H ome loan demand fell slightly throughout October, new research released last week has

revealed.According to the November

Housing Finance data from the Australian Bureau of Statistics, the number of dwelling commit-ments approved for owner occupied housing throughout the month of October fell by 0.7 per cent.

52,079 loans were approved within the month of October – down slightly from the 52,439 loans written the month prior.

Mortgage Choice spokesperson Jessica Darnbrough said it is not unusual to see a slight drop in home loan demand in the run-up to Christmas.

“In the lead up to Christmas, it is not uncommon to see many potential home buyers put their property plans on the back-burner,” she said.

“Of course, while home loan demand dipped a little through-out the month of October, it is important to note that the number of home loans being approved is still in line with long term aver-ages.”

But it wasn’t just the number of home loans written that suff ered a fall, with the ABS data showing the total value of all dwelling commitments also slipped slightly.

According to the data, the value of all dwelling commitments written throughout the month of October fell 1.0 per cent.

“The value of owner occupied housing fi nance commitments fell by just 0.2 per cent, while the total value of investment housing commit-ments fell by 2.2 per cent,” Ms Darnbrough said.

“This slight drop in the value of dwelling commitments writ-ten is unsurprising given that new research shows property prices are starting to moderate.”
