FIRST 4TH OF JULY CELEBRATION WITH THE RESIDENTS 2ND EDITION
The Administration of PHTOC continues
working in their task of holding events for the
benefit of all of the residents. One of the most
liked events was the Residents Meeting held in
VINARIUS where we presented the first
edition of the NEWSLETTER of MAY 2016.
Another event in which we had the residents’
participation was the 4th of July. The first
barbecue for kids and adults was a huge
success.
PHTOC- Family Movie Night We presented the movie HOME for the
younger children, and we had popcorn,
cookies, milk, and cotton candy during the
movie.
PH TOC received a visit from Miss AIRAM
AMADOR L - MISS UNIVERSE PETITE
2015 who attended a photo shoot in the
residents’ lobby.

Continues with their task of giving seminars to
all of the members of PH, and during the
second semester of this year 2016, they are
developing the next internship and training
plan which affects all the levels of the
administration.

Based on the following activities with all of the
team:
The organizations throw their directives to
focus in the “doing” that would allow the
achievement of the strategic plan. This makes
it imperative to count on a highly-qualified,
conscious and compromised team with its self-
development.
All of the above requires the strengthening of
the Human Resources Area in their selection
processes, induction and capacitation, while
demanding from themselves more in the
development of teams and highly-qualified
members.

Children’s Day
The Children’s Day for the children of the
members was an event organized by the
Human Resources Department where they
shared games, face-painting and snacks.

MAIN LOBBY
The IT department of PHTOC successfully
finished the new design for the directory in the
lobby of PHTOC.
You can observe on it all the information about
the building, its different shops, restaurants, the
hotel and the casino. You may see the different
events that the different components offer to
the general public.
We invite you to come to the lobby and enjoy
the information in the directory of the lobby of
PH since it has been modified for everyone’s
benefit.
If you have any suggestions or comments, you
may submit them with any shift’s concierge or

The objective of this tactile electronic DIRECTORY is
that every resident, hotel guests or visitor can observe the different restaurants of the tower. It also shows the
location of the bathrooms in the lobby, the commercial
area, the office tower, the ATM machine and location of the payment machine in case they are parked in the
visitors’ level.

PHTOC counts with members that not only
work in the administration, but also work as
professionals in other areas.

Assistant.
He is a theater, music and tv actor. He has
participated in different theater plays, tv series
and events such as: THE CANAL
EXPANSION where he played as a French
character of the time.
Mónica Portugal - 5th Floor’s Administrative
Receptionist, administrative offices of PH
TOC. She spends her free time giving belly
dance classes. Egypt Embassy certifies her as
the second professional instructor on this dance
in the Republic of Panama.
The belly dance classes will be taking place in
the Gym.

WELLNESS CENTER -13TH FLOOR
Following our “healthy body healthy mind”
mission. We organized a little health speech for
our collaborators and all of our residents.
TIFFANY DIANA was the facilitator who
came from Seattle, Washington to tell us her
history and guided us in a two-hour speech on
how to improve our eating habits and being
happy knowing what we eat provides the
nutrients needed. With her slogan: HAPPY
HEALTHY LIFE. These are some of the
benefits for each one of us and our families in
general:
Identify sugar levels in the food.
Knowing how to read nutritional
information.
Improve the digestion.
Improve our energy and sleep habits.
Reach your ideal weight.
Relieves stress.

GYM
The Gym attendants of the Wellness Center
provides exercises assistance and advices to
help the improvement of the physical condition
of the people and clarify any doubt that may
arise at the moment of exercising.
Our Gym instructors are specialized on the
following areas:
Maintenance Gymnastics, aerobic, weight-
training or circuit training, functional training,
cross fit, elastic bands, swiss balls, TRX,
spinning, developing nutritional schemes, new
sport modes, insanity, tapout xt and p90x.
We would like to remind you that the working
hours of the Gym Attendants are:

The Board of Directors awards with a
commemorative plate the department
for their hard and excellent work
done day after day, with the purpose
of making the building and its five
components work to the best of their
conditions.
The slogan of the department is “the
new hammer of PH”. From January
1, 2016, PH TOC formally has, for
the first time, a FACILITIES
department.
The Facilities department of PH TOC

The public areas throughout the building have
the extensive task of being attentive to any kind
of repairs taking place in the common areas.
You can help by reporting to the
administration any issues you see in the
common areas of your floor.

