T his is an English company and the furniture is of the highest specification available. The kitchen pictured is made from solid American walnut with a Zebrano

sand blasted effect. One of the main features of this kitchen is its floating breakfast table and island top. With Edwin Loxley there are no standard range brochure designs, each commis-sion is bespoke manufactured to suit the architectural propor-tions of each property as well as the home owner’s tastes and requirements. We went to meet up with Julien Tensorer who is a Kitchen Designer at David Hick Interiors.

How did you get into kitchen design? I have always had an interest in design and my youthful path took me to London where I studied design and then Jersey where I had some friends. In the late 70s I was offered an opportunity to design kitchens and since then I have never looked back!

Over the years I have designed kitchens in most styles and with most leading brands but my dream kitchen… every kitchen we design is a dream kitchen.

At David Hick Interiors we are very excited about the new designs we can achieve with our Loxley range, a highly regarded range of kitchens in the industry that are very affordable. What makes us different? The service, the project management and the wealth of experience that we all have to make a project run smoothly, including the service offered by our interior designers who can make the whole scheme come

together with lighting, tiles, paints, curtains, blinds always working to the client’s wishes.

Doors come in two depths 22mm or premier at 30mm. A tighter budget would afford the 22mm door in maybe a plain Shaker style. What makes our kitchens better? The carcass and construction is infinitely stronger than anything on the market and made in birch ply has a luxurious feel and look. Clients love the fact that they can pick any colour for the doors and for the units.

Smart Cook(ie)We first stood up and took notice of the De Dietrich DOP895B when it was the 5* Winner of the Channel 5 Gadget Show. This oven is technology at its best. The ICS - Intelligent Control System is literally incredible and can take all the ‘stress’ out of cooking. It is a fully automatic function that sets all the cooking parameters, from the time to the temperature. It uses sensors that are located within the oven cavity and monitors the entire programme from start to finish ensuring superb results everytime. So when you put in your piece of lamb, it will effectively measure and weigh it and assess its moisture content, then cook it perfectly to your taste (rare, medium or well done) - well done indeed. They have one on display in Pentagon so pop in and be impressed.

A stage is set.Are you looking to enhance your property pre-sale? Sure you can paint over some marks, hoover and dust but what gives your property the ‘I want to live there’ feel? H ow do you fancy the whole of St Ouen’s Bay as the view from your hot tub? Just imagine it – watching the sun set with a sparkling

glass of champagne, or easing tight muscles after an early morning’s surf, while watching the waves roll in across the bay. Doesn’t sound bad does it… especially when it comes with a luxury beach pad attached.

Furze Close is the latest from developers Chapman Hugo, who saw the potential of the plot at La Pulente, turning an awkwardly-sited property into a contemporary timber-clad beach house positioned to maximize those stunning views. And if you want a ‘pad’ by the coast, this is ideal, open-plan, modern and finished to an incredibly high standard”.

“It was a difficult build from a construction point of view,” explains Gary Smith, Chapman Hugo’s Project Manager. “We were working right into the cliff and the sand. It was quite a feat”. The work took around seven months to complete and the result is a sympathetically-designed property that will sit well with its surroundings. “The softwood cladding will weather naturally, turning a silvery brown in a year or so which will mimic the bark of the nearby trees. The lead roof will turn silver as well, complementing the natural stone tones of the cliff, so within a year the property will really blend in with the environment”.

Once you get inside the secure intercom gate that separates the house from its private parking, you realize that although Furze Close might blend in with its environment, there’s absolutely nothing rustic about the cutting edge technology and sleek design details that elevate the house to a new level of luxury. The latest in smart home technology - a ‘Control 4’ system runs through the house, designed to make controlling everything from the music to the heating possible at the touch of a button. There’s a super modern top of the range dark Rationale kitchen with double oven, Bosch appliances and a statement Smeg fridge and in the living area a contemporary multi-fuel stove that can be positioned to direct heat inside or outside onto the balcony area. And of course there’s that stunning hot tub with its complete bay views, located on the master bedroom’s private top terrace.

