General

• Client is Cityvest Holdings Pty Ltd • Will be AS 4902 with special conditions • Bank will require 5% bank guarantee or retention reducing to 2.5% at PC and 2.5% for

12 months • Defect Liability 12 months • Claims monthly (last day of each month) to be paid within 14 days • Certification by QS required each month. QS to be superintendant • Documents are at BA stage, however they are of construction standard. All consultants

have been paid. • Contractor to show the budget for any further consultants that you believe is required

during construction • Certis is the Certifier- Client will pay for all Certis fees allowing for 2 full site visits. It is

the builders responsibility to obtain all documentations Certis requires to release CFC when the building has been compelted.

• Full security required for payment of unfixed plant and equipment • Please provide estimated build timing • If there is a discrepancy between this documents and drawings and RFI must be raised. • All BCA and Australian Standards to be complied with. • All marketing material must be reviewed and taken into consideration during tendering • Marketing and Directional & Body Corporate Signage:- provisional sum to be $12,000 • However ALL subcontractors are responsible for statutory signage • Aluminium feature panel screen to Gallway ST facade to be priced, a PC can be

provided • Water Feature noted on plans to be excluded in price • Water and Sewer Connections are straight forward on this project and are to be included • Schindler Lifts are to be used, proposal provided by us, however they will be the builders

subcontractor and under the builders complete control. • Builder to allow to have a construction management plan but does not require BCC

approval of this plan • Client to pay all Council and QUU fees and charges • Client to obtain QFRS Approval, BA, QUU design approvals and Plumbing Approval

before commencement on site • Builder to allow PC of $10,000 for acquisition only of water meter from QUU- builder to

allow to install the meter in the price. • If documents leave any doubt with what we expect please arrange a site visit of a

sample unit building at 40 Gilbey lane New Farm • Builder to allow for electronic handover files for Caretaker and Body Corporate allowing

for all invoices for appliances and plumbing PC’s to be provided, certificates, warranties, manuals, As- Built Drawings and one for each unit allowing for warranties and manuals. Keys and garage remotes to be handed over in unit envelopes.

Preliminaries and Site Services All builders temporary services connections to be allowed for.

Demolition & Site Prep & Excavation House demolition to be completed by the client. Houses will be removed and the site left clear of rubbish and trees. The site will not be stripped of top soil Client will install site fences and to transfer over to builder at commencement.

Formwork & Concrete For any visible concrete surfaces eg. Car-park soffit a smooth clean surface is to be achieved Class 2. Class 3 for all other areas

Concrete slab to basement to have appropriate sealer to be painted to all basement and driveway areas to stop the concrete ‘chalking’.

Falls in all slabs to be well applied, especially in basement. No water is to pond in car-park!!!

Balcony slabs fall evenly and well towards the balustrade.

Waterproofing Waterproof membrane to be of high quality. To be compatible with tiling glues and approved by window manufacturers etc. Waterproofing to be wrapped around slabs end on balconies to drip mould.

Paint and Render Building to be rendered in solid cement render factory blended with binders for example Q Render or Acratex. Splatter coat to be applied first for adherence of the final coat. Render to be thick enough so that no block-work can be seen through it. Also note the banding that is required down the front (Gallway St) two sections of the building. Banding to be carefully cut into render. Use plastic trims for external corners Care is to be taken with regards to rapid drying out of render, jointing to mirror the structure below. Make sure waterproof substrates are compatible eg acrylic based membrane requires acrylic based render. Plan out all render joints with Architect and Engineer before commencing on site. Provide marked up plan. Scored line joints are not sufficient. Expansion joints to be discontinuous and to be sealed with primers not just paint- eg Parchem or Sika, Bostik

DO not render hard up against window and door frames 6mm min seal to be provided. Clean out all weep holes and window frames from dripped render. Paint cannot take place wet until nominated by manufacturer Quality external flexible acrylic textured paint to be used- Painting Contractor to provide manufacturers details for approval by client. Texture soffit paint to be as smooth as possible. Care to be taken with regards to render dripping on windows, roofing or finished concrete below- to be protected below render work at all times.

Balustrade The main Balustrade to be powder-coated Aluminium and glass. To be similar is design to below but can be clear glass. Balustrade shown is Custom Aluminium – Sunshine Coast.

Windows and Doors External glass doors to be high quality commercial sections with good acoustic and water proofing properties. Refer acoustic report.

Window shop drawings to be provided by supplier. All windows and doors to be powder-coated in a colour selected from the Dulux Powder Coast Range- PRECIOUS.

Powder-coating to be 60Microns minimum commercial grade powder.

Sliding doors to be as per Architectural drawings- standard 2 bedroom unit to be double slide leafs in the same direction. Probably have to be custom sections but to be confirmed with suppliers.

Glass to be slightly green in colour

Main Garage door to be sectional remote operated. Examples to be provided by suppliers – but similar in quality to:-B&D 25 remotes to be provided

There are two smaller manual roller doors powder-coated in standard dulux powder coat colours to be selected by client.

Internal timber doors to be semi-solid core generally.

Apartment front doors and all fires doors to be solid core doors.

All timber doors to be painted in high gloss paint.

Allow for Hafele Bells lever handle for front door handles or similar quality

Allow for Hafele door closer or similar for front doors.

