DIRECTIONS From M5 Junction 25 take the A358 to Southfields roundabout at Ilminster where proceed on the A358 through Chard and onto Axminster. At Axminster take the A35 towards Bridport. After the Charmouth roundabout take the left hand turning into Berne Lane which is sign posted Whitchurch Canonicorum. Continue for approx. 1.5 miles into the village of Whitchurch Canonicorum where turn left onto Becklands Lane, after approx. 1 mile turn right onto Abbotts Wootton Lane and proceed to the farm which is located on the left hand side after approx. 0.25 miles.

From Dorchester take the A35 through Bridport and into Chideock. On climbing the hill out of the village of Chideock take the right hand turning signed Whitchurch Canonicorum. Continue on this road until you reach a cross roads where proceed straight over onto Becklands Lane, after approx. 1 mile turn right onto Abbotts Wootton Lane and proceed to the farm which is located on the left hand side after approx. 0.25 miles. FOREWORD

The Steven’s family first moved to Higher Abbotts Wootton Farm as Tenant’s during the 1960’s. It has been run as a family dairy farm since this time with Andrew and his late father taking the opportunity to purchase the farm following a change of Landlords.

Andrew supported by Alison has been running the farm and milking the cows himself and they have now made the decision to sell the farm and start a new chapter in their lives. This decision has resulted in a very comprehensive catalogue of the milking herd together with store cattle and all their tractors and machinery. HERD PERFORMANCE The cows are managed on a low input, low output system feeding grass and some maize silage in the winter and grazing taking place throughout the spring and summer on the rolling Dorset farm. Through the winter months the herd is CUBICLE housed. The cows are milked twice daily through a 14:28 HERRINGBONE parlour in which a small amount of cake is fed on a flat rate basis. The herd has produced the following milk averages:

CALVING PATTERN

The herd calves throughout the year with the following approximate calving pattern:-

The herd was TB tested on the 5th, 12th and 16th May 2017 and Cepravin and Cephaguard dry cow therapy is used.

AUCTIONEERS COMMENTS The cows at Higher Abbotts Wootton Farm are not pushed for high milk yields and would be capable of improving their performance in more intensive systems. As a result, longevity is a feature of the herd. This is a very genuine and comprehensive dispersal sale and one of the few of its kind in the south of England with something for everyone.

CONDITIONS OF SALE (Applicable to All Lots) All quarantees & warranties within the Sale do not come into place until the LOT has been paid for with clear funds and

any dispute must be notified to the Auctioneer within 35 days of the Sale, or else they will not be covered by these rules.

1 Subject to the reserve price (if any) being reached the highest bidder for any lot shall be the Purchaser and if any dispute should

arise between two or more bidders the lot may be put up again at the highest undisputed bidding and resold: or the Auctioneers to bid on behalf of the vendor and may determine the dispute at their discretion - their decision shall be final and conclusive.

2 The Auctioneers reserve to themselves the right of refusing any bidding they may deem it advisable to decline, and of withdrawing

any lot or lots from the sale, and to sell in such order and combine lots as they may think fit. No bidding shall be retracted.

3 At the fall of the hammer, each Purchaser shall give to the Auctioneers his or her name and place of abode in writing (if required), and pay for any lots purchased by him at the close of the sale.

4 The Auctioneers describe the Lots to the best of their ability from information furnished by the Vendors, but undertake no liability whatever in respect of any faults, deficiencies and errors of description oral or printed. The Vendors who supply such statements are alone responsible for any errors or mis-statements which there may be.

5 Inasmuch as the Auctioneers act only as Agents they shall not be held personally liable for any default on the part of either

Vendor or Purchaser.

6 No Lot or Lots shall be removed from the premises until paid for, but each and every lot shall immediately at the fall of the hammer be considered as delivered, and be and remain in every aspect at the absolute risk of the respective Purchaser or Purchasers thereof, and shall be removed from the sale yard at the Purchaser's expense and taken with all faults or errors, save as hereinafter provided.

7 No undertaking of the Auctioneers or their servants to take charge of any lots after the sale or to forward them to their destination

shall be held to impose upon the Auctioneers any legal, or equitable liability or obligation or vitiate any of these Conditions.

8 Purchasers paying by cheque must be prepared if required to produce letter of credit from their bankers.

9 The Auctioneers may-at the request of the Purchaser-transfer goods to another Purchaser, but the original Purchaser shall not

cease to be responsible for the purchase money, and in the event of default may be sued for the same.

10 No animal, article or thing is sold with a "Warranty" or "Condition" unless specially mentioned at the time of offering, and no

Warranty or Condition so given shall have any legal force or effect unless the terms thereof appear on the Purchaser's Account.

