The Builder of the Year crown for Calgary’s residential building industry is returning to its familiar home of many years. Morrison Homes held the prestigious title for 10 consecutive years from 2001 to 2010. After a few years away from the top Builder of the Year status — last year’s winner was Calbridge Homes, and before that was Jayman MasterBuilt — Morrison Homes regained top billing at the annual event held March 29 at the Telus Convention Centre. The Canadian Home Builders’ Association-Calgary Region holds the SAM (sales and marketing) Awards to celebrate innovation and excellence in the Calgary and area’s residential construction industry. Winning this year meant a great deal to Al Morrison, chairman of Morrison Homes. The past year had been marked by great growth for the company, dealing with greater volume of business and a personal loss. “My dad passed this year, and he meant a lot to us,” Morrison said following the award presentation. “(Frank Morrison) really was the foundation of the company, a super guy, and we’ll miss his presence.” Morrison Homes was established in 1961 in Calgary by Frank Morrison, and has since grown to build in Edmonton, as well. In Calgary, Morrison Homes builds in the communities of Nolan Hill and EvansRidge in the northwest, and New Brighton, Mahogany, Legacy, Cranston and Auburn Bay. 10 categories. It won three categoryawards, including Best Website;Best New Home up to $299,000(price of home only) for the Loveresidence; Best New Home from$1 million to $1,499,999 for theSavannah show home in Mahogany.Empire Custom Homes is a

luxury homebuilder, with projectsin such communities as Elbow Park,Upper Mount Royal and CurrieBarracks. Its Sifton 1 and Sifton 3homes were finalists for Best NewHome $1.5 million to $2,299,999,while its Trophy House and CedarEstates were finalists for Best NewHomes $2.3 million and over. Q To what do you attribute yourSAM Awards win?

A It takes a complete team effort towin a SAMAward. We would not beable to do so without the dedication ofour staff and trade partners.Apiece ofthis award goes to all of them.

QWhat does this win say aboutyour company and its approach tothe industry?

AWe believe that it takes not onlya great home to win this award. Youneed to provide a quality experiencefor clients. We take client feedbackto heart and will continue to do so inan effort to improve the products andservices we provide them.

QWhy is this award important: toyou as a builder and to consumers?

A The homebuyer is really the onlyperson who can give out these awards.They do so by buying our homes andputting their faith in us to build thema wonderful home. We don’t start theyear with the goal of winning a SAMaward.We start the year with the goalof client satisfaction. If we are ableto achieve this, then that can result inthis honour.

QWhere do you see consumer-purchasing trends heading in theyear ahead?

A Homebuyers are doing more in-depth research and have high expec-

tations of us. They want to be ableto personalize their home throughunique interior finishes and flexiblefloor plan options.Above all, home-buyers are looking for a builder theycan trust – one with a track recordof building quality homes through apositive buying experience.

Q How will the industry respond tothose trends?

AAt Morrison, we’re trying to look atthe building experience from the eyesof our customers. This has helpedus develop an open and transparentbuilding process from beginning toend, and has led us to deliver award-winning warranty service after pos-session. We also strive to provide asmany predesigned floor plan optionsas possible so that our customerscan personalize their home withoutthe high cost of customizing fromscratch. In the end, we want eachcustomer to feel like we’ve remainedon their side throughout the entirebuilding experience.

was crowned Best Multi-FamilyCommunity at this year’s CanadianHome Builders’Association Calgaryregion SAM (Sales and Marketing)Awards, announced March 29 at theTelus Convention Centre.This is a

repeat winfor Avi Urbanafter thebuilder tookhome the sametrophy at lastyear’s contestfor VictoriaCross, Phase 2in Currie Barracks.“We are proud of our win at The

Enclave,” says president CharronUngar. “The development has beenwell recognized for our work andwe are proud to have our namebehind it.”The Enclave is comprised of 136

units within 21 buildings and wascompleted earlier this year. Floorplans at this development rangefrom 1,160 to 1,434-square feet.Along with winning the category,

another of Avi Urban’s projects was afinalist for the award. Victoria Cross,Terrace Homes in Currie Barrackswas among the top finishers.This project features 13

townhomes modelled afterdwellings Ungar saw while visitingPoundbury in England. The TerraceHomes development was completedin 2013.Other finalists for this award

Builder of the Year award includeveterans Truman Homes,Avi Urban,Calbridge Homes andAlbi Homes.For Truman, its Evolve Townhomes inSkyView Ranch won in the categoryBest Town Home up to $294,999.Truman also landed three finalists in

multi-family categories.One was for Unit 1A in its

for apartment style condo up to899-square feet.Truman was also up for best

apartment-style condo for the Lamontin the SkyView Ranch developmentSkyWest and Best Villa, Duplex,Townhome 1,200 square feet andover with The Penthouse Brownstoneat Savoy.Avi Urban walked away with

the award for Best Multi-FamilyCommunity for its The Enclave atCastle Keep project and had threesubmissions finish as finalists. Itstwo-bedroom B plan at Sawyerin Silverado was shortlisted forApartment Style Condo up to899-square feet and its submissionfrom Edison inWalden was upin the Villa, Duplex, Townhome1,200-square feet and over category.The builder’s Victoria Cross Terrace

