Lea Lane FarmMonwode Lea Lane | Over Whitacre | Warwickshire

LEA LANE FARMLea Lane Farm is set in the charming hamlet of Over Whitacre in the North Warwickshire District of the county of Warwickshire. Appearing in the Doomsday Book and dating back to Saxon times it has a population of around 400 and is within a short journey to nearby Coleshill and motorway, railway and international airport transport links beyond. The property has a traditional farm house appearance which belies the contemporary and delightful interior. Along with a self-contained two bedroom annexe, Lea Lane Farm has been sympathetically refurbished and developed by the current owners to create a large, stylish and contemporary family home of over 3,300 square feet and nestling in approximately 6.1 acres of unspoilt countryside.

Approached via a quite country lane, double wooden electric gates lead to an impressive and large gravelled parking area which provides multiple car parking space. Upon entering through the main entrance one cannot fail to be impressed by the high quality and stylish refurbishment which has been painstakingly undertaken by the current vendors.

Key features and themes which run throughout the house are the attention to detail in the restoration of exposed brickwork, timbers and oak flooring which are stylishly complemented by contemporary kitchen and bathrooms and décor, all finished to an exacting quality.

GROUND FLOOR ACCOMMODATIONThe accommodation to the ground floor of the main house comprises a Sitting Room, Dining Room, Family Breakfast/Kitchen and utility.

SITTING ROOM A delightful relaxing lounge with feature gas fire, exposed beams and oak flooring.

DINING ROOMA great sized dining room with feature wood burner exposed beams and oak flooring with direct access via French doors to the landscaped garden area.

From the house and grounds we enjoy the most stunning views over open fields and down to the valley, but I particularly love

the fact that I can see the city in the distance, says Donna. My husband and I wanted countryside living, but we never wanted to feel isolated, and here we feel that everywhere is accessible. The motorway networks, the airport, the railway station, everything is relatively close at hand.

BREAKFAST KITCHEN / FAMILY ROOMA very stylish bespoke kitchen with island suite and an abundance of original charm complimented by high quality contemporary finish units, highlighting the very essence of how the owners vision have transformed the traditional style farm house to its current beautiful blend of old charm and modern contemporary living.

UTILITYA large utility/boot room with stainless steel sink and WC provides a perfect anteroom, with access to both rear garden and front of the property to accommodate wash days, returning pets and children on those less than perfect weather days before enjoying the remainder of the home.

Seller Insight Situated at the end of a quiet country lane, overlooking mile upon mile of glorious open countryside is Lea Lane Farm, a

beautiful family home that dates back to the 17th century. “It was the potential of the property as a whole that initially attracted us to Lea Lane Farm,” says Donna. “It sits in a gorgeous rural locating, and yet Birmingham city centre is under half an hour away; it had all the land we were looking for and the planning was in place for a completely self contained annex. For my husband and I it ticked all the boxes.”

“The house itself was in quite poor condition when we bought it, and so we embarked upon an ambitious project of renovation. We extended the back quite considerably and updated every single room. I love colour, so that is something I’ve tried to inject throughout, and we’ve also installed a great many contemporary elements, such as sleek modern kitchen units and bathroom suites, which sit beautifully with the gorgeous period features that we’ve managed to retain. There’s also a very open feeling throughout as all of the rooms are generously proportioned, so it’s a very comfortable family home.”

“Both the dining room and the living room open out onto a lovely big patio terrace,” continues Donna, “so when the weather is warm our living space can be extended out into the garden. We have a BBQ area and a summerhouse out there, so it’s great for entertaining, and the rest of the garden area is mainly laid to lawn, so it’s been ideal for the children. The grounds extend to around six acres in total, but we also have another five acres that could be available through separate negotiation.”

“The house as a whole is absolutely stunning, but if I had to choose a favourite room I’d probably pick the master bedroom,” says Donna. “It’s a huge room with a vaulted ceiling that enhances the feeling of space, and we’ve had hand-made sliding doors installed so that the space can be opened up to the dressing room and beautiful en-suite bathroom beyond.”

