It is the Bill that sets out what land is required and what works will take place on them, and removal of land from safeguarding does not mean removal of land from the Bill. To be clear, there is land you own that is within Bill limits, which is required for the HS2 scheme. Thank you also for letting me know about your conversation with the Enquiries team. I am writing to you because your property is affected by changes in the plans for the HS2 railway.This letter explains what this means for you.

What do the changes mean?

As the railway moves to a more detailed stage of design, the Secretary of State for Transport hasrevised safeguarding directions for HS2 in your area. As a result of these revisions, your propertyis no longer in the surface safeguarding area. This change has been made because we will notneed to use your land for HS2, and it means your local planning authority need not refer planningapplications concerning this land to HS2 Ltd.

What does this mean for me?

As you were previously in a safeguarded area, your property is in the Extended HomeownerProtection Zone (2), which means you can still ask the Government to purchase your property, ifyou wish to do so.

To apply to have your property purchased by the Government under the statutory terms, youmust submit a Blight Notice by ~5 August 202~. If your property is eligible for purchase by theGovernment, you will receive its full, unblighted market value (its value as if HS2 had never beenannounced), as well as reasonable moving costs such as legal fees and stamp duty on areplacement property. You may also be eligible for a home loss payment of up to £53,000.
