus conventional ones. “In an urban environment characterized by high stress, an ‘on the go’ lifestyle, and limited personal space, home is our safe haven, and within that, the bedroom is our sanctuary for rest,” says Cole. “One-third of our time is devoted to sleeping. The organic bed is our most important investment for purity and holistic self-care.”

But the mattress is just one step in the equation, according to Carol J.W. Kurth, a Bedford-based architect who runs a sustainable boutique called OOCK (Office of Carol Kurth)—organic bedcovers are just as important. “Believe it or not, some children’s bedding is treated with fire retardants and chemicals,” she says. “Who wants that next to their children?”

Organic bedcovers have several advantages aside from being chemical-free, however. “The cotton is incredibly soft, and the more you wash it, the softer it becomes—so it’s very comfortable,” she says. “A lot of people do sweat a lot, and if you have bedding that has polyester in it, you tend to overheat or sweat more. Cotton is much more breathable and it feels crisper and cooler—it just works better for the expiration and inhalation.”

Despite the current economic situation, many vendors of organic bedding products are still doing well. “We have good relationships, we have great products, and we’re not exaggerating

claims,” says Penny of Savvy Rest. “And we have great relationships with our dealers. All those things mean we’re doing okay.”

OMI has also been doing well over the last couple of years. “Last year we were up 71 percent, and so far this year we’re up about 80 percent over last year,” says Bader. “Some of our retailers were up as high as 150 percent.”

It’s safe to say that this has a lot to do with the positive attitudes of these manufacturers and distributors, as well as a growing awareness. “We’re pioneers in that we really want the mainstream to enjoy the same health options,” says Dayton. “[These products] are much more sought out now than even a year ago because the information is out there.” n

The next generation will inherit more environmental challenges than this one has. Recognizing this, Katie Ginsberg decided to create an ecofriendly addition to her

Chappaqua home that would serve as an office for her advocacy and sustainability education organization, the Children’s Environmental Literacy Foundation.

As executive director of CELF, Ginsberg knows well the environmental benefits of using sustainable materials, installing energy-efficient windows, and picking a contractor able to recycle the construction

debris. The 800-square-foot addition, completed last year, also features bamboo flooring and blinds, an Ice Stone-branded, recycled glass and concrete sink top, a Kohler dual-flush toilet, and Forest Stewardship Council-certified maple cabinets.

Ginsberg lives as green as possible. When not advocating for the integration of green thinking in school curricula, she air dries the laundry and tends a vegetable garden, which has several raised beds of potatoes, beans, and lettuce. “Having a vegetable garden is as local as you can eat,” Ginsberg says.

But she was not always this eco-minded. After moving into the house in the early 1990s, Ginsberg and her husband Peter did several remodeling projects and renovations—none of which were green. “At the time we really didn’t know much about green building,” Ginsberg admits. “I wasn’t a convert until later.”

As she and Peter raised their children, Greg (11), Maddi (15), and Will (16), the focus was on comfortable living. Then, in 2002, Katie had an epiphany after Will came home from school on Earth Day to tout the need for being stewards of the Earth. “It

was great to see,” Katie says. “We were recycling more, and thinking more about the environment. But it wasn’t long before the recycling wasn’t making it out to the street, and I thought that this is something that needs to be taught every day—not just on one day, once a year.”

That’s how CELF was born. The foundation now has an active board of directors that includes Sarah Hodder, a former NBC producer, and Jon Jacobs, who serves as the criminal enforcement counsel for the Environmental Protection Agency.

CELF’s mission is to instill awareness of the environment at an early age to create a sustainable future. The task is daunting, but several CELF programs are seeing success. The Ecological Footprinting program, for example, had school kids measuring the eco-footprint of their schools, creating a baseline report, adopting changes to reduce the carbon footprint and then measuring the improvements—in one case a double-digit carbon reduction. Much of the success of CELF can be chalked up to Ginsberg’s prior career as an advertising executive in Manhattan. She’s a Madison Avenue power broker who has become a formidable force on the green education front.

To bring together the interior design of the addition, the Ginsbergs tapped the talents of Cheryl Terrace, founder of New York-based Vital Design Ltd., which has been offering clients eco-designing and decorating options since 1997. Terrace—an avid environmentalist with a deep rooted reverence for nature, vegetarianism and yoga—incorporates fair trade in her design practices as well as the use of nontoxic, natural materials. Terrace urges clients to choose locally crafted goods over mass-produced, and believes it is a relatively simple decision for most people. “Given a choice between supporting an artisan or some big box store, which would you choose?” Terrace says that eco-decorating is “just about connecting the dots, and knowing that we are all interdependent. The choices we make have far reaching effects.”

