#45 Victoria Crescent is a heritage property and it is one of the last surviving boomtown architectural works in the City of Nanaimo. The building and the adjacent streetscape present significant potential for restoration and enhancement. The design features structural restoration and modernization with retention of historic form with improved colouration. Existing character and form, unique building elements and defining attributes with improved fenestration and sidewalk interface will maintain the heritage values and improve human scale. The project is a mixed use, heritage conservation based redevelopment which includes micro loft residential units, a bakery, music store, bike rental shop and restaurants which will create a diversity of uses at a variety of times during the day to increase activity and eyes on the street. Green roofs and underground parking, an active street frontage, storm water management, heritage preservation and improved signage, plus a rooftop patio contributes to increased levels of usage with a reduction of impacts and shortcomings in public usability, congruence with the urban landscape, and social and economic viability. Street trees integrate greenery into the urban fabric. Broadened sidewalks and periodic appropriation of space for public will encourage pedestrian use and add to the diversity of the streetscape. This heritage conservation and neighbourhood revitalization effort will be a place for people to have conversations in an urban environment that meets a variety of needs.
