Happy New Year to everyone! Isn’t it great to put 2008 behind us? It was a year of problems and surprises few of us could have dreamed of two years ago. On the production side, volume was better than many expected as everyone refocused on FHA, but markets continued to be stymied by the lack of a non-agency secondary market. On the servicing side foreclosures continued to rise, and to dismay of many, more than 50% of recently modified loans became delinquent again. Many lenders are experiencing a wave of early payment defaults and underwriting guidelines continue to tighten. Lenders have been buoyed by the year-end rally in MBS prices that has resulted in a mini-refi boom. But, as with the stock market, recent gains have begun to erode. As we look to the new year the uncertainty is compounded by a diminishing TPO market and the increased difficulty of obtaining warehouse lines. And if all this weren’t enough, The Texas Legislature is back in session. With thousands of bills being drafted, it is difficult to anticipate the problems that could be created for mortgage lenders, but we are sure to have many battles ahead of us. The Board of Directors and Committe Members met in San Antonio and addressed many of these issues. Larry Temple and Ben Streusand introduced a representative of the Patriot Group to brief us on the four month public relations initiative they are creating. Happy New Year to everyone! Isn’t it great to put 2008 behind us? It was a year of problems and surprises few of us could have dreamed of two years ago.

On the production side, volume was better than many expected as everyone refocused on FHA, but markets continued to be stymied by the lack of a non-agency secondary market. Many lenders are experiencing a wave of early payment defaults and underwriting guidelines continue to tighten.

As we look to the new year the uncertainty is compounded by a diminishing TPO market and the increased diffi culty of obtaining warehouse lines.

And if all this weren’t enough, The Texas Legislature is back in session. With thousands of bills being drafted, it is diffi cult to anticipate the problems that could be created for mortgage lenders, but we are sure to have many battles ahead of us.

The Board of Directors and Committe Members met in San Antonio and addressed many of these issues. to foster a healthy climate and sound system for the

mortgage lending industry

in Texas. Funds from the

TMBPAC are used primarily

to support candidates for the

Texas Senate and the Texas

House of Representatives (both

Republicans and Democrats)

who support the TMBA

philosophy.

We have the ability to support

candidates who share our

industry views. We have a

responsibility to protect not

only our businesses, but an

availability of competitive

mortgage money to our clients

and the consumers.

Decisions made by the State Legislature impact not only

your livelihood, but your customer’s access to mortgage

money. In order for our voice to be effective in the

legislature, we must be successful at raising funds.

TMBPAC is the vehicle for individuals to collectively

become involved in the political process in support of

issues important to our work and lives.

political contributions, must be made

by individuals. Contributions can

be accepted from individuals, sole

proprietorships, partnerships and

other political action committees.

Corporation’s cannot fund TMBPAC.

Mortgage bankers who operate as

an individual or on an entrepreneur

basis can contribute in that individual capacity. All

political contributions are of public record and all PAC’s

are required to make periodic reports to the Texas

Ethic’s Commission of all contributions received and all

contributions made to candidates. A PAC can make a

contribution to another PAC unless it is precluded by its

bylaws or governing documents. Contributions made to the

TMBPAC are neither deductible as a business expense

nor as a charitable contribution. Make your contribution
