RE: DEVELOPMENT PERMIT VARIANCE APPLICATION; 1640 SYCAMORE DRIVE

During a review by the City of Brandon, it was discovered that there had been an oversight during the Development Permit review and that our site plan was lacking a drive aisle that is 7.3m wide as per the City’s Fire Access Policy. This oversight has now necessitated a variance on the already approved Development Permit from February 28, 2020. The approved site plan has all of the drive aisles at 6.1m in width and we are proposing to widen the north/south drive aisle on the western property line, along with the hammerhead turn around, to 7.3m in width. In order to accommodate the required widening of the drive aisle with as few design changes as possible, we are proposing to take the additional 1.2m out of the side yards of both buildings. We are proposing two variances, one to vary the side yard of building A from 3.05m to 1.85m, and one to allow two parking stalls to encroach 1.2m into the rear yard behind building B. The widening of the drive aisle resulted in the loss of one parking stall, however the project still provides five parking stalls over the bylaw requirement.
