Sports Village Plaza is an 18,323-square foot, multi-tenant retail center in the desirable DFW suburb of Frisco, Texas. The center is 100 percent occupied, and all leases are triple-net. Tenants consist of Foley Custom Pools, Low T Center, 2717 Fitness Group, Her Kare, Durkin’s Pizza, and Dickey’s Barbecue Pit. The building is newer 2013 construction, situated on 1.9 acres.

The subject property is located on Sports Village Road just east of the Dallas North Tollway. The property is located in a highly affluent area, with a one mile average household income of $129,200, and a population exceeding 157,000 residents within five miles. Neighboring national and regional tenants include Fieldhouse USA, DaVita Dialysis, Costco, Target, Best Buy, Hampton Inn & Suites, Rudy’s Country Store, Comfort Suites, The Blue Goose Cantina, Cinemark Theaters, Main Event, Panera Bread, LA Fitness, IHOP, Babe’s Chicken Dinner House, and others. Pediatrics Plus is also under construction next door to the subject property.

A new mixed-use development, called Frisco Fresh Market, will be situated on 32 acres just south of the subject property. The development will be anchored by an 80,000-square foot farmers market featuring indoor and outdoor space and will also include office buildings, additional retail and restaurants, apartments and a hotel. Directly across from the Frisco Fresh Market development is Toyota Stadium, home to Major League Soccer team FC Dallas.

Frisco is located in Denton and Collin Counties, approximately 25 minutes north of Dallas. Frisco is known for business with new corporations calling Frisco home each day. TYPES OF REAL ESTATE LICENSE HOLDERS: A BROKER is responsible for all brokerage activities, including acts performed by sales agents sponsored by the broker. A SALES AGENT must be sponsored by a broker and works with clients on behalf of the broker.

A BROKER’S MINIMUM DUTIES REQUIRED BY LAW (A client is the person or party that the broker represents): Put the interests of the client above all others, including the broker’s own interests; Inform the client of any material information about the property or transaction received by the broker; Answer the client’s questions and present any offer to or counter-offer from the client; and Treat all parties to a real estate transaction honestly and fairly.

A LICENSE HOLDER CAN REPRESENT A PARTY IN A REAL ESTATE TRANSACTION:

AS AGENT FOR OWNER (SELLER/LANDLORD): The broker becomes the property owner's agent through an agreement with the owner, usually in a written listing to sell or property management agreement. ᴑ that the owner will accept a price less than the written asking price;ᴑ that the buyer/tenant will pay a price greater than the price submitted in a written offer; andᴑ any confidential information or any other information that a party specifically instructs the broker in writing not to

disclose, unless required to do so by law.

AS SUBAGENT: A license holder acts as a subagent when aiding a buyer in a transaction without an agreement to represent the buyer. A subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first.
