Community Choices Workshop College Station has choices about where and how it grows in the future. Help us refine our policies by evaluating potential improvements to the citywide future land use map and conceptual scenarios for six specific areas. Overview The Community Choices Workshop covers a large amount of material and is organized into three parts. Complete the parts that are of interest to you. You are welcome to respond to all of the parts, but that is not required. Guiding themes for the Plan Update The 10 themes were distilled from input of stakeholders, the public, City staff, and the Comprehensive Plan Evaluation Committee since Summer 2019. The workshop activities and a future update to the Comprehensive Plan will address these themes. Part 1. Evaluating the Future Land Use Map This activity involves evaluating potential changes to the City’s Future Land Use Map. The potential changes are driven primarily by proposed updates to the categories on the map and are organized by four themes. For each theme, there are two maps showing example locations where the change could apply. Part 2. Evaluating Scenarios As part of the Comprehensive Plan evaluation, six locations in College Station were selected to illustrate and measure differences between existing conditions, a likely future supported by the current Plan, and an alternative future that may be possible with changes to City policies. These scenarios are conceptual and are based on a set of assumptions. The public feedback from the scenario analysis will help provide direction and identify priority areas for future planning efforts and studies. Part 3. Exit Questionnaire Please tell us about yourself by completing the exit questionnaire available on the final page of this packet. This information will help the planning team know hoe participation compares to College Station Demographics. Your responses are anonymous. Theme 1 (of four): Introduce a new Neighborhood Center CategoryThe Neighborhood Center category defines areas that are appropriate for a mix of uses arranged in a compact and walkable pattern at a smaller scale than Urban Centers. These areas consist of residential, commercial, and office uses arranged horizontally in an integrated manner and may be mixed vertically within structures.

Theme 2 (of four): Introduce a new Mixed Residential CategoryThe Mixed Residential category defines areas that are appropriate for a mix of moderate density residential development including small-lot single-family, townhomes, duplexes, and small (3-12 unit) multi-family buildings. These areas are appropriate for residential infill and redevelopment that allows the original character to evolve.

Theme 3 (of four): Re-evaluate Suburban Commercial and General Commercial LocationsThe current General Commercial category name is proposed to be retained. The current Suburban Commercial category is proposed to be called Neighborhood Commercial. Areas that are currently Suburban Commercial along major transportation corridors could be reclassified as General Commercial and additional areas within the City may be classified as Neighborhood Commercial.
