Pine Lakes Community News Written by the Residents for the Residents” January 2019 On December 6 th Pine Lakes lost a beloved member of our Pine Lakes family. Alleyn Kinney’s untimely death shocked us all and reminded us of how fragile life can be. Alleyn lived a life of service, to his church, his family and to Pine Lakes. Through his church he and his wife Judy were active in programs to help those who needed food and clothing as well as working on specific relief programs. He loved Pine Lakes and often called it the best park in Arizona, and the very best place to live. As president of PLAMHO he spent a great deal of time and effort in seeking ways to improve our community, seeking to resolve problems and promote a spirit of kindness and caring among residents. Prior to becoming PLAMHO president Alleyn served as Chair of the AD HOC Committee tasked with evaluating resident issues and spent many hours helping residents frame their requests to management on issues they felt needed resolution. He devoted many hours to teaching water aerobics classes, and was emphatic in his efforts to communicate the health benefits of such exercise to participants. He also volunteered many Wednesdays with the Firewise team cleaning up yards throughout the park Farewell To A Friend Alleyn served in the USAF from 1969-1974 with distinguished service and an honorable discharge. Following his military service Alleyn held management positions with various companies including Movie Merchant video rentals in Denver, Boy Scouts of America as dispersal manager, and Douglas Models hobby shop as general manager. Both of these were located in Salt Lake City. Alleyn said his final four years of work as an employment counselor to veterans at the Utah Department of Workforce Services helping them assimilate back into the workplace were the most rewarding of his civilian career. Alleyn’s last message to Pine Lakes residents, as voiced in the December issue of Community News was this wish: May real peace come to you many times over in the rest of 2018 and the New Year of 2019. On December 6th Pine Lakes lost a beloved member of our Pine Lakes family. Alleyn Kinney’s

untimely death shocked us all and reminded us of how fragile life can be.

Alleyn lived a life of service, to his church, his family and to Pine Lakes. Through his church he

and his wife Judy were active in programs to help those who needed food and clothing as well

Our new Community Manager, Tammy Miles has joined us.

Let’s give her a warm Pine Lakes welcome, and some breathing space to settle in. Remember that there are a

lot of things to learn during a transition in management.

The following list of what a Park Manager does is reprinted from the AAMHO Connection just to remind us all

of how many things park managers have to deal with.

WHAT DOES IT TAKE TO BE A PARK MANAGER?

Many have the misconception that all this person does is sit in their office and collect rents. As Property Managers, these

individuals need to be most of the following;

❖ Billing specialist prepares statements

❖ Rent collector — records payments

❖ Rule enforcer — be fair and equal to all residents

❖ Social director/Events coordinator — works with park organizations

❖ Face/voice of the community — first impression with a prospective resident

❖ Graphic artist — creates eye-catching signage

❖ Fair housing enforcer — knows the latest laws and enforces them

❖ Phone operator — remember those first impressions

❖ Administer legal contracts — make sure lease agreements, etc. are according to the laws

❖ Promote sense of community — know the residents and participate in park activities

❖ Complete state reports — there are monthly, quarterly, and annual reports required

❖ Legal compliance officer — assist residents to accept regulations

❖ Payroll specialist — maintain employment records

❖ Accountability coach — remind residents when it's their responsibility Website designer — for many, this is how

they first learn about the park

❖ Human resource officer — manage, hire, fire employees

❖ Police constable — enforce eviction and other official notifications

❖ Landscape/grounds specialist — directs maintenance people

❖ News editor — prepares and releases information from the office

❖ Real estate salesperson — works with broker to sell homes owned by the park

❖ Professional hand holder — listen and console residents who come into the office daily with their "concerns"

❖ But remember... there is also the Owner, usually unseen seldom noticed and rarely recognized.

❖ Managers must represent the owner's best interests in the form of . . .

❖ Being the eyes, ears, and legs of the community

❖ Screening for prospective resident

RESIDENTS ASSOCIATION NEWS

Hello everyone,

As we wrap up 2018, I would like to take this opportunity to thank you all for your support this year. It has been a

pleasure to serve as president of the Residents Association. Pine Lakes is a wonderful community with great people,

always ready to help. A very special thank you to Claudia Bleifer whose help was invaluable. Claudia is always willing to

do what is needed (without asking) and her hard work made my job much easier. You rock, girl!