Homes was also in line for the topMulti-Family Community award.Avi Urban received national

recognition this year. The companywas one of three Calgary-basedbusinesses to finish as a finalist forthe Grand SAM at the National SAMAwards. The other two were HomesbyAvi andAlbi Homes.At the local level,Albi won a

multi-family award and had another

submission nominated in the samecategory. The builder’s Vistas ofTuscany development won in thecategory Best Villa/Duplex $350,000and over for its Unit 3 and its Unit 2was the runner-up.Brookfield has three finalists in

the multi-family area, includingtwo for Best Town Home $350,000and over. These were the Slate andCrimson models at Harvest Mosaic inCranston.Brookfield’s other finalist was its

Sequoia model in Cranston for BestVilla/Duplex $350,000 and over.A condo skyscraper in the city’s

Beltline District pulled away withmultiple trophies. Mark on Tenth’s EPlan won forApartment Style Condoup to 899-square feet and its K Planfinished first in the 900-square feetand over spot.Last year’s Builder of the Year

winner Calbridge Homes won in thecategory Villa, Duplex, Townhome1,200-square feet and over for TheSilverton.Streetside Developments was last

year’s Multi-Family Builder of theYear. This year, Streetside won BestTown Home $295,000 to $349,999for a model at its Evanston Squarecomplex.Other multi-family category

winners include Beyond Homesand Remington Development Corp.Beyond Homes won for a privateresidence in the Best Villa/Duplex upto $349,999 category. For RemingtonDevelopment Corp., it was the luxuryQuarry Park development Champagnetaking top spot for BestApartment-Style Condo. The project also hadthree finalist submissions in the samecategory and was up for Best Multi-Family Community.

AWe have seen a gradual change inCalgary over the last few years to con-sumers opting for more transitional andcontemporary styled offerings whetherthat be for exterior or interior designchoices.We also continue to see a trendwith more consumers integrating morepersonalized spaces into their homes(aside from kitchen andmasterensuites) including custom closets, cus-tom entertainment areas, mudrooms,

craft-rooms, and so on.

QHow will the industry respond tothose trends?

AWe see that the building sector, par-ticularly the custom home sector hasalready responded to Calgarians’needsfor a more contemporary product of-fering. One only has to drive aroundthe inner city to see the number ofcontemporary styled homes that haveeither been recently constructed or arein the process of being completed.Webelieve that you will continue to seemore innovation in contemporary de-signs for both infill and full custom lotopportunities.

A recent example of this innovationis the recent emergence of a companycalled BONE Structure to the Calgarymarketplace. BONE Structure pro-vides both contemporary architecturaldesign services as well as the supplyof their patented light steel productfor the entire framing structure of ahouse. Empire Custom Homes wasrecently chosen by BONE Structure asan authorized builder for the Calgarymarketplace.

The trophy for top Calgarycommunity isn’t goinganywhere.

For the second year ina row, Mahogany wascrowned Communityof the Year for theCity of Calgary. TheCanadian Home Builders’Association CalgaryRegion SAM (Sales andMarketing) Awards wereannounced during a gala on March29 at the Telus Convention Centre.“To have this now as the second

year in a row as community ofthe year is real affirmation that

this community is a marqueecommunity in Calgary and one thateveryone wants to be a part of,”says Scott Hamilton, senior managerof marketing and community

relations for HopewellResidential Communities,Mahogany’s developer.Mahogany’s winning

didn’t end there. It alsoearned the award for showhome parade of the yearfor its lakefront showhome parade.The subdivision has a

25-hectare lake and more than 107hectares of open space, includingneighbourhood parks, sports fields,and a linking pathway system.There’s also a 29-hectare

naturalized wetland. The communityoffers estate homes, front-attachedgarage homes, laned homes,duplexes, townhomes and condos.“People have really recognized

just how perfect it is for families andjust how perfect it is as a master-planned community,” says Hamilton.“I think its amenities, the culture

we’ve created, the social networkthat’s created there is really comingthrough.“The quality of our builders and

just the quality of the plan overallreally is resonating with buyers.”Like Mahogany, the other four

finalists for the award are in thecity’s southeast quadrant. Thisincludes Legacy by WestCreekDevelopments, Riverstone of

Cranston and Auburn Bay byBrookfield Residential and GenstarDevelopment Company’s Walden.This year’s contest also saw