As a result, the spaces Terrace creates are unique in design and furnishings, but they all have a feel-good, look-good aspect. With the Ginsbergs’ office addition, it became clear in the design process that the space should also serve other purposes beyond being just a work space. “Our homes are an extension of ourselves,” Terrace explains of the design inspiration behind the Ginsbergs’ addition. “This is not just an office. It’s also a family room. I believe all rooms should ‘nourish’ us. I don’t design with anything too precious. Our spaces should serve us on many levels. Design elements should include what is soft, touchable, comfortable, and ‘feel good’ in varying textures, and they should be in simple shapes and forms that remind us of our roots while creating a soothing, organic expression.”

Ginsberg says the green addition had its share of surprises and challenges, as well as disappointments. In regard to lighting, for example, LEDs—Katie Ginsberg’s top choice—were not readily available in the market. But she tried to make up for not installing LEDs in other ways. “For all of the construction debris, we used Taylor Carting and Recycling,” Ginsberg explains. “The principal facility, located approximately 70 miles north of New York City in Montgomery, houses one of the most unique construction and demolition recycling operations in the world. Over 95 percent of the waste they receive is converted into valuable end products.” In addition, Ginsberg had radiant heat installed, “which will afford us a significant energy savings,” she says.

Ginsberg is thankful to see her son outside in nature instead of glued to a screen. “The addition is just another part of our green pursuit,” she says. n

Solar Powered Catamaran to Cruise Around the World

B eam me down, Scotty! It’s time to go sailing across the oceans of good old planet Earth. Well, not exactly sailing in

the pre-21st century sense. Imagine gliding across oceans in a silent,

pollution-free, 100 percent sun-powered catamaran that looks more like the Star Trek Voyager than a sailboat. Geneva, Switzerland-based Planet Solar isn’t just imagining it, and with the help of American photovoltaic manufacturer Sun Power they’re building the boat in Germany. Approximately 5,000 square feet of Sun Power’s next generation PV cells will be incorporated into the skin of the catamaran.

The revolutionary boat was designed by a team of international engineers and construction of the solar catamaran is expected to be completed in February 2010. The catamaran will be the first solar boat to embark on an around-the-world voyage. The 25,000-plus mile voyage will last 140 days, with an average speed of eight knots. The two-man crew will cross the Atlantic Ocean, the Panama Canal, the Pacific Ocean, the Indian Ocean, and finally the Suez Canal, to return to the Mediterranean.

Planet Solar’s sun-powered boat is scheduled to stop in New York City in 2011. I don’t know about anyone else, but I plan on being one of the people who hop on board and get a ride and tour.

With any luck, maybe the Statue of Liberty in New York Harbor will have a gigantic Claes Oldenburg- or Christo-like solar backpack on by then.

S ustainable gardening, water testing, and solar technology may not seem like typical high school subjects, but they join reading, writing, and arithmetic at one New York

City school that opened its doors this past September. Part of the Urban Assembly, a nonprofit organization

that manages 22 high schools for under-resourced students in New York City, the Urban Assembly School for Green Careers (UAGC) will give its freshman class of almost 100 students—as well as the classes that follow—the ability to learn about green practices and technology along with the high school basics.

Unlike other city schools that either focus on college prep or a particular trade, this school does both, and

Principal AJ Rathmann-Noonan believes that it’s the only green-oriented high school in the nation to do so.

In addition, the school will stress hands-on experience, as students who are involved in projects are more likely to be interested in being taught, she says. “Having students learn that way is more exciting to them and they learn the basics of high school,” she explains.

Even something such as gardening can get the students excited about learning, which is the point. “Kids learn amazing things,” she says.

Urban Assembly students are traditionally from underserved neighborhoods, but the UAGC student body includes a higher percentage of special education

students and English language learners, making this inaugural year more taxing. But Rathmann-Noonan is enthusiastically up for the challenge. “The students are fantastic and resilient—you can’t undersell these amazing kids,” she says.

For now classes are 90 minutes long—double the traditional length—but eventually, the plan is that students will have the same class all day for month-long modules, she says, on such topics as green roofs, for example. That way, students can incorporate a number of abilities, such as writing, problem solving, researching and setting deadlines, all within one subject—very much like a work environment. According to Rathmann-Noonan, the children “didn’t normally learn these skills.” At the end of four years, the goal is that the students will have the tools they need to succeed whether they go on to college or directly into the workforce.

The school was made possible in part by its partnerships with a number of organizations, which also result in field trips and projects when possible. This semester’s planned trips included a visit to Randall’s Island to see its green roof; a design exhibition at the Cooper-Hewitt, National Design Museum; and a trip to the Harlem River to conduct water testing.

Instead of traditional grades, the school uses an outcomes-based system, says Rathmann-Noonan, something many schools are moving to. Students are rated by a list of goals and whether they meet or exceed them—or if they don’t. That way, “it’s made clear what’s expected of the students, and it holds teachers accountable,” she says.

