GENERAL NOTES
1. INSTALL ALL IMPROVEMENTS IN ACCORDANCE WITH CITY REQUIREMENTS. IN CASE OF DISCREPANCY
BETWEEN THESE PLANS AND THE CITY REQUIREMENTS, THE MOST STRINGENT REQUIREMENTS WILL
APPLY.
2. A VISIT TO THE SITE IS REQUIRED. VERIFY ALL CONDITIONS PRIOR TO SUBMITTING A PROPOSAL OF
COST FOR CONSTRUCTION.
3. REVIEW THESE PLANS AND NOTES COMPLETELY. ANY DISCREPANCIES SHALL BE BROUGHT TO THE
ATTENTION OF THE LANDSCAPE ARCHITECT IMMEDIATELY UPON DISCOVERY.
4. EXTRA WORK TO BE APPROVED IN WRITING BY THE OWNER PRIOR TO COMMENCEMENT OF WORK.
5. IT IS THE RESPONSIBILITY OF THE SUB-CONTRACTORS TO FAMILIARIZE THEMSELVES WITH ALL
GRADE DIFFERENCES, LOCATION OF WALLS, UTILITIES, SEWERS, WATER LINES, ETC. COORDINATE
WORK WITH OTHER SUB-CONTRACTORS FOR THE LOCATION AND INSTALLATION OF PIPE SLEEVES
UNDER PAVING, ELECTRICAL CONNECTIONS, WATER HOOK-UPS, ETC.
6. ALL REQUIREMENTS OF THE UNIFORM BUILDING CODE SHALL APPLY TO THE WORK SPECIFIED
HEREIN UNLESS OTHERWISE MODIFIED BY THESE DOCUMENTS.
7. OBTAIN ALL PERMITS REQUIRED TO COMPLETE THE WORK SPECIFIED PRIOR TO COMMENCEMENT OF
WORK.
8. BEFORE COMMENCING ANY WORK, OBTAIN AN UNDERGROUND SERVICE I.D. BY CALLING
DIG- ALERT AT 1-800-422-4133 TWO (2) WORKING DAYS PRIOR TO ANY EXCAVATION.
9. CONTRACTOR TO COORDINATE A PRE-CONSTRUCTION MEETING ON SITE TWO (2) WORKING DAYS
PRIOR TO START OF CONSTRUCTION. NOTIFY OWNER, LANDSCAPE ARCHITECT, AND ALL
SUB-CONTRACTORS.
10. SUBMIT REQUESTS FOR MEETINGS, OBSERVATIONS, AND APPROVALS BY THE LANDSCAPE

1. LOCATE ALL UTILITIES PRIOR TO COMMENCING DEMOLITION WORK. CALL
DIG-ALERT (800) 422-4133 A MINIMUM OF TWO (2) WORKING DAYS BEFORE
PROJECTED START OF DEMOLITION.
2. DRAWING IS DIAGRAMMATIC - VERIFY ALL EXISTING CONDITIONS AND
LOCATIONS ON SITE. A SITE VISIT IS REQUIRED BEFORE BIDDING DEMOLITION.
3. EXECUTE WORK AS TO PROTECT ADJACENT PROPERTY, BUILDINGS, PLANT
MATERIAL, ETC.
4. PROTECT AND MAINTAIN EXISTING ACTIVE UTILITIES THROUGHOUT THE
DEMOLITION PERIOD. ANY UTILITY WHICH IS DAMAGED OR BROKEN SHALL BE
REPAIRED AT NO COST TO THE OWNER.
5. CONTRACTOR SHALL REPAIR AT HIS OWN EXPENSE ANY PROPERTY DAMAGE
RESULTING FROM CARELESS DEMOLITION.
6. MAINTAIN A NEAT AND ORDERLY WORK AREA. REMOVE ALL DEBRIS
PROMPTLY FROM JOB SITE. CONTRACTOR IS RESPONSIBLE FOR ALL REMOVAL
AND DISPOSAL FEES.
7. PRIOR TO PLANT REMOVAL, WALK SITE WITH LANDSCAPE ARCHITECT
AND/OR OWNER TO VERIFY PLANTS WHICH ARE TO BE SAVED AND/OR
RELOCATED AND THOSE SCHEDULED FOR DISPOSAL.