Inside, the décor is light and bright with white walls and American black walnut flooring, solid wood doors and beams which warm up the space, and prevent it from feeling cold and minimalist. The American walnut floors are under-floor heated, and there’s plenty of storage with built-in wardrobes running the length of each bedroom, an extensive underfloor storage area accessible from the open-plan kitchen, and an outside room next to the parking area for surfboards, bicycles or even a motorbike. The house bathroom and shower room is stunning, with a wall of stacked natural black slate, and the other walls finished in a unique dark metal-style polished tile. “It’s a combination of natural and modern materials,” explains Gary, “which really suits this property - a modern twist on a traditional beach house. And even though this is smaller than our usual developments, we’ve used the same extremely high quality

materials and fittings. It’s unusual to see a development of this size finished to this level”.

It’s certainly been designed to appeal to savvy purchasers who’d like to benefit from the natural beach-side lifestyle without compromising on luxury. The large master bedroom has been designed to give you perfect ocean views from your bed – you can turn over, check the surf and go from catching some Zzzs to catching the perfect wave in a couple of minutes. And imagine folding back the floor-to-ceiling windows of the living space, turning the terrace into an outdoor room and having supper on the balcony with uninterrupted sunset views and fresh sea air streaming in.

Unusually for a property with such stunning views, it’s relatively sheltered; with the property’s set back location meaning it escapes the full force of the elements – all the views of Jersey’s wild coast, without the wild weather. It is the case that conveyancing fees are generally more expensive in Jersey than they are in the UK. However, there are very good reasons for this. In the UK, the Government guarantees the purchaser's title to the property. Accordingly the conveyancer's role does not involve such extensive title checks to protect the client and guarantee absolute title to the property and enjoyment of it. In Jersey, it is the legal firm acting for the purchaser that guarantees title and the process enabling it to do so involves a great deal of careful research by the purchaser's lawyer, often going back to the time when the property was just bare land. This can be a long and convoluted process, but an essential one to protect what is invariably the biggest asset most people will ever own.

Previously, law firms in Jersey were obliged to charge at least 1% of the

price in any property sale or purchase. In anticipation of the enactment of the Competition Law, this scale fee tariff was abolished and legal firms are now free to charge their market rate on a conveyance. As a result, conveyancing fees are now lower than ever and assessed on a case by case basis. We are in a competitive market, so it is of course worth shopping around. However, sometimes those firms that appear to offer the best deal do not necessarily offer the best service. It is important to take a long term view and not to underestimate the value of appointing a good firm that will not let you down. What do we do for our fees and how are legal fees calculated on property transactions? These are good questions and people often perceive conveyancing fees to be more expensive than they are or do not fully appreciate the true value they represent.

are well spent. We work meticulously on your behalf throughout the transaction, whilst at the same time making the whole process as stress-free and simple for you as possible.

Other costsSo what are the other costs involved in a property transaction?

If you are purchasing property you will be liable to pay Stamp Duty (or Land Transaction Tax equivalent to Stamp Duty in the case of purchasing a share transfer flat). Stamp Duty is payable not only on the purchase price but also on any associated loan. As far as loans are concerned, these attract Stamp Duty at a rate of 0.5% of the amount borrowed plus a £65 registration fee. In relation to the Stamp Duty on the property purchase, this is worked out on an escalating scale. Up to £300,000 the amount of duty is £4,000. Up to £500,000 the amount of duty is £8,000. Up to £700,000 the amount of duty is £13,000 and thereafter any excess currently attracts Stamp Duty at a rate of 3%. It should be remembered though, that following the recent Budget, from 1 June 2011 conveyances in excess of £1m will attract higher rates. However, first time buyers enjoy significant concessions and pay

only a nominal Stamp Duty for purchases below £300,000, which reduces the costs considerably for those who most need it.

The purchaser's lawyer will conduct searches of the local statutory authorities and utility companies, such as Planning & Building Services, Transport & Technical Services, Jersey Electricity Plc, Jersey Water, Jersey Gas, the relevant Parish and the Population Office. The cost of these searches is currently approximately £325 plus GST.Additional costs will be incurred if you are borrowing money in that you will be responsible for the lender's lawyers' legal fees which typically range from £300 to £600. Your own lawyer may also make a charge for providing a certificate of title to the lending bank.