“Rather than make a ‘perfect’ school and try to fit the students into it,” the goal is to capitalize on the strengths of high schoolers—“arguing, being active, using their energy”—and create a way of teaching that reaches them, Rathmann-Noonan says.

The physical school will also not go untouched, as plans to slowly green the building itself are underway. This will not only make it a model green building for others, but also give students yet another opportunity for hands-on experience. The kids already work in the garden on the property.

The Urban Assembly was founded in 1990, and its original focus was poverty issues in developing countries, says founder Richard Kahan. But education slowly became part of its strategy, and when New York City’s Mayor Michael Bloomberg and Schools Chancellor Joel Klein came into office in 2001, the

organization took a new direction. “I was inspired,” says Kahan.

Because schools like UAGC focus on both college prep and trade training, they are exactly what was needed, as Kahan “wanted an alternative” for underprivileged children in order to “break the cycle of poverty.”

The most recent data shows that the Urban Assembly model works, as 76 percent of kids graduate from an Urban Assembly high school, compared to 61 percent from New York City public schools.

These numbers are great, but what do the kids think? The one thing Rathmann-Noonan has heard over and over had nothing to do with the school’s theme, but how much the teachers are persistent and care about them. “That’s the biggest shock for students,” she says. “We’re here to support the students.” n

There are moments when astrology informs us that big changes are on the horizon, and this is one of them. On Oct. 29, Saturn changes signs to Libra; any sign change of Saturn is

significant. Yet what happens Nov. 15 is more meaningful: Saturn makes a square to Pluto, and that is about a change in the direction of both history and personal history. On an individual level, relationships experience what I will describe as an integrity check. The ones that work well will get stronger and the ones that are not up to the task run the risk of transforming into something else. In times like this, change may be scary but resistance to change is actually dangerous. Listen to your fear, but remember, it’s not the only voice speaking to you.

Aries (maRcH 20 – apRil 19)Now is the time when you take the first major step of a new era, which includes aligning your personal goals and your business goals. The sad truth is that for most people these two sets of objectives conflict, and the dissonance is rarely taken up as a conscious experience. money, and that drive comes from directed, bold, fiery energy. For the next six months, Mars is going to be visiting the money angle of your chart (this would be Leo, where Mars will make a long retrograde). Keep things simple; focus on money, your skill with money, and on developing your plans for how you put yourself into the flow of that particular form of energy. Remember: Mars asserts itself. Mars is about action; that means play to win, and it also means don’t squander your integrity.

leo (JUlY 22 – aUgUSt 23)As mentioned for your neighbors in the sign Cancer, one of the top five astrology stories of 2010 is the forthcoming Mars retrograde in Leo. Mars is already in your birth sign, and you’re likely to be feeling this as a certain kind of impulsive energy, the willingness to confront people, and a take-no-prisoners approach to success. Usually, this attitude works well on the highly competitive physical plane, but don’t be surprised if it doesn’t exactly invoke the better angels of the people around you. While you’re working toward success, I suggest you work on your politics. That is to say shake hands, kiss babies, and make sure that every move you make is designed to help make everyone’s life easier. Success at all costs is so 20th century. Virgo (aUgUSt 23 – SEptEmbER 22)You may feel like an enormous pressure has been lifted off of your existence. I suggest you give yourself some review time about what you’ve been through the past couple of years of Saturn in Virgo, and then get ready to make some decisions based on what you’ve learned. The span between the two will not be terribly long; the first action point is in mid-November, where you will need to apply everything you’ve learned in these years to one vital question. Two things to remember: first, you will be able to revisit this issue, though each step counts. Second, you have thought most of this through before, especially during the past two months. Therefore, remember what you have learned and get ready to put it to work.

libra (SEptEmbER 22 – OctObER 23)A turning point is upon you and it may not fit with your laidback approach to existence. Yet all the reminders, alerts, and premonitions have been present long enough for you to get one particular message: you need a new relationship with your past. This is difficult only to the extent that you forget that the past is an interpretation. Often when we ask the question, ‘what does it mean?’ we get no answer that we recognize. Meaning is always found in context. Try asking the question this way: ‘how does [this particular fact] influence the decision I am making now?’ Then ask: ‘is that fact true, or is it a story I made up?’ Apply that formula to every issue, and you’ll have a lot more information to work with.

scorpio (OctObER 23 – NOvEmbER 22)Lou Reed wrote the brilliant line, “You can’t count on the worst always happening,” but he added, “It takes a busload of faith to get by.” Let’s take that one part at a time. Certain developments in your chart suggest you may be considering the worst possibilities as being more valid than the best, and surely you have your reasons for this. But much that you’re worrying about has no basis in reality; on the surface level, it’s simply the fear of change that you are struggling with. A little deeper, it’s the fear of abandonment and of being alone. As for the second part,