8. AREAS WHERE EXISTING LAWN IS TO BE REPLACED ARE TO BE TREATED

5. COORDINATE ALL UTILITY RUNS AND INSTALLATIONS (EXISTING AND NEW) PRIOR TO PAVING
INSTALLATION. VERIFY ALL SLEEVES AND ELECTRIC SOURCES FOR IRRIGATION CLOCK AND LIGHTING WITH
PROPER SUB-CONTRACTORS.
6. CLEAN OUT AND ADJUST EXISTING DRAINS TO ACCOMMODATE PROPOSED DRAINAGE. ADJUST LATERAL
DRAIN LINES AS NECESSARY TO BEST LINK EXISTING MAIN LINES.
7. OBTAIN INSPECTION AND APPROVAL OF ALL FORMS PRIOR TO PLACING CONCRETE.
8. TRANSITIONS FROM EXISTING PAVING TO NEW PAVING SHALL BE FLUSH.
9. REFER TO PLANS AND GENERAL NOTES FOR ADDITIONAL NOTES AND INFORMATION REGARDING THE
CONSTRUCTION OF THIS PROJECT.
10. CONSTRUCT ALL WALLS, PAVING, DRAIN LINES, SLEEVING, ETC. PER PLAN AND DETAILS.
11. CONCRETE TO SLOPE FROM FOUNDATION TOWARDS DRAIN INLETS AND DRAINAGE SWALES AT A
MINIMUM RATE OF 1/8" PER FOOT. INSTALL CONCRETE FORMS WITH LONG, SMOOTH GRADIENTS TO
ELIMINATE DIPS, RIDGES, ABRUPT CHANGES OF GRADE, AND SHARP TRANSITIONS.
12. INSTALL EXPANSION JOINTS @ MAX. 1/4" INSTALL CRACK CONTROL JOINTS @ MAX. 1/8" ZIP JOINTS
WILL NOT BE ALLOWED. INSTALL EJ'S AND CCJ'S AT 90° TO THE EDGE OF CONCRETE PAVING. SEE PLAN
FOR ADDITIONAL INFORMATION AND LOCATIONS.
13. PRIOR TO PLACING CONCRETE, SUFFICIENTLY MOISTEN THE SUBGRADE AND PROVIDE SUBGRADE
PREPARATIONS PER THE SOILS ENGINEER.
14. INSTALL TYPE II CONCRETE THAT OBTAINS A MINIMUM COMPRESSIVE STRENGTH OF 2,500 P.S.I. AT 28
DAYS UNLESS OTHERWISE SPECIFIED ON THESE PLANS AND DETAILS. SUBMIT CONCRETE SAMPLE TO
OWNER AND LANDSCAPE ARCHITECT PRIOR TO LAYING OUT FORMS. INSTALL CONCRETE FLATWORK PER
RECOMMENDATIONS OF SOILS ENGINEER AND SOILS REPORT. IN CASE OF CONFLICT BETWEEN SOILS
REPORT AND DETAILS, THE MOST STRINGENT REQUIREMENTS WILL APPLY.

GENERAL REQUIREMENTS
1. NO EQUIPMENT IS TO BE OPERATED OR PARKED UNDER A TREE, NOR ARE ANY
MATERIALS TO BE STORED WITHIN THE DRIPLINE OF A TREE OR LEANED AGAINST A
TREE TRUNK. DO NOT PILE OR COMPACT SOIL WITHIN A DRIPLINE.
2. IN AREAS OF CONSTRUCTION, PROTECT SOIL SURFACE FROM TRAFFIC COMPACTION
WITH 3” OF MULCH OR OVERLAPPING 3/4” PLYWOOD SHEETS.
3. NO SURFACE IRRIGATION SHALL BE INSTALLED WITHIN THE DRIPLINE OF A TREE.
4. NO CHEMICAL HERBICIDES ARE TO BE USED WITHIN 100 FT. OF A TREE'S DRIPLINE.
5. DO NOT NAIL GRADE STAKES OR ANYTHING ELSE TO TREES.
6. ENCROACHMENT FROM PAVING OR STRUCTURES WITHIN THE DRIPLINE OF A TREE
SHALL BE PERMITTED ONLY WITH WRITTEN AUTHORIZATION FROM THE FORESTRY
MANAGER. NO ENCROACHMENT WITHIN 10' OF A TREE TRUNK WILL BE PERMITTED
UNDER ANY CIRCUMSTANCES.
7. DO NOT STRIP TOPSOIL AROUND TREES. ANY VEGETATION TO BE REMOVED SHOULD BE
REMOVED BY CUTTING AT GROUND LEVEL RATHER THAN PULLING OUT BY EQUIPMENT.