We had some great events this year and as always, the volunteers made it all happen. From decorating, set up,

cleanup, your willingness to help made everything work. Volunteering is a fun way to become involved and you are all

encouraged to give it a try.

Due to the sudden passing of Alleyn Kinney, we changed the singalong event to an informal memorial. Several

residents shared their memories of Alleyn. We all send our sincere condolences to Alleyn’s widow Judy and trust she is

finding comfort and peace.

Firewise arranged a golf cart caroling event that was a lot of fun, if freezing cold. We had a good turn out and was well

received by the community, many of whom handed out goodies. Thanks to Rick Moshier for handling the music and

organizing the event.

Christmas brunch was well attended. As always, lots of good food and company.

Wishing you all a Happy New Year and a prosperous 2019.

Traffic Safety

We still have drivers who routinely exceed the

posted 15 mph limit and endanger others by

their actions. PLEASE remember that dog

walkers and resident walkers have a right to

use the streets too so please be courteous. We

are one of the few parks who still have a 15

mph. speed limit. Most other parks are only 10

mph. Don’t make it necessary for electrified

speed limit signs and traffic cameras to control

speeders.

their dog responded to their thoughts or silent commands. Surveys in London and the greater Manchester area in England yielded even high percentages of owners who believed that their dogs have psychic abilities.

Being psychic is having the ability to obtain certain information or influence matter in ways that defy all conventional explanations–in short possessing extrasensory perception (ESP). Mentally influencing matter is a forms of ESP called psychokinesis (PK).

The most commonly reported canine psychic abilities include:

Precognition: This is the ability to forecast future events without using reasoning or the normal sensory channels. In dogs this involves anticipating when owners are about to return or warning them about some impending danger. Frequently there have been claims that dogs can predict earthquakes or other natural disasters. Clairvoyance: This is also known as remote viewing or second sight. It is the ability to perceive events that are taking place some distance away– well beyond the range of the normal sensory abilities. It may involve hearing or smelling, as well as sight. A dog that somehow knows its distant owner is in immediate danger, may be said to be clairvoyant. Israeli psychic Uri Geller, is a firm believer in canine ESP. He says ,”When I was a child living in Cyprus I got lost in a cave. I was obviously distressed. My dog Joker appeared out of nowhere and led me to safety. He was at least 5 miles away from that cave.” Telepathy: This is the ability to communicate using only the mind. This ability is usually manifested when a human sends mental commands which the dog then obeys. Occasionally owners claim that they receive thought messages from their dogs. To rule out signaling, the sender and receiver are typically separated in telepathy experiments. This distance apart does not seem to be important and highly emotional messages are thought to be easier to transmit. Practically it may be difficult to distinguish among precognition, clairvoyance, and telepathy. They often overlap. Geller says, “My dogs sense telepathically that I am about to take a trip, although it is about 3 or 4 days ahead of time. They go and lie beside my suitcase, showing sad faces to me.” Mediumistic Sensitivity: The ability to detect other psychic phenomena or serve as a medium for psychic communication is called mediumistic sensitivity. Claims have been made that dogs are highly sensitive to manifestations of spirits, ghosts, or other so-called hauntings. Psi Trailing: This term is applied to the ability of some dogs to track down their lost owners, often over enormous distance. It seems to be related to the homing and migratory instincts in birds. For dogs, home is where the pack is. Richard S. Broughton, Ph.D., Director of the Institute for Parapsychology in Durham, North Carolina says, “The claims for ESP in animals (mostly pets) are primarily in the form of anecdotes. Typically the more impressive ones are cases where dogs or cats have tracked their owners over what appear to be impossibly long distances. We have hundreds of such cases on file. Unfortunately, while the accumulated weight of these tales may be impressive, it doesn’t amount to proof of ESP in animals in any scientific sense.” There has been considerable research on the psychic abilities of animals. In addition to dogs, parapsychologists have studied cats, mice, rats, hamsters, gerbils, chicks, cockroaches, and even paramecium.