I would say that one of the few things that brings us closer to people is cultivating faith, which offers one important alternative to fear. Remember, I said faith—not hope.

sagittarius (NOvEmbER 22 – dEcEmbER 22)The more wild and visionary your ideas, the more you need to be alert to how you feel. What is wild and visionary? A new job, a new home, a new relationship, or a new project would all count, though you may be thinking bigger than that. And you may be questioning whether it’s practical to think on the scale that you are. I suggest that you set aside that judgment and make sure that for every plan, desire, or ambition that you articulate to yourself, make one adjustment to the comfort factor. Organize a closet, wash the dishes, clean out the refrigerator, or solve a small problem. Then go back to thinking like a visionary. Gradually, what you are visioning will come into focus.

Capricorn (dEcEmbER 22 – JaNUaRY 20)You are being called on to take leadership, and you have every right to be nervous about what this might mean. The thing is that in leadership, there is very little room for fear. What you need is confidence; and there’s just one way to get this: practice fidelity to the mission you’ve accepted. If (as it may) it works out that the mission you had yesterday isn’t the mission you have today, then change your intentions to reflect that reality. Integrity counts for more now than it ever has, and under the current astrology integrity means being in alignment with yourself. You will have to work at this every day, but when you arrive there, you will know it because it feels so different than what you’re accustomed to.

Home GrownFor this young writer, sometimes the smallest moves can be the most difficult.

there was nothing appealing to me about my new house except the

walk-in closet in my bedroom. It’s nearly half the size of my entire bedroom in my old

house and the room itself is probably twice as large as that.

But it was in my old room that I could communicate with my neighbor and best friend

by just knocking on the thin connecting wall. I could see all the backyards on my block

from my window and know which family lived there, and I was comfortably accustomed

to hearing fire truck sirens wailing in the middle of the night.

I was finally allowed to have my own bedroom in my old house when I was 13 years

old. It seemed as if the lavender paint

hardly had time to dry on the walls of

that tiny room before my parents decided

we were all going to make a much bigger

move. Other than the prospect of an

organized wardrobe and a nice shoe rack,

I had zero enthusiasm for this relocation

to a new house.

In the weeks leading up to the move

I ignored the boxes piling up. I spent

more time being a brat than being a help,

because this slowly-deteriorating house in

Brooklyn was the only home I’d known

in all of my 14 years.

At the time, it was also the home my parents built together 23 years earlier at the

start of their marriage. That old house was a part of our identity. Even after we swept

the floors bare and left, it felt like we were not meant to stay away for long and would

eventually return.

Geographically, the move was fairly small. We were moving from our old Victorian,

attached-to-our-neighbors-on-both-sides house on a busy street in Brooklyn where we

were lucky if we ever found parking spots, to a newer, completely-detached house in Staten

Island, driveway and garage included. That’s about a 20 minute drive, door-to-door.

But it felt like worlds apart.

For the first few years, I would pass my old house occasionally and want to run up the

stairs, through the door, and make myself at home once again. But that urge grew weaker

as it became evident that this house had new owners.

The front porch, white when it was ours, changed color and a new iron fence stood in

the place where the picket fence I knew rotted away. Anytime I caught a glimpse of the

inside, I saw that the wood cabinets in the kitchen had been painted a pale yellow. I could

say that the new owners had a plain, old bad taste, but I couldn’t be angry that they were

doing what I should have been doing myself: turning my new house into my new home.

I still went to high school in Brooklyn, spent time with my Brooklyn friends every

weekend, and did all I could to pretend that Staten Island was just a place to sleep, rather

than actually live. While this worked pretty well for the first four years, it was even easier

to distance myself from this house when I decided to leave for college for the next four.

It may be a shock for most college grads

to move back into their parents’ house after

a few years of independence, but for me, this

is finally the time to officially get accustomed

to a house I’ve lived in for eight years.

It is where the heart is, as the saying

goes, and I’ve come to learn that despite my

bratty teenage years and every effort to prove

otherwise, my home is in Staten Island.

I have even called several other places

“home.” There’s been a different dorm or

apartment for each year I lived away, and

I’ve had no problem getting attached to these

new homes, even the shoddiest ones. All it took were a few shared laughs, heart-to-heart

chats, and homemade dinners to make me feel like I belonged.

My walk-in closet is probably still my favorite part of my Staten Island house, as any

shoe-lover would admit, but everything else is just as valuable; the living room that

crammed my entire family for Christmas dinner when we all got snowed in, the kitchen

where my closest friends and I cried before saying goodbye and leaving for our freshman

year of college, and the same kitchen where my dad still offers to make me pancakes

every Saturday morning. This home is mine. I now take ownership of it. It’s taken me

nearly eight years to realize it, but home was always the same—the packaging was just

different. n
