eneration Homes was founded by Graham Hockly and David Mansel who are both Tauranga locals. They recognised the need to reduce the stress involved in the build process, and set about to rectify this common building perception.

From these small beginnings in our hometown of Tauranga, to date we have built over 2000 homes across New Zealand.

Everyone that builds with us enjoys the budgeting security of a fixed price contract. This fixed price contract includes any and all fees you may need in getting your build underway, and also includes every cost thereafter - right down to the numbers on your letterbox.

On your move in date we guarantee to have everything ready and waiting. The lawns are done, fencing, dishwasher, TV aerial, carpet and even your washing line is there for you. No uncertainty, just move in and start enjoying your new home right away - as it should be.

Q. What is a PC Sum?A. A PC Sum (Provisional Cost) is a sum included in the building contract for carrying out the defined part of the work e.g. flooring or kitchen. If the actual cost of the work goes over the PC Sum then the client will be charged extra.

Generation Homes NEVER include PC Sums in our contracts!

HIPA cost-effective option, the hip roof is distinctive visually in that the flat surfaces of the roof angle up and away from the viewer on every side of the building towards the apex, or highest point, of the roof.

GABLE Gables visually resemble an upside down ‘V’, and are often located at the far ends of a roof. A gable roof works well in combination with both long run metal roofing and roof tiles of all types.

MONOPITCHThe monopitch roof is distinctive as it has one angle, with no apex in the centre, while the highest point of the roof runs along an entire edge.

AUSTRAL DESIGNER STONE

With the choice of Monier and Austral, the contemporary brick products we use are all about style, combining form and function in an extensive range of colours, shapes and textures.

We plaster over aerated concrete panels to give the home a sturdy and stable exterior. The panels are processed with a gas-forming aluminium paste, creating a highly porous material that improves insulation.

Whether you choose Linea or Pine, we have the perfect weatherboard finish for that timeless character look. Both are extremely durable and affordable, while Linea also allows for darker paint finishes.

Our Austral designer stone uses the finest quality, hand-selected pieces of real stone, embedded in preformed concrete modules, which are laid using a drained and ventilated cavity system, exactly as bricks have been for over a hundred years.

Solar water heating solutionsAs part of our sustainability initiative, we’ve partnered with

industry leaders, EcoSolar, to provide you with environmentally

friendly water heating solutions.

HOW DOES IT WORk? At its most basic level, solar water heating involves a solar collector and a hot water cylinder. The solar collector is a weatherproofed, insulated box with a glass top, containing a copper absorber sheet with copper pipes attached to the underside.

The collector is mounted on or near your home facing north. As sunlight passes through the collector’s glazing, it is absorbed into the copper absorber sheet.

Water is circulated from your hot water cylinder and is heated as it passes through the pipes on the back of the copper absorber. The water returns to and heats the hot water cylinder to provide hot water ready for use.

The illustration below shows a typical solar water heating installation with the collector mounted on the roof heating your hot water cylinder.

ADVANCED SYSTEM DESIGNManufactured in Europe, EcoSolar collectors represent the leading edge of solar panel design. The collector manufacturer has been in the business for more than 25 years and produces in excess of 200,000m2 annually. Every collector is backed by our comprehensive EcoSolar guarantee.

What type of solar water heating system?Drainback system A flexible system designed for colder locations or where customers are away for extended periods. This is our most recommended system, effectively managing risks associated with freezing or overheating. it results in reduced maintenance compared with other types of system.

indirect system Also known as a closed-loop system. The pump circulates a fluid containing diluted antifreeze between the collectors and a heat exchanger within the cylinder. The collected heat is transferred to the household water supply using a heat exchanger.

Direct system Also known as an open loop system. This system doesn’t use a heat exchanger; the fluid heated in the collectors is the same water that is in the cylinder and which is ultimately used at the taps.

Pumped system Uses an electric circulating pump to circulate water and heat between the collector and the storage cylinder. This system provides more flexibility with the cylinder location than thermosyphon systems.

Thermosyphon system Requires no mains power; it uses convection currents to circulate liquid instead of a mechanical pump. This system is the most cost-effective type of system, although the physical restrictions and aesthetics of installing the cylinder above the collectors limit where it can be installed. Closed loop thermosyphon systems are required in frost prone areas.

Backup heating systemThe backup heating system provides additional water heating when there has been insufficient solar gain to heat the water. There are several types of backup heating system including:

Electric backup of the solar cylinder: This is the most common and cost-effective solution. An electric element in the solar heated cylinder is turned on, manually or automatically, to heat the water up to temperature in time for when you need it.

Boiler heated backup of the solar cylinder: similar to the above but using a gas or oil boiler to provide the additional heating required.

Preheat system This premium system ensures hot water on demand irrespective of the time of day or amount of solar radiation. The solar heated water is supplied through a separate instantaneous boiler or reheat cylinder prior to being delivered as hot water at the taps.

Why use Solar Energy?Solar energy is the most abundant form of renewable energy in the world.

With an intensity of more than 1000 Watts per square metre, solar energy is successfully used for cooking, cooling, heating, communications, driving space craft, lighting and many more purposes. Using solar energy for water heating may have been first conceived in the late 15th century by Leonardo Da Vinci, who sketched a design that used concave mirrors to heat water.

At its most basic level, solar water heating involves a solar collector

escaping, like a greenhouse or leaving a car parked in the

sun with its windows closed.

water cylinder to provide hot water ready for use.

How efficient is solar water heating?A correctly designed, installed and maintained solar water

heating system will save about 75% of the money you

currently spend on heating water. The saving varies during

the year – over 90% in summer, 50 to 75% in spring and

autumn and 25 to 40% in winter.

WEEk 4 Roof and windowsRoof tiles, soffits, spouting and the installation of the windows give a sense of permanent structure to the building and show the first visible indication of colour choices on the outside of your home.

WEEk 6 Cosy insulationAdding insulation internally and downpipes externally enable you to see and imagine just how warm you will be in the winter. The bricklayer completes the exterior and the ground is prepared for landscaping.

CladdingThe addition of cladding is a ‘milestone’ visually and appear in no time. Your home takes shape and at this point the electrical pre-wiring and internal pre-plumbing can be started and installed.

Sealed from the elementsInterior linings and internal plastering enables you to visualise your true living environment. The garage door is also fitted during this week allowing your house to be completely lockable. This week also sees the boundary fencing being erected.

Timber and doorsAt this stage all internal doors are fitted & interior finishings completed, the painter moves in during the week and preparation takes place ready for interior painting. On the exterior, the driveway, paths and terraces will be boxed and poured.
