So the national press is rife with stories about the housing market activity picking up & prices increasing. Of course this is fab news as it can only help us as an agent and property sellers by improving buyer confidence, which in turn leads to increased buyer activity. I know many of you are hearing this and wondering the million dollar question: Has the value of my property gone up? As so many people have asked me this lately I thought it would be a hot topic to focus on this month.

Whilst it is great to hear positive news for a change about the state of the housing market and we welcome it, I do take it all with a pinch of salt. The statistics used to determine those press releases are never explained properly to the general public in understandable terms and can often be very general, not taking into account both regional and local town by town fluctuations. Yes some of the more affluent and faster paced areas of the country are finding that there are increases in their area. But anyone who knows our local area knows the pace is much slower round here and so it follows that like a ripple effect, it can take a while for those changes to work their way out to us.

We have noticed over the last few months a marked improvement in the volume of viewings and sales being agreed. There is a shortage of new properties coming on the market (we are desperate for new stock to replace all our recent sales!). These are all steps in the right direction, but (and any agent being honest with you will acknowledge it’s a big ‘but’) the sales that are being agreed are still subject to negotiation, there are still lots of properties reducing their asking price and there are still lots of properties struggling to get even 1 viewer through the door. Buyers are really doing their homework when looking for a property. More than ever they are deciding for themselves what they think the value of homes are and with the market being how it has been they are still very cautious about not overpaying for a property. So common sense tells us whilst there are some signs of improvement and recovery starting, there are other signs that we aren’t quite there & recovered yet.

Anyone wanting to watch the market and assess for themselves how their own local market conditions are doing would be to pay attention to whether asking prices are being reduced still and look at the sales being agreed and if they are subject to negotiation. Only when you start to see people not having to drop their asking prices as much and not having to take as much negotiation will you then hopefully agree that the market has stabilised enough for prices to rise locally.

I’m sure then any of you with a property that is already on the market will then be asking the 2nd common question – can I put my asking price up? Being frank the answer should be no. If you have a property already being marketed and you haven’t succeeded in getting an offer or sale or are struggling to get viewings then common sense again should be telling you that the buyers out there aren’t prepared to pay that price for your property at the current time and the market conditions haven’t strengthened for your property yet. My best advice would be that your property will come into it’s own and activity should improve once the prices stabilise enough in your area and buyer confidence improves enough for it to look more attractively priced to the buyers out there.

The last thing you want to do if you’ve been frustrated and patiently trying to sell during the tough period is to then put your price up & appear greedy or unmotivated to buyers and scare them away when the market finally picks up enough for you to actually stand a better chance of a sale. If you chose to ignore the advice of your local agent & want to dictate a higher price of your property against their advice – then it will only be yourself you can blame if the activity on it isn’t what you want it to be or for the lack of a sale.

I know this can also be frustrating if you are looking to buy in another area where the prices are on the up – and your own area isn’t - as your financial margins can then change and become tighter. But sadly that is just the nature of local fluctuations and you can’t price yourself out locally to try to make it easier to buy elsewhere because you end up doing the opposite and work against yourself making your own property harder to sell again.

In summary - Quick tips: 1) Watch your LOCAL market not the NATIONAL news. 2) Don’t price yourself out of the market just as it starts to pick up. 3) Engage with your local agents to get the most appropriate advice relevant to your property & local area.

There are of course always the odd exceptions to the rules, so it is important to be able to trust the advice of the local agents as they are the ones working in that area on a day to day basis and able to give you a much more accurate picture on the local market than the national press coverage may suggest. Rob Smy, Director of Fenland Estates Letting agents has welcomed a new report on the private residential lettings sector. As a fully qualified, ARLA licensed, specialist lettings agency. The communities and Local Government Committee state in a new report that action must be taken to tackle sharp practice and abuse by letting agents. The report proposes the regulation of letting agents giving the Office of Fair Trading the power to ban agents who act improperly.

Launching the report, Clive Betts MP, Chair of the Communities and Local Government Committee said ‘‘...this lack of regulation is giving rise to sharp practice and abuse by some letting agents. We were told that the letting sector was the property industry’s ‘Wild West’. ‘Cowboy’ agents who rip off landlords and tenants have to be stopped. They need to play by new rules or get out of the sector’’.

Agencies such as Fenland Estates who are voluntarily regulated have to follow very strict rules and codes of conduct. Client money is protected via a client money protection scheme; they have professional Indemnity insurance and, as members of the Property Ombudsman, clients have a route to redress should anything go wrong.

Rob Smy says, ‘it is a constant frustration that the public are all too often unaware that they are dealing with agents who are completely unqualified and unregulated. For first time buyers looking to make their way onto the housing ladder, ensuring that lenders have access to an accurate credit history should be an essential starting point. A credit file is the fairest way of assessing the level of risk that mortgage customers represent – and their reliability when it comes to paying bills and using financial products is one of the best indicators available. STEP 1 – GET ON A ROLL The electoral roll is one of the key sources of information for credit agencies and lenders – and vital to verifying your identity. If you are not on it, it can be very difficult to get any credit at all. It’s vitally important that your address is accurate and up to date. STEP 2 – KNOW YOUR CREDIT EVERY TIME YOU APPLY – AND SPACE OUT YOUR APPLICATIONS Before applying for any form of credit, make sure that you know whether there is anything in your credit rating that may cause you to be rejected. Checking your rating with agencies like Equifax or Experian cost £2 or less and it can have a big impact on your future ability to take out loans or mortgages. Make sure all the information on your file is up to date and accurate. If it isn’t, request that the agency correct it. If you have any missed credit or loan repayments, you can request that a ‘notice of correction’ be attached to your file to explain why. A lot of credit applications in a short space of time could be interpreted as evidence that you are struggling to keep up with your obligations, so even if you are shopping around for options try to space out your applications for credit. Some companies will agree to do a ‘soft search’ which doesn’t appear on your credit file and this can be a useful way of protecting your rating. STEP 3 – PLAY YOUR CARDS RIGHT (AND DON’T HOLD TOO MANY OF THEM) If you have credit and store cards that you don’t use, the lines of credit will still be shown on your file – and some lenders may worry that you have too much potential credit available to you. Cancel any cards you no longer use, and check to make sure the changes have been logged onto your file. STEP 4 – BUILD UP YOUR REPUTATION To judge your reliability when it comes to loan’s a mortgage provider needs to look at how you have used credit in the past. Make sure that you have a history of managing credit responsibly by staying within overdraft limits, and making certain that you never miss a payment on credit card, loans and utility bills. Use direct debits to help you pay on time, and remember that making agreed payments and avoiding any missed bills will have a more positive impact on your credit history than paying some debts off in their entirety. Avoiding credit altogether won’t give you a positive credit rating, since it means that loan providers can’t see any information on your reliability. However, don’t try to remedy this by applying for lots of different products at once. STEP 5: STICK TO FIXED-LINE Mobile phone numbers are great for ensuring that you are always contactable – but they do not give the same sense of stability and reliability as a landline number where credit applications are concerned, and can cause concerns over potential fraud. When you apply for any credit make sure you use your landline number if you have one.