“I think my husband will probably miss the sheer peace and quiet of our surroundings, but for me it’s the quality of life that the house and location has given us as a family,” says Donna.

BEDROOM THREEA large double with oak flooring and exposed brickwork.

FAMILY BATHROOMWith quality Porcelanosa tiling throughout, Jacuzzi bath, walk-in shower cubicle and sanitary ware by Durovit.

OUTSIDEAttention to entertaining and relaxation is exemplified with separate hard landscaping for both the main house and the annexe. With a large formal garden and extensive and tranquil countryside views.

In addition, a delightful octagonal gazebo provides the perfect solution for overflow dining and entertaining from the main house or simply dining “al fresco”.

ANNEXEWith two bedrooms, family bathroom and open plan lounge/kitchen/diner, this versatile annexe has similar styling to the main house with exposed beams and combination of tiled and wooden floors throughout. Oak flooring and tiling neatly separates the kitchen area which has a range of cream high gloss wall and base cupboards stainless steel sink, built-in under counter oven with hob and space for a washing machine and fridge freezer. There are two good sized bedrooms separated by a family sized bathroom with P-shaped bath and waterfall shower above.

When we carried out the work on the house we also rebuilt the barn to create a gorgeous self-contained annex, says Donna.

It’s set away from the main house and has two bedrooms, a bathroom and a very large, open-plan kitchen, dining and living space. My son and his family have been living in it for the past few months, but the possibilities for its use are endless.

OVER WHITACREOver Whitacre is a much sought after rural hamlet in North Warwickshire. Whitacre Hall, a manor house dating from the Tudor period, perches next to the village on the north western slopes and is double moated.

The area has a long established cricket club that was officially formed in 1887 and four public houses which host an array of evening entertainments. It is also located near the Kingsbury Water Park country park hosting bridleways, cycle paths, footpaths, watersports, a rideable miniature railway and a children’s farm.

Access to the M6 and M42 motorways can be found within a few miles. Birmingham International Airport and railway are approximately 7 miles in distance – although just on the outskirts is Coleshill Parkway which provides a direct link into Birmingham City Centre.

BIRMINGHAMLying at the seat of England’s industrial and commercial heartland, the “Second City” is the very model of a beaming cosmopolitan global city that sets the standard for others to mirror. It is home to the world famous City of Birmingham Symphony Orchestra (CBSO) based at the iconic Symphony Hall, renowned for its outstanding acoustics and Birmingham Hippodrome plays residence to the Birmingham Royal Ballet (BRB). Along with a magnificent and striking new library Birmingham is increasingly recognised as an important cultural hub in the UK.

Birmingham also boasts some of the best shopping in Europe with the superb Bullring Shopping Centre containing over 140 shops including a flagship Selfridges department store. The exclusive Mailbox development is host to a range of designer stores including Armani and Harvey Nichols. Grand Central opened in 2015 as part of the New Street Station Gateway re-development. The mall, designed with a glass atrium roof as its centre piece, is home to over 60 stores across 500,000 sq ft with John Lewis as main anchor. Many of the shops, restaurants and cafés are new to the city including Cath Kidston, The White Company, Kiehls and Giraffe.

Alongside outstanding museums and galleries you’ll find an increasing number of gastronomic restaurants, cool and/or secret cocktail bars and picturesque canals with waterside bars, restaurants, attractions and cruises. Thriving legacies of Birmingham’s industrial heritage include its Jewellery Quarter, Cadbury manufacturing plant and a former custard factory that’s been transformed into a cutting-edge creative hub.

With construction on the High Speed Rail (HS2) line – connecting London with Birmingham in just 45 minutes by 2026 – set to boost employment and the economy, ‘Brum’, as it’s dubbed by locals, is buzzing.