Watermark at Bearspaw add to itstrophy case.The luxury development west of

the city was named Community ofthe Year-Calgary Region. This is thesecond of two major honours thisyear for Watermark, which also wonthe Community Development awardat the National SAM (Sales andMarketing) Awards last month.Another upscale development

on the outskirts of the city alsotook home an award at this year’scompetition. Artesia at HeritagePointe won for New Community ofthe Year. Artesia is a community just

south of Calgary city limits and nowselling in its second phase.It was also a finalist in the

categories for Community of theYear-Calgary Region and ShowHome Parade of the Year.Along with being shortlisted

for the top community trophy,Legacy was also a finalist for newcommunity of the year and its semi-detached show home parade was upfor show home parade of the year.Riverstone was also a finalist forboth top community and show homeparade honours.In Cochrane, two master-planned

is a back-to-back winner ofthe National SAM Award forCommunity Development. Theluxury subdivision also caughtthe eye of judges at the local levelthis year. It took home this year’shonour for Community of theYear-Calgary Region.At the national level, the top

community crown went to thesecond phase of Watermark atBearspaw after its first phaseearned the same award at lastyear’s competition. The awardswere announced at the CanadianHome Builders’ Association

national conference in Whistler,B.C., Friday, April 4. That eventculminates with the Grand SAMAward for top builder in thecountry, which was won by DougTarry Homes of St. Thomas, Ont.Three of the six shortlisted forthis award were from Calgary:Homes by Avi, Avi Urban andAlbi Homes. Last year, Albi wonthe award.Calgary-and-area companies

outpaced all Canadian citieswith 26 finalists. Watermark andCalgary-based Riverview CustomHomes walked away with trophies.Riverview won in the category

custom single-detached home over4,000 square feet. Along with topcommunity honours, Watermarkalso won a marketing award forits website. The community wasalso is line for the MarketingExcellence award.Watermark’s builders include

Albi Homes, Trickle CreekCustom Homes, Astoria Custom

Homes and Wolf Custom Homes.Lots in the community range

from 0.1 to 0.39 hectares andresidents are treated to at least 7.5metres between homes.Its latest phase features lots

with unobstructed views of theRocky Mountains, while othersback onto cascading ponds orgroves of aspen and walking trails.Watermark also boasts a centralplaza with a pavilion, outdoorkitchen, firepit, sports field andbasketball court. Homes in thiscommunity start from around $1.2million.Albi Homes led all Calgary

companies in finalists in newhomes categories with four andhad another submission in line fortop print ad. The home finalistsinclude The Bristol 7 in ElginEstates, for single-detached homebetween 1,500 and 2,200 squarefeet and the Salerno 2 in AuburnBay for single-detached home over2,200 square feet. Then Vistas

of Tuscany Unit 3 was up in thesingle-attached home category anda submission in the custom homearea. The company was also in linefor a print ad.Avi Urban finished with three

finalists. The Enclave at CastleKeep was up for the communitydevelopment award. This projectearned the company the award forBest Multi-Family Community atthe Calgary Region SAM Awards.The Enclave’s Yorkshire E modelwas a finalist for the single-attached home trophy. Avi Urbanalso had a nod for the directionpromotion award.For Homes by Avi, JV1 in

Richmond Park was a finalist inthe single-attached home category.The company was also in line forthe best print ad.Prominent Homes also picked

up multiple nominations, one forits Westley II in Hawk’s Landingand another for its AltadoreInfill. Other Calgary builders

A SAMAwards are based on beforeand after photos. In saying that, com-panies entering have to have greatproduct and great design to showwell. Over the last 27 years enteringSAMS, we have always been designdriven and have build our brandaround how our product looks andfeels. I think that comes across well

in photos, as we have taken home anaward every year that we entered.

QWhat does this win say about yourcompany and its approach to therenovation industry?

AWe spend an enormous amountof time keeping current and alwaysthinking of systems and processes tomake our company better. We wantourselves and our industry to become

more and more professional eachyear. WinNing these awards certainlysets professional companies apartand sets the bar higher for those whowant to compete head to head, thusimproving our industry.

QWhy is this award important: toyou as a renovator and to your exist-ing or future clients?

A Firstly, SAMs are great for our

staff. It is one of the few ways weget patted on the back in an industrythat is not so easy. Building our Albibrand has been going on for 32 years.When we win, it really helps justadd to that brand of being a stableand trustworthy company in ourindustry. The type of renovations weare known for require a great deal oftrust. They must know in advancethat we can pull off what we draw.Current and future clients recognizethat we are not going anywhere andstand by our product.

QWhere do you see consumer-renovating trends heading in the yearahead?

AWe are seeing a ton of interior im-provements in homes that are in greatlocations, 10 to 30 years old andneighbourhoods where people wantto stay. We get so many people walkthrough one of our Albi showhomesand want that current feel in theirhome. Most trends are not so muchabout going bigger, but more aboutmaking what they have feel greatagain.

Basements continue to be an areawhere you can add square footageeasily and create great usable spaces.We continue to do some amazingbasements that often become thenicest part of the house. We like thatbecause they eventually want the restof the house to feel the same.

Q How will the renovation industryrespond to those trends?

AWe feel our industry is improvingdrastically over the years with moreeducation and awareness of scamartists. That doesn’t mean peopleare not getting ripped off. So, buyerbeware on to whom they choose toentrust their money to.

The renovation industry is growingand will continue to grow based onstats. It is crazy the amount of housesthat require simple interior improve-ments. Kitchen, baths, flooring, paint,doors, baseboards… Good renova-tion companies are required and therewill be no shortage of work for thosewho are professional and keep rais-ing the bar for our industry.