In these pictures you can see some of the
tasks this team performs daily:
Molding and trim repairs.
Repairs, maintenance and painting of
the parking levels.
Paste and painting repairs and sand
the walls in all areas.
Replacement of all of the burnt
light bulbs in all public areas.
Some pictures of this team that you can daily
see working around the different common
areas of the tower.
The FACILITIES team - Public areas can be
identified by their uniform, consisting of
blue polo shirts and jeans.
Inspections and reparations of the trash chute. We remind the residents to not deposit huge articles in the trash
compressor such as plants, boxes, vaccum cleaners or
brooms since these articles can cause iobstructions and blockage within the chute, causing damage to it and
putting in risk the personnel in charge of repairing it.

It is important to mention that they are
currently changing all the existing fluorescent
lights to LEDs. Energy-saving technology and
it is a project which requires reaching to every
common area in the building.

The painting of every elevator lobby of every floor of the residence tower has progressed greatly and it is estimated
that these works will end by the first months of next year.

SEWERS IS ONE OF THE PREVENTIVE
MAINTENANCE PERFORMED QUARTERLY.
THE REMODELLING OF THE
FACADE OF THE OCEAN DECK
WAS SUCCESSFULLY
COMPLETED, BEING PART OF
THE COMMON AREAS OF THE
TOWER.
AND THE REPLACEMENT OF
LED LIGHTING OF THE
GARDENS WAS ALSO FINISHED.

The private meters have been installed to every user of this service in order to improve
the control of their consumption.
MECHANICAL AREAS CHILLERS
Our Mechanical area Engineer and his team are constantly monitoring and in maintenance 24 hours a day thoughout the different technical levels and rooms
of the building making sure that all of the mechanical equipment and special systems is working at 100% and in full
efficiency.

Circulating Chiller water Pumps We have finished a project of restoring and repairing
ALL of the MANY Chiller water circulating pumps
that send the chilled water for the Air Conditioning
system throughout ALL of the areas of the building
to reach EVERY unit and Public area.
Cleaning of Chilled water line filters Our Chiller system sends chilled water through the
entire building at a rate of 3,000 gallons per
minute, and that is why there is a constant
monitoring and maintenance program dedicated to
this system and he efficiency of how it works.
In this picture we have captured the moment in
which we changed a motor seal of one of the 5
chillers by dismounting and moving a 5,00o
pound motor using special hoists and
technicians, using as always the proper safety
gear and protocol for all systems and
associates.

There has been incredible improvement in the
efficiency of the elevators systems throughout
all of the components of the building.

Eng. Edgar Faarup is in charge of this
department.
Our provider THYSSEN GROUP works
alongside the Facilities team to ensure the
optimal functioning of the elevators all year
long.
Our tower counts with 37 elevators, being the
only building in the republic of Panama with
this amount.
Some of the projects performed are:
Change of the safety switch locations
of the elevators.
The elevators of the tower are identified by
the letter L and go from L1 to L37.

Some other projects we can mention:
New tarpaulins for freight elevators.
Change of ABC type extinctors for
CO2 type ones, since these are
special for electronic equipment.
The torque wire project.
It is important to mention the
project of Engineer Edgar Farrup in
which we changed the ceiling lights
to LED of the main lobby of the
building which are on 24hrs per
day.

Did you know that the building has a monthly
consumption of water that equals the volume
of ten olympic sized pools.
In this picture you can see the
cleaning of one of the seven water
tanks that the tower has.
In July of this year, the magazine SPORT &
HEALTH, along with the administration of
PHTOC, organized a sports event for the
residents and special guests. The whole event
was sponsored by NIKE.

Electrical consumption reference:
Due to the revisions, continuous supervisions and constant search of
optimization of the PH TOC equipments, we have seen a decrease on the electrical consumption
during the eight months of the period of 2016, which turned into percentual monetary savings
of an 9.26% compared to previous periods where the amount payable which exceeded a monthly average of 350 to $450k