11 If any purchaser shall fail to comply with the above Conditions or any of them, the Auctioneers shall be at liberty to recover the full amount of purchase money of the lot or lots bought by such Purchaser together with the interest thereon at the rate of, 15% per annum, costs, charges and expenses, without reference to any delivery or acceptance of the Lot or Lots, other than the first delivery by the fall of the hammer, or to resell any Lot or Lots bought by such Purchaser, either by Public or Private Sale, and the full amount of the purchase money at the present sale, or the deficiency (if any) arising from the second sale together with all interest thereon at the rate of, 15% per annum, costs, charges and expenses shall be made good by the defaulter and be recoverable as and for liquidated damages.

12 Accidents – Neither Vendor nor Auctioneer will be responsible for any damage to life or limb or property, prior to or during the

progress of the sale, or at any time during the removal of lots. Cars are parked entirely at Owner’s risk.

13 Payments in cash will only be accepted up to a maximum figure of £7,000 (seven thousand pounds).

AUCTION RULES

1 No responsibility as to reserve prices can be accepted unless the same are communicated in writing to the Auctioneers at least a

quarter-of-an-hour before the Auction. The Auctioneers will not hold themselves responsible for any Reserve Prices given

verbally. Vendors must arrange to be present when their stock is being offered, as if a Vendor has failed to place a reserve on

any lot, and is not present at the time when it is offered, the lot in question will be sold without Reserve.

2 Should any animal for any reason not be sold by auction through the ring but is sold subsequently by private treaty as the result of its exposure for sale at the auction and in any case if it is sold before it leaves the yard the Vendor shall be liable to pay the commission in full on the agreed purchase price, and in case the Vendor refuses to disclose the purchase price than at the reserve price or the price at which the animal was withdrawn from the auction whichever shall be higher.

3 In the event of any claim being made by a Purchaser the Vendor shall under no circumstances be liable for consequential loss whether or not the animal the subject matter of the claim be sold with a guarantee of capability to get stock.

4 These Conditions of sale and Warranties do not apply for incalf and in-milk cows and heifers sold for 600gns or less. 5 Vendors must certify in the case of all cows and heifers in-milk that the last calf was born at full term. 6 Any freshly calved animal which has not properly cleansed shall be notified to the Auctioneers – any failure to do so makes the

Vendor responsible for any consequential loss or damage. Purchasers have three full working days to make a complaint upon the vendor should they have an animal that needs to be cleaned or washed-out. They are also obliged to provide a vet’s certificate to the effect and the vendor will be obliged to pay for the cost of one washout.

7 All faults of udder and teats are to be notified by the Vendor to the Auctioneers and announced at the sale, and unless such notification is received by the Auctioneers it shall be deemed the animal is warranted as sound in her udder.

NB Any claim that an animal has a faulty udder or teats not disclosed by the Vendor shall be made to the Auctioneers by midday of the day following the sale, or in the case of animals being left on the farm within 12 hours of the animals leaving the vendors farm.

8 When an animal stated to have been served not less than ten weeks prior to the sale proved to be not in-calf, and a Veterinary Surgeon’s Certificate to that effect is produced within sixty days of the date of sale, the animal shall, at the Vendor’s option (a) be returned carriage paid by the Vendor and the full purchase money refunded; or (b) be retained by the Purchaser and a sum shall be fixed by the Auctioneers and paid by the Vendor to the Purchaser forthwith in full compensation for any loss sustained.

9 Where an animal is in-calf but does not calve until after 21 days of the due date, compensation at the rate of £4 per week up to the date of calving shall be paid by the Vendor to the Purchaser. Where claims become effective during the months of October to March (inclusive), compensation is increased to £7 per week. Such compensation shall be calculated from the due date of 41 weeks from the date of service, but shall in no case, extend beyond twelve weeks. Where an animal is described as running with the bull, the latest date mentioned shall be reckoned as the service date for this purpose. No claim will be effective under this Rule unless made to the Auctioneers within one month after the due date.

10 All bulls, 15 months and over at the date of Sale shall be warranted as capable of getting stock, all claims to be within 3 months of the day of sale.

11 Heifers sold as not in-calf shall be so guaranteed. Any claim to the contrary should be made within 16 weeks of the date of Sale and no later.

12 Purchasers of maiden heifers found to be freemartins shall be entitled to a refund of the purchase price plus the cost of the keep of the animal, £2 per day to a max of £400 and other costs incurred, less the slaughter price for the animal (if applicable). Claims by purchaser of a freemartin must be supported by a veterinary surgeon’s certificate.

13 In no case shall the Vendor be liable for any claim exceeding the amount for which the animal was sold at this Sale. 14 The Vendor is responsible for ensuring all stock is accompanied by the correct paperwork.
