A town hall must be a place destined to the habitans of the place. The aim of this proyect is to reinforce the relation between the municipality and the township. We have designed a building where the residents can relax and enjoy the space, for this reason, lots of open public areas among the small groups of blocks that form the architectural ensemble are created.

LOCATION The area is limited by the coast line on the north, the township on the south, and a national park and an arena on the west and east respectively. The surrounding has been determinant key for the developing of the buildings and its integrity.

THE PROMENADE goes along the beach and divers

towards the architetural ensemble, inviting the user to

participate in the activities that take place any time in the

public space of the building, creating an active spot.

THE BUILDINGThe building is formed by different blocks that are organized according to their purpose. A generous open space is crea-ted under the cover of a big roof, which would house several activities such as markets, concerts, performances...

The main goal has been to find an ideal solution for the conditioning environment. The building looks with its most uniform face towards the villa creating a new street with the block of buildings that is

just in front. This way the villa continues extending towards the north and its degradation into the coastline making the other face of the

building less uniforme giving place to more open public places and green areas.

THE SPACES The interiors are open spaces with a perimeter free of obstacles . The structure changes its directions becoming furniture to integrate to the design.

THE STRUCTUREIs made of steel stripe that bends to define a grid of irregular triangles and trapeziums, eliminating the ne-cesity of any pillar and beams structure.

THE INCLOSE The spaces are closed with glass or steel panels.

The sugestion is to develop a walking path in the hillside of Ulia´s mountain in San Sebastian. This will consist on a shinny concrete stripe that would adapt according to the topography of the area. The stripe is divided in two, both of them ending in different parts of the ocean. In each of them we will find a tunnel with a spiral shapes that would define two different spaces: a coffeeshop and public showerswith toilets.

VILLABONA

The general plan includes the existing fabric´s remodelation and a project for three different buildings. Its located in the west side of Villabona. Nowadays, the river it’s a big architectural barrier that stops the growth of the village. A continuous route that links the village to the new suburbs is suggested, joining them through several bridges. On both sides of the river two strategic points are defined, where the public buildings are located. Even though this physic union, a visual game throughout the vegetation is shown. The project consists in three parts, creating a degradation from north to south, depending its usage. In the north side the most public area is located, the Sacem building, where the civic Centre is, which is right in the middle of the area, and in the southern part, is the residential area.

CONTEXTThis area of Villabona is another re-sult of the Spanish promoters habit of devastating places that look attractive becouse of their natural conditions. The site, is an explanade next to a lovely town on a smooth topography with favulous views and a river which is in bad conditions. The wish to highlight the natural attributes of the place forces a solu-tion that not only make mimesis with the landscape possible, but also re-flects and multiplies it.

OLD INDUSTRIAL UNITSSacem consist on a volume of several buildings, all of them built in the past 50 years, in response to the necessity of the business growth. The industrial units were slightly dilapidated but still useful, so the suggestion was to recycle and adapt them to the new programs. All the operations proposed are adjusted, trying to make the most of the existing structure, except the central building, this one would be replaced for a new building that would connect the three rebuilt buildings.

The idea is to build a fashion school, theater and deco-ration, being able to adapt the building to all the possi-ble propositions. For this reason, there is a building for each function depending on its characteristics: one for learning, where the theoretical lessons will be held, the other one will be workshop. The new building will be for exhibitions and in the market the material would be sold.

THE NEW VOLUMEIt´s located above one of the bridges that crosses the river to joint Sacem with Villabona. Some stripes wrap it creatign spaces in its interior. From this new volume walkways will come out in different levels that would connect with the rounded pavillions. This way, the four volumes that form the new building of the Sacem would be connected within each other.

SACEMAt the begginning Sacem consisted on a single building rich on light entries and appro-priate proportions for its usage. Throughout the time more annex pavillions were built. As a result of this development unproportional six buildings and an internal small patio have been created.

INTERVENTIONThree buildings are keept, expanding the court-yard between them, where the new construction will be built, which would be the prolongation of one of the footbridges that would permit cros-sing the river and would connect with Villabona

The main nucleus is divided in two levels. The housing is gathered in elevation on top of the pilings with the idea to regenerate the existent green area, creating a social area and respecting the pre-existing “Camino de Santiago” at all the time. At the same time, we get to separate the private area from the public, this last one being developed in a lower level. Three typologies are suggested to cover the necessities: housing, residence and lodging.

In the residential there is three typologies that are exposed because of the collective diversity in the area.HOUSING: Growth of the village is proposedRESIDENCE: It would cover Sacem’s necessitiesLODGING: To be able to offer refuge to the pil-grims of “Camino de Santiago” The footbridge that crosses SAcem is the union

between the residential area and Villabona.This last one is divided in four nucleuses, which are connected between footbridges developed in different levels.

The residences are located in the Riverside. For more flexibility, different combinations are suggested according to each moment´s necessities. Apart from the bedrooms, the-re are common areas to create coexistence among the residents. The balcony alters according to its orientation and external privacy.

The lodging is on the ground level, the entry and its com-mon area are directly connected with the “Camino de San-tiago”. There are two volumes, one of them is the rest area which looks at the park and the other area is the bar and restaurant looking at the main square.

All the livings blocks have the same background, but different typology com-binations can be found, creating flexible blocks that adapt to necessities. The different combina-tions are reflect in the façade making each block different.

In the housing the wet rooms would be looking at the public gallery and the living room and bedrooms looking to the balconies. The kitchen and the living room are combined as a single area. On the other side, a bedroom with a direct access to the living area for more flexibility is designed.

The blocks are concrete boxes. Two galleries can be found, one public that connects with the living areas and the other one private where the balconies are.