Allow quality door stops NOT plastic

Services Plumbing

Plumber to allow to install the Urban Utilities Water Assembly to be supplied by them.

Plumber allow for live water connection

Plumber allow for live sewer connection

Plumber to liase with QUU and obtain all approvals

Client to pay all fees for QUU

Plumbing PC’s – allow items in Harvey Norman Commercial documents attached or similar

Allow for 3phase instant water heaters.

Electrical & Security

Electrical contractor to understand the Foxtel Requirements- Building to be wired with dish ready for Foxtel as per electrical drawings. Also Refer FOXTEL Wiring Guide.

Wiring to allow for install of NBN to backbone of building. Wiring to be installed by NBN. Refer NBN Electrical Drawing.

Electrical Contractor to allow power supply for all A/C Unit heads 3 per unit

Lights generally to be supplied by the Builder to be LED Down-lights recessed- must be low volume to fit into ceiling furring channel.

Carp ark and emergency lighting to be supplied by Electrical Contractor.

Note- Allow ceiling lights on motion detectors for each lobby

One typical unit example lighting & electrical and data layout is supplied in Ferro Drawings for a guide. Light outputs to be discussed with client as this will play a role in the layout.

Allow LV Spike Garden lighting to front 5 off.

Bathroom Exhausts to be located in sensible , inconspicuous location on facade to be approved by client.

Front doors to building to have mechanical locks same key as apartment doors. NOT PROX READERS

Allow for 1 x intercom location one and Gallway Lane entrance. Can be audio only intercom.

Allow for keypad entry to the front door with code- electric strike.

Allow PC for appliance package $1,300+ GST - cook-top, pull out exhaust, oven, dishwasher 5kg dryer installed on wall. Get option for Hafele appliances as an option.

Keys

Each unit to have 3 keys that are registered and cannot be cut. Keys to unlock the unit door and the three external doors.

Grandmaster & Service keys

Builder to keying hierarchy and provide for approval.

Energex Approved Lock to be provided to door D 03 & D 06

Mechanical

All bedrooms to have A/C Head. All living rooms to have A/C Head. (3 per unit) A/C to be split system with minimum of 2 condenser units to provided within the Aluminium A/C ‘seats’ on balconies. Aluminium ‘seats’ are for hiding the A/C units- note vertical slats so not provide potential climbing

Internal Linings

Generally 10mm plasterboard to all internal areas either direct stick to stud work or on furring channels. All walls to be built to acoustic requirements in conjunction with suppliers tested acoustic data.

Ceiling to be flush plasterboard on furring channels.

No cornices to be allowed for all ceiling junctions to be square set.

Simple timber skirting and architraves to be used and painted in high gloss.

Joinery Under-bench storage to be allowed for under kitchen island benches for typical two bedroom units.

Kitchens to be high quality poltytech finish, kicks to be same colour as cupboards

Builders Joiner to provide shop drawings for approval by client

Kitchens to have overhead cupboards under bench drawers and cupboards. Allow for simple plll out bin and cutlery inserts to be included

All kitchen joinery to be 600mm wide with 600mm wide stone . NOTE The stone on 01,02, & 05, 06 type island benches to be 800mm Stone on island section only.

Kitchens to have 20mm stone on all top surfaces not wrapped down sides of island bench

Vanities to be made to fit – quality polytech, simple wall mounted- mounted off the ground. 20mm stone to vanity tops

Allow a joinery piece for laundry tub or high quality prefabricated item.

Mirrors to run full width of vanities- sized to suit fixed to wall and tiled splashback and to be full height.

Sliding robe doors to be mirrored and 2,400mm in height. To have top shelf and say 2 open shelves down one side with 3 pull out drawers below.

Satchells is a suggested installer of sliding robe doors and shower screens.

Study to be fixed polytec study desk- no drawers

Linen to have open shelving behind painted doors with fixed handles

Ceramic Tiling & Carpet Generally to do a trial set out for each new area for approval by James Adam. Grout and sealing colours to be approved at that display.

Tile batches not to be mixed part way through a unit

Allow for aluminium tile capping system to front every balcony edge.

Corrosion resistant metal dividing strip to be used between floor finishes.

Adhesives to be compatible with the tiles selected to provide manufacturers details & warranties before use. To be compatible with the waterproofing membrane used.

Refer colour schedule for tile selections. However generally allow to lay a rectified tile with quite close joints 3mm. Floor tile set- out as per plans 600x 300 floor tiles generally.

Refer Beaumont Tiles price list

Grout to match the tile colour the best possible  .  

Falls generally 1:100 & 1:60 in shower areas WATER MUST NOT POND IN SHOWERS. Internal floors are laid level.

Splash back to be feature tile as per Beaumont’s price list.

Ontera carpet tile to be selected for each foyers on each floor

Ground floor foyer to be tiled

Wool blend carpet 26 Oz on quality underlay for all apartments bedrooms.

Structural Steel & Metal Work  

Allow enough structural anchor points for building cleaning 2 per side plus one for the middle roof section.

All louvres are to be fixed , 45 degree blades, powered-coated aluminium

Roofing Roofing to be Lysaght Trimdek or equivalent profile. Refer colour schedule for powder coat colour.

To use Buildex Roofiing Screws Class 4 only.

A solid roof access hatch & ladder combination is to be installed in top floor foyer to access roof. To be have good waterproofing qualities. Roofer to allow installation.