Many people claim that their dog can sense when they are coming home. The say that the dog knows when they are going on a trip and even seems to respond to their thought commands as if they had telepathy. Some dogs howl orv behave oddly in spooky places and even dramatically there are stories of lost dogs that manage to track their owners down over hundreds or even thousands of miles?

A California survey revealed that 45% of dog owners claimed that their dog knew in advance when they were on the way home. Sixty-five per cent said their dogs knew beforehand when they were going out, long before the owner showed any physical sign of leaving and 46% said

SCAM ALERT by Lee Terry This is the time of year when crooks step up their efforts to mislead and hoodwink people

into parting with their money for false reasons.

One of the most insidious at this time of year is the IRS tax scam. I was personally targeted

by a caller this week who told me that there was a Federal warrant for my arrest because

of unpaid taxes, and unless I sent payment immediately by gift cards they would be here

to arrest me. Further they had the gall to call back a second time and leave a voice mail

when I didn’t answer

The Courier recently detailed how a resident of Prescott was threatened by a caller supposedly from the IRS and sent

several payments via gift and pre-paid cards before becoming scared and notifying the police.

It is important for everyone to remember that the IRS NEVER asks for payment over the phone and that anyone

who asks for payment for any reason by gift or pre-paid card is almost certainly a scammer.

This follows on the heels of the Grandchild injured or in jail scam, the jury duty scam, the Netflix scam, the W-2 scam

and many others. Visit AARP Fraud watch to see more details on these.

Another scam which seems to be proliferating lately is the number of requests supposedly from your bank, stating

that your information needs to be updated, or that your account will be closed because of inaccurate or out of

date information unless this is supplied immediately. DO NOT RESPOND TO THESE NOTICES.

If you are concerned call your bank directly and ask if the request is genuine. DO NOT CALL ANY NUMBER LISTED IN

THE NOTICE.

Over the last few weeks I have received these notices from several banks and credit card companies where I have

never held accounts as well as some where I have.

Beware too of charitable callers seeking donations only via credit or debit card and pressuring you to donate

immediately. Reliable charities will accept donations by mail. Be careful with your credit card information.

A study released last June reveals that lottery, sweepstakes and prize related scams cost Americans millions of dollars

each year, and the BBB calls these schemes some of the most serious and pervasive frauds existing today.

The FBI recommends that you inform law enforcement if you are targeted by any of these scams or send information

to the FBI’s Internet Crime Complaint Center. PLEASE BE AWARE!!

An elderly couple returned to a Mercedes dealership where the salesman has just sold the car

they were interested in to a beautiful, leggy, busty blonde.

"I thought you said you would hold that car till we raised the $75,000 asking price," said the man.

"Yet I just heard you closed the deal for $65,000 to that lovely young lady there. You insisted there

could be no discount on this model."

"Well, what can I tell you? She had the ready cash and, just look at her, how could I resist?"

replied the grinning salesman.

Just then the young woman approached the aged couple and gave them the keys.

"There you go," she said. "I told you I would get the moron to reduce the price. See you later,

grandpa.”

A Shout Out and Thank You

Because of Mike Lamb’s efforts Pine Lakes participated in the Toys for Tots program this year. Mike and his wife Martha became residents of Pine Lakes this year and have already become active in the community.

Mike joined the U.S. Marines in 1967 and retired in 1994. He spent 4 years as an active duty Marine and his remaining 23 years in the Reserves. It was through the reserves that he became involved with the Toys for Tots campaign, which is a program that is administered through the Marine Corp Reserves. He was actively involved in starting the Toys for Tots program for the Navajo nation and spent several winters delivering toys to the Navajo children. He continues to help with toy collection for the children of Yavapai County through the Marine Corps League, Copper State Detachment.

Mike says “We greatly appreciate the generosity of the Pine Lakes residents in this year’s campaign. Looking forward to next year! “ We are too , Mike, and again, a big Thank You from us all.
