Investors will receive a fixed annual interest payment of 5% and a capital uplift of 15% on redemption of the Bonds, this equates to an average annual return on their investment of 8%. The first interest payment will be received on the first anniversary of the earlier of the Full Subscription or the Long Stop Date with payments continuing annually thereafter. Investors’ first interest payment will be paid pro-rata from the date of their initial investment.

The Hotel is located in Bowness-on-Windermere, a busy town situated within the Lake District National Park. Due to its elevated, prominent position on the hillside of Bowness-on-Windermere, the Hotel boasts spectacular panoramic views of the UK’s largest natural lake. The Lake District National Park is one of the UK’s premier tourist destinations with inbound tourists numbering an average of 15.5 million per year.

The Hotel will be managed by Fountain Leisure, a well-established hotel operator whose management team have a combined experience of over 80 years in the industry. They are able to demonstrate a proven track record in maximising returns on investment and are experienced in turnarounds and refurbishments of hotels. The Management Company will oversee the refurbishment of the Hotel, whilst identifying business goals and implementing a strategic management plan.

The family, who have owned and managed the Hotel for the past 30 years, are now looking to retire. The Hotel is already performing in line with local averages, however it is the Directors’ belief that the Management Company’s expertise, coupled with the planned refurbishment and the popularity of the Lake District as a tourist destination, the Hotel will experience a significant uplift in profitability.
