Oaklands is a delightful village property

offering spacious accommodation, characterful features and considerable

further potential. The gardens have been carefully planned and developed by the

current owner and certainly compliment the property.

Glasbury-on-Wye is approximately 5 miles from Hay-on-Wye on the main A438 Hereford to Brecon Road. Glasbury, which

is sited on one of the main river bridge crossings of the River Wye, offers a petrol

station/general store, a church, a public house, an outdoor and recreation centre, a café/restaurant and the renowned Foyles

Hotel & Restaurant.

Hay-on-Wye is the closest town and is known the world over for its annual Literary Festival held at the end of May

each year. Hay-on-Wye benefits from many services and facilities including a

library, a primary school, a church, a post-office, a dental surgery, a doctors surgery, a wide range of public houses, restaurants

as well as independent shops, boutiques and a small Co-op supermarket.

The Wye Valley is very well known for its sporting amenities including fishing on the

River Wye as well as the small back water areas. Excellent recreational facilities are

found in The Brecon Beacons National Park and The Black Mountains, which are both excellent for hiking, cycling and riding.

The nearest train station is found in Abergavenny. The M4 motorway is at

Newport and the M50 at Ross-on-Wye.

The property can be entered from the front

or the rear, with a useful boot room to one side containing the central heating boiler.

The two principal reception rooms are either side of the front door. The sitting

room has dual aspect windows and high ceilings making the most use of the southerly & westerly orientation with

large sash windows and working shutters. There is also a stove for making the room

warm and cozy in the winter months. The dining room has a sash window with

shutters to the front and a serving hatch into the kitchen. There is a china display

cabinet with cupboards next to the fireplace.

The kitchen is light and airy with two windows, a generous range of fitted units

and work surfaces. An AGA compliments the room and there are integral appliances including a fridge, electric oven and an

inset hob (with extractor), a dishwasher and freezer. A door from the kitchen leads

to a corridor with a log store and a downstairs shower room with W.C, corner shower cubicle and hand basin.

From the hallway, stairs lead to the first floor landing giving access to all three

double bedrooms. The principal bedroom