8. USE A PNEUMATIC DRILL TO EXCAVATE UNDER WOODY ROOTS LARGER THAN 2” IN
DIAMETER. DO NOT CUT ANY ROOT LARGER THAN 2” DIAMETER. IF ROOTS MUST BE
SEVERED, CUTS ARE TO BE MADE BY AN ARBORIST AND SOIL BACKFILLED IMMEDIATELY.
TYPICAL WORK PROCEDURES
ALL WORK AROUND ANY EXISTING TREES SHALL FOLLOW THIS WORK PROCEDURES
PROGRAM. THIS PROGRAM HAS BEEN DEVELOPED TO MINIMIZE THE IMPACTS TO EACH
TREE AND PROTECT THEM FROM UNSCHEDULED DAMAGE.
1. ALL WORK WITHIN A TREE'S ROOT ZONE SHALL BE OBSERVED BY CITY FORESTRY
MANAGER.
2. THE EXTENT OF ALL WORK AFFECTING ANY TREE SHALL BE STAKED BY FIELD SURVEY
AND REVIEWED WITH THE CITY'S FORESTRY MANAGER PRIOR TO CONSTRUCTION.
3. ANY APPROVED PRUNING OF TREES SHALL BE APPROVED BY CITY'S FORESTRY
MANAGER PRIOR TO THE START OF CONSTRUCTION.
4. HAND DIG VERTICAL TRENCH AT THE FINAL CUT LINE TO FINAL GRADE AND CLEANLY
CUT ANY ROOTS ENCOUNTERED AND SEAL WITH APPROVED TREE SEAL. (THIS
PROCEDURE WILL PROTECT THE ROOT SYSTEM FROM UNNECESSARY DAMAGE BY
EXCAVATION EQUIPMENT).
5. A FIVE (5) FOOT HIGH CHAIN LINK FENCE SHALL BE CONSTRUCTED AT THE LIMIT OF
APPROVED WORK TO PROTECT THE TREES FROM FURTHER UNAUTHORIZED DAMAGE
AND REMAIN IN PLACE UNTIL COMPLETION OF CONSTRUCTION.
6. NO FURTHER WORK WITHIN THE ROOT ZONE SHALL BE DONE BEYOND THAT WHICH WAS
APPROVED, WITHOUT OBTAINING WRITTEN APPROVAL FORM CITY'S FORESTRY
MANAGER PRIOR TO PROCEEDING.
7. THE AREA WITHIN THE CHAIN LINK FENCE SHALL NOT BE USED FOR MATERIAL OR
EQUIPMENT STORAGE OR PARKING DURING CONSTRUCTION.
8. DURING CONSTRUCTION, THE IMPACTED TREES SHOULD BE CLOSELY MONITORED TO
FURTHER MITIGATE SHOCK SYMPTOMS IF THEY OCCUR. THE CONTRACTOR SHOULD BE
PREPARED TO PROVIDE TEMPORARY WATER TO IRRIGATE AND WASH THE DUST FROM
FOLIAGE IF NEEDED. CONTACT CITY'S FORESTRY DIVISION IF A DECLINE IN TREE
CONDITION IS NOTED.
9. THE CITY FORESTRY MANAGER IS AVAILABLE TO ANSWER ANY GENERAL QUESTIONS
REGARDING TREES IN PARKS.
DAMAGES
IF A TREE THAT IS DESIGNATED TO REMAIN IS REMOVED OR CAUSED TO BE IRREVERSIBLY
DAMAGED AS DETERMINED BY CITY'S FORESTRY MANAGER INSTALL A REPLACEMENT TREE
MATCHING IN SIZE, QUALITY AND VARIETY . IF AN ACCEPTABLE REPLACEMENT TREE IS NOT
AVAILABLE, PAY DAMAGES TO THE CITY FOR THE VALUE OF THE DAMAGED TREE AS
ASSESSED BY THE TREE VALUE FORMULA IN THE ISA GUIDE FOR ESTABLISHING VALUE OF
TREES AND OTHER PLANTS.
IMPLEMENTATION
THE QUALIFICATIONS OF TREE CONSULTANTS SHALL ALSO BE REVIEWED PRIOR TO
REPORT PREPARATION. IF TREE REMOVALS ARE REQUESTED, THE STREET TREE DIVISION
REVIEWS APPLICATIONS AND PASSES THEIR RECOMMENDATIONS TO THE BOARD OF