CULTURALCENTRE

MATERIALSIn terms of materials, the building is made of different materials in the interior and exterior. To create a single volume the opaque closing is used in the exterior, while in the interior glass is used to reach a continuous space, focusing in the central area. The library, is the only volume that opens to the exterior but without losing the enclosed look, thanks to a metallic slats separated at different intervals depending on the orientation and quality of the views, creating different lightings which are really suitable for its usage.

RELATION BETWEEN SPACESThe different areas of the buil-ding are open to the public, crea-ting a fusion among them. This public space is the one that recei-ves the different footbridges that join the points.

The Cultural Centre is one of the focus of the ordenation. It is closed to the exterior functioning as a single element. The different footbridges cross the volume, giving place to a really busy area as the nucleus of the building. This one joins different parts of the building, connecting all the different areas creating harmony.

VOLUMEThe building is formed in three parts that are related between them, and this is what it makes them look as single volume . The only element that divides the building is the footbridge that cros-ses the river to connect with villabona

The public area of the building is situated on the ground floor. Its extend program needs flexible spaces to satisfy all the different needs. The principal elements of this floor are the court wall and the square. The other uses are opened to them by movile elements, this way all the different spaces become just an unique space.

On the first floor the most private spaces are situated. Here there is the song school, the main room, and the library. All these spaces are connected by one another, and with the exterior, in the same way as in the ground floor. The main room is directly connected with the exterior. This room which receives the walkway that links the Cultural Centre and the Auditorium.

PUBLIC AREAThis public space is understood as the continuation of the footbridges and that is why the same materials are used. The main area is centrally located, where different activities can be organized. The space between the library and the river is the less crowded, so quiet activities such as reading or relaxing areas would be held. The rest are green areas.

We understand the building as an itinerary that develops into a ramp. There is a walkway between the Cultural Centre and the Auditorium, to cross the railroad tracks. When the walkway comes across the Auditorium, it becames a ramp, that continues inside the building.

An exhibition pavilion, an auditorium for adequate and versatile uses, music workshops, and perfor-mance and grabation rooms must be projected. These different functions are assembled in many pieces, connected by a ramp so as the buildings grows up, this way the activities are organized in different le-vels. Finally, the ramp conects with the walkway that crosses the railway, that ends in the cultural centre.

These volumes grows up liberating the building from the floor. The wrapping of the struc-ture -ligh panels of zink- highlights the idea of superimposed elements. We are interested in pursuing the concept of a unique space inside the volume built. With its materiality, the shell aims ait protecting the empty space inside against aggresive weather. The interior pac-kages, which define recreational spaces -music, theatre, foyer, cafeteria- look unconnected from the strong clima in the Cantabrian, and move through openings, which are situated on the top of each volume, in function of the interior use, and continuing the Sacem`s roof dinamic. Orientated to the North, we obtain the best ilumination on the inside.

A complex context, near Zarautz´s historical center, a rural and urbanistically hillside developed in a disorganized way in the last 50 years. The topographic characteristics, the plot´s drop and the previous settlement heritage, they turn into determining factors for the project. It is proposed that the building should adapt to the plot´s topography, using some platforms that existed form a former school. Minimizing the visual impact and adapting to the environment. Transforming this heterogeneous environment and raising another way of understanding the place, the accesses, uses and these cultural area´s interactions, without forgetting the environment.LIB

THE ROMAN ROADThe Roman time is a great reference in Zarautz´s history. The way that might be Via Agrippa, was developing for the whole Biscayan coast up to Asturias. It goes parallel to the sea crossing the town up to Santa Barbara Mountain. Once at this point, the road ascends to the multiple vineyards, which are the essence of the area´s vegetation.

VINEYARDSThe vineyards that invade our coasts for the production of the “Txakoli de Getaria”, gives a very typical image to the environment. The project deve-lops in the area that includes the 74% of the total production.

THE BUILDING The building has developed being based on two topics: THE ITINERARY and THE VEGETATION. The intention is to obtain a connection between the building and nature, breaking all the architectural barriers by a constant tour, seeking to submerge in the vineyards. That leaves the urban core behind and enters the walker into the nature.

The vineyard a constant roof adapted to the topography. This way, the building is created de-pending on the environment, and the totality of the program develops under a light and flexible cover, which is born from the union of strips. As result, the building creates a new topography, a broken cover that remembers the vineyards.ENVIRONMENT

OUTDOOR SPACESThe terraces break the architectural barriers fusing together the building with the nature.

LUMINOSITYThe opennings created between the strips, as a result of the different heights, allow the natural light. This will give a game of lights that illuminates the whole space.

VIEWS AND BRIGHTNESSThe available tapes give place to an ideal orientation as for brightness and views it refers. Therefore, the most favorable clousures are glazed, which guarantees natural light in the whole building, and, in addition, giving strate-gic and privileged sights from the town.

ROUTEThe route joins the building´s entry, prolonging it across the building

VINEYARDSThe vineyards fuse together with the building, giving place to an only topo-graphic surface.

ORIENTATIONThe building orientate north-south. These strips extend giving place to the fronts, which will have the same material, opaque, or not, depending on the use they have. The east-west orientated ones are made by glass.

PRIVACYThe spaces are organized according to its influx; this way, the areas with higher flow are situated in the most accessfull zones. On the other hand, least passed, they are in the remote zones and in touch with the nature.

NOISECompleting the dynamics of the pri-vacy, the spaces are organized depen-ding on the acoustic needs, obtaining the ideal deterioration of every stay.

In spite of the fact that there is an only space, inside it houses diverse uses. Every space requi-res different needs that´s why he has chosen diverse STRATEGIES:
