    New web portal shakes uonline property market

    WHEN looking for a newhome, the vast majority ofus turn to internet search

    portals Rightmove and Zoopla.These two websites provide

    an easy platform to view theproperties that are available ina particular region in one onlinespace, making it easy for house-hunters to see what is on offerwithout having to visit severalindividual agents’ websites.

    They are free for customers to browse, but charge estate agentsand developers significant fees toadvertise their properties, whichcan amount to annual chargesof hundreds of thousands ofpounds.

    However, this dominance ofthe property search market is setto change, thanks to a brand newwebsite that launched on January26, OnTheMarket.com. Initially

    set up by a group of six estateagents called Agents Mutual,its aim is to directly challengethe control that Rightmove andZoopla currently enjoy.

    OnTheMarket.com has seena large groundswell of supportfrom across the country, withmore than 4,600 estate andlettings agency braches already

    having joined the platform, andmore expected in the comingweeks.

    In south west Wales alone, 85%of agents, John Francis included,

    have already joined the portal,making it very likely that infuture the only portal that willhold 85%+ of available propertiesin the area will be OnTheMarket.com.

    OnTheMarket.com is differentin that it is wholly owned byestate agents, and is entirely not-for-profit. It provides its onlinelistings services at cost to itsmembers and invest profits backinto the business.

    This enables agents to keeptheir costs down, and pass thesesavings on to the consumer.Furthermore, OnTheMarket.comshowcases properties in a clearand simple way, and will not

    target consumers subliminally viathe high level of advertising seenon Rightmove and Zoopla.

    We have already had a numberof highly positive comments fromhouse-hunters on the clear layoutand easy-to-use search function,which puts the focus back on tothe properties themselves.

    Upon joining OnTheMarket.

    com, members have to sign acontract promising that they willonly advertise their propertyportfolio on one of the othermajor property websites, forcingthem to leave either Rightmoveor Zoopla.

    This strategy has been called“anti-competitive” by Rightmoveand Zoopla, but is essential todisrupt the current duopoly that

    the two websites have over themarket, as the websites can nolonger claim that their listingscover the entire property market.

    To this end, John Francis is oneof more than 30 agents acrosswest Wales that have agreedto remove our properties fromRightmove.

    Making this decision jointlyhelps house-hunters looking forproperties in the region, who can

     be confident that OnTheMarket.com provides comprehensivelistings, and will not have toswitch between the two otherplatforms to see everythingavailable.

    The latter decades of the 20thcentury weren’t our finest in terms ofarchitecture, and some houses from the

    1950s onwards just aren’t that attractive.If your home is among those aestheticsforgot, an architect or builder will beable to help you transform the exterior.

    Detached houses are the best candidatesfor an extreme makeover, becausethere isn’t an adjoining reminder of theold look, but properties of all shapesand sizes can benefit from an exteriorredesign.

    2While you can rarely be asadventurous with the colours you useon the outside of your home as on the

    inside, you don’t need to stick to white,cream or magnolia – there are somelovely shades of masonry paint. However,you do need to consider what will gowith the surrounding buildings, if there

    are any planning restrictions (see below)and what suits the style and period ofthe building.

    3If a lick of paint isn’t going to domuch, don’t despair. Renderingan unattractive exterior can work

    wonders, as can getting rid of uglyrender – pebbledash, for example,isn’t to everyone’s taste, but it can beremoved. If you do this, the brickworkunderneath will almost certainly suffer,so covering it with (more contemporary)smooth render is usually your best bet.You can even insulate the exterior at thesame time and render over the insulationpanels. Cladding – with wood or wood-effect panelling – some of the exteriorwalls can look fantastic too, as long as itsuits the building.

    4Adding dormer windows andreplacing unattractive concrete rooftiles with slate ones can also go a

    long way to giving your home characterand kerb appeal. Another way to enlivena boring, featureless facade is to add anattractive porch. And don’t forget thewindows and doors. Changing the styleof these can make a big difference tothe look of your home and may makeit warmer (with improved glazing) andmore secure (with better locks) as well.

    5Before you start making changes, findout whether planning permission isrequired. The area where you live,

    as well as the type of building – listed buildings can’t usually be altered withoutconsent from the local council – can affectyour plans. If you live on ‘designatedland’, which includes conservation areas,you may not be able to do what you want– wooden windows are usually preferred

     by the local council, for example. In some