The Population Office currently charges £60 for the provision of a Housing Consent. If you are buying, there may be valuation reports to pay for, equity agreements or other ancillary matters.

a preliminary indication as to costs and things to look out for. We also provide a draft statement at the outset of the transaction clearly setting out these costs in order to ensure that there are no nasty shocks along the way. This is just one example of our commitment to keeping clients fully informed at all times, whether in relation to fees or the progress of the transaction generally. We are conscious that one of the greatest stresses involved in property transactions can be a lack of communication between the lawyer and the client. This does not happen at Mourant Ozannes. In the unusual event that you are unable to contact the conveyancer dealing with your transaction, the supervisor of your transaction will generally always be available to speak to you and if not, will ensure that he or she gets back to you within hours, not days.

Average house prices rose by 5% in the three months ending September 2010, compared to the position at the end of June 2010, according to data released at the end of last year by the States of Jersey. Over the calendar year to the end of September, average prices have remained stable.

The three months to 30 September have seen a resurgence of property sales in the four bedroom house category, with values in this sector moving ahead noticeably to an average figure of £754,000 compared to £695,000 at the end of June. Overall, the average price of all homes in Jersey is now £500,000. Average values of three bedroom houses, by far the most popular sector in the market, now stand at £518,000, up from £496,000.

Commenting on the latest Jersey housing data, Nigel Pascoe, Director of Lending for Skipton International, the Jersey and Guernsey mortgage specialists said, “Prices in Jersey are now showing healthy signs of stability. After the weakness seen in the first quarter of this year, on average, prices have now stood stable for some two years, so avoiding the quite steep falls we have seen in some parts of the UK, for example.”

Volumes have also recovered well, with the best performance in the one bed flat sector where the number of sales has increased fourfold, albeit from a low base, but nevertheless, this figure is now standing at more than twice the long term average. Sales volumes for both two and four bedroom houses also grew in the quarter. The total number of sales reached in the three months to September was 225, up from 182 at the end of June.

In the UK as a whole, according to the UK Land Registry, over the year to September 2010, prices rose on average by just 5.2%, with the monthly fall of 0.2% recorded, the first fall for six months. The picture for UK prices in general is now very mixed, with some evidence suggesting the recent mini-boom may have run its course, as the latest annual rise is the smallest figure seen since December 2009. In London, the average prices fell during the month by 0.6%, giving an annual rise of 8.8%, down just over 1% of the position at the end of the last quarter.

Nigel Pascoe ends, “We are now cautiously optimistic that in Jersey the property market is entering a new, more positive phase, with both volumes and prices advancing gently. Prices have avoided the downward spiral seen in the UK and now both buyers and sellers appear more confident. There is a range of mortgage products in the market for all classes of buyer to choose from, including our 100% loans and our “no mortgage fee” offer is available for applications started before the end of November. Realistically, we must still expect some volatility over the next few months as the UK economy continues to rebalance and as the widely publicised public spending cuts take effect.

For many people the New Year will mean a new home and

even a new start. It is an exciting prospect, even if it is a little daunting. Moving home is a big step. Plus this year both buyers and sellers will have to contend with

a market that is still suffering from the recessional hangover and austerity

measures.

Buyers will have to ensure that they are in a good position to obtain a mortgage at a time

when lenders aren’t doing much to help.

But sellers can do much to help themselves in making their property as attractive as

possible. Some thought and action before going on to the market and some small

touches when receiving viewers will make a big difference both to saleability and to the

eventual sale price.

So here are some simple tips to help make the first step to a successful move.

To get top price for a house or flat it must tick a number of boxes. Nothing can be

done to improve location, and increasing the space is a bit radical and expensive, but price

and condition can always be made more attractive to buyers.

First, property should seduce the senses by appealing to the nose, the eye and the ear.

Would you prefer the smell of fresh flowers, freshly brewed coffee and baking bread or the

odour of somebody else’s pungent cooking and unaired bedrooms and bathrooms? Best to take spicy foods off the menu for a while and open some windows. Buy an expensive

aromatic candle or two and light them up before a potential buyer arrives. Then they

will be delighted to follow their noses.
