House Description Home Headquarters (HHQ) purchased this partially completed 4-unit townhome (basement only, shown in Figure 1) and then completed construction as part of this project. The HomePIC team helped to develop an energy efficient design for the units. The four "redesigned" units were started in 2009 and completed in stages in 2010 and 2011. The HomePIC project supported the improvements to the end unit in the Town of Onondaga, which was the last to be completed in the summer 2011. The 3 units in the City of Syracuse were supported with funding from the Syracuse COE.

As shown in Figure 2 above, SIS panels were used for exterior sheathing instead of traditional OSB or Zip Panels. The SIS panels from Dow nominally have 1 inch of foam which provides R-5 (compared to R-0.8 for OSB) while still providing adequate structural support and racking strength. The SIS foam panels are taped to provide a water seal as well as an air barrier. SIS panels were applied to insulated wall areas as well on the attic gable ends and the exterior garage walls. The HHQ construction staff were generally pleased with the installation process using these panels. Zip panels were used for the roof deck. The Zip system is a structural panel with factory-applied underlayment that replaces the need for felt paper and H-clips that provides a moisture barrier. Panel seams are taped and shingles are directly installed on the panels.

These two-story townhome units were designed starting with the existing 10 inch CMU foundation. Two (2) inches of rigid foam board was added on the interior basement walls. There was no foam board under the basement floor. A combination of XPS with a protective coating (thermal barrier) and Thermax was used on the basement walls.

The Blow-in-Blanket System (BIBS) was used in the 2x6 exterior frame walls of the home, providing R23 in addition to the continuous R5 provided by the SIS panels. Blown in cellulose (nominally, 11 inches, R42) was also used in both the cathedral ceilings and open attic areas. “Quiet Zone” fiberglass batts were installed on the common wall between the units for noise reduction and privacy.

The HHQ staff used their in-house labor to cut scrap foam pieces left over from the exterior foam installation to fill in between the rim and band joists. Then they used cans of spray foam to seal in the foam pieces. This resulted in a cost-effective means of achieving 4 inches of foam in the rim and band joists while using up scrap material and effectively utilizing their lower skilled staff.

The Energy Complete™ Airsealing system from Owens Corning was used to seal every seam between the SIS panels and framing as well as the gaps between framing lumber. This material was applied by the HHQ staff before the BIBS insulation was installed.

Nearly all the windows in the house were Casement style with a U-Factor of 0.28 and a Solar Heat Gain Coefficient (SHGC) of 0.32 (dual low-e with Argon).

The heating system is a 92.5% efficient, sealed combustion Rheem Gas Furnace. As per Home Headquarters normal policy, cooling was not installed in the home. The returns are ducted to hallways on the first and second floors.

Table 1 compares the base design and the originally proposed improvements to actual implemented features of the house. The installed windows were better than proposed. The amount of cellulose in the attic was less than expected. The proposed HRV was not installed in the end unit and exhaust only ventilation was used instead. The installed furnace was slightly less efficient than was originally proposed or anticipated.

Table 2 and Table 3 summarize the incremental costs of the implemented improvements. The cost for SIS panels was based on the calculated area and the per panel costs. The calculated area of SIS panels was within 4% of the area of SIS panels purchased for all four units. The area of SIS Panels was typically about 25-35% greater than the actual area of the insulated walls since the SIS panels were also installed on the garage walls and the gable end of all the attics. The net cost increase per unit area compared to ZIP panel sheathing was about $0.50 per square foot.

The Energy Complete materials used to improve air tightness were about $1097 per unit. We estimate that HHQ spent about $1000 spraying on the material in each unit.

The predicted energy use and savings for the proposed and as-built homes compared to the base assumptions are shown in Table 4. The as-built units are estimated to use about 40% less than the baseline assumptions. The savings are estimated to be $481 for the end units and $288 for the inside units assuming a gas cost of $1.50 per therm. The total savings for all four units are $1,539. Based on the calculated incremental costs that simple payback is about 18 years.

Appendix

Appendix Table A-1 below shows the calculated installed area for SIS panels on an outside unit, inside unit, and the whole building. The whole building area is just 4% less than the amount of purchased SIS panels. Originally 12,864 square feet of SIS panels were purchased. Then 60 unused full (4x8) sheets were later returned. The 12,864 sq ft represents a typical 20% estimate overage when ordering to account for unforseen circumstances. Table 3 also confirms the estimated 30% usage on 5303 (unit located on the county side).
