When President Obama lit Diwali diyas at the White House

last year, he spoke at length about his celebration of Diwali

in India, the year before. He described how both he and

the first lady had “greatly enjoyed the occasion and the

celebration in India” and went on to add that “Diwali is the

time to celebrate victory of light over darkness, hope over

despair. The message of this day is truly universal.” Yes

Mr Obama, Diwali is a very special day. Here’s wishing you

a very Happy Diwali this year too and best of luck with the

Presidential campaign!

I was surprised to know that there are at least ten ancient

theories regarding the origin of Diwali. It’s a super

auspicious day. It’s Goddess Lakshmi’s birthday, the

day Lord Krishna killed the demon king Narakaasur, the

day the Pandavas appeared from their twelve years of

banishment, the coronation of King Vikramaditya and so

on. Of course the most widely known theory is Ayodha

Nagri’s loving welcome accorded to Lord Rama, Sita and

Lakshmana on their return, post fourteen years of exile.

The festive season brings with it an aura of positivity. It’s

like a special set of days which are meant to be celebrated

and enjoyed. Days to spread warmth and happiness,

happiness and cheer. To make just the extra effort to

forgive and forget, settle your differences and move on.

Property & Wealth wishes all its readers and their families

a very happy and PROSPEROUS Diwali. Let me also add

that this magazine is committed to keep inspiring you to

Diwali 2012 is just around the corner. Keeping in mind

the growing interest in Vaastu Shastra, we’ve tried to put

together some Vaastu tips you could bear in mind, as and

when you celebrate the festival.

In his article on investment in pre-launch residential

projects, Mr Ahuja spells out the basics of a pre-launch and

goes on to explain the intracacies. In another informative

article by the same author, learn how to go about buying a

resale residential property.

In recent years, there’s a lot of research work being done.

Day in and day out, we get to hear about one “earth-

shaking” fact after the other, based on surveys done

by leading institutions all over the world. The write-up

on Money and Happiness is just to draw your attention

towards a couple of diametrically opposite surveys done

on the same subject. Mind you, like other survey results

that come to your notice, you’d better not take any of these

two seriously!

In continuation with our brief write-up about The Laughing

Buddha last month, we’ve chosen to tell you about another

important Feng Shui object this month. The Wu Lou gourds

are powerful feng shui amulets which are symbols of health

and longevity and many feng shui practitioners recommend

placing a Wu Lou to suppress negative energy.

21 Vaastu Tips For A Brighter Festival Of Lights

Some of us do want to go into the details! And no matter how mundane that sounds, some of us won’t hesitate to seek out advice related to puja ceremonies. If something requires to be done, it better be done, er, well.

Diwali has always been India’s favourite

festival. Each year, millions of Indians

in the country and abroad look forward

to celebrating the Festival of Lights with

family and friends. The festive mood

in the country is at its peak then and

it is this particular festival which engages the maximum

number of people in celebration. Diwali is much more

than a major Hindu festival. The spirit and joy associated

with the festival draws people of all ages to join in;

irrespective of caste, creed or community. Everyone loves

Diwali. And it is in this regard that the festival assumes a

bigger, unifying role.

Celebrated about 20 days after Dussehra, on the dark

night of Amavasya of the Kartika month (as per Hindu

calendar), Diwali celebrations are spread over five days

of festivities marked with different pujas and rituals. The

two days preceding Diwali are called Dhanteras and

Choti Diwali and the two days post Diwali are observed as

Govardhan Puja and Bhaiduj. Five eventful days linking us

back to a fantastic bygone era when Gods and Goddesses

strode this earth. Extraordinary events in an indefinite

period in time foretold through a plethora of mythological

tales. But what’s surprising is that stories grow old but the

lessons they hold are forever relevant. No matter what the

time frame, good shall always overcome evil. No matter

what the odds, truth always

prevails.

When it comes to puja

ceremonies conducted over

the course of these five

days, not too many people

pay attention to detail. In

fact, since the significance

of such ceremonies is now

lost on most of us, we’re just

content in doing them by rote or conveniently rushing

through them. Aren’t festivals just meant to be enjoyed by

gorging on sweets and delicacies, wearing new clothes,

giving and receiving presents and bursting crackers?

Doesn’t the festival season offer a once in year opportunity

for householders to go on buying sprees and grab the best

offers available in the market? Isn’t that reason enough

to look forward to the Festival of Lights? After all, how

does it matter why Goddess Lakshmi is worshipped with

Lord Ganesha instead of Lord Vishnu on Diwali day? That

cannot affect the market!

Well, some of us do want to go into the details! And no

well. It is for the benefit of those perfectionists among

us that we’ve compiled this list of 21 Vaastu guidelines.

This list has been duly approved by Mr Naresh Singal, a

renowned Vaastu Shastra and Feng-Shui expert based in

New Delhi.

1. Cleaning of your house is important as Diwali is supposed

to enhance the power of the superior energies prevailing

in our surrounding. If possible get it whitewashed or at

least ensure that all the corners, cupboards and drawers

are properly cleaned. All obstructions or clutter should be

removed from the house for free movement of positive

energy. Remember, there should be no cobwebs in the

house.

2. The locker or safe where money and valuables is kept

should also be cleaned.

3. To improve your financial fortunes, place a representation

of Lakshmi in the north together with a few coins.

4. To get rid of unnecessary loans, since Diwali falls on a

Tuesday it is the most auspicious day to get rid of it. Make

list of all loans to be paid off, one day before diwali and

start repaying from next Tuesday. you will start getting rid

of the loans.

5. “Shree Yantra” - Shree means “wealth” and Yantra

means “Instrument” – The Shree Yantra brings about

material and spiritual wealth. Diwali is meant to be an

auspicious day for installing a Shree Yantra in your home

which will give enhance your wealth.

6. Add a pinch of salt or sendha namak (salt used during

fast) to the water while mopping the floor as salt absorbs

negativity from the surrounding and gives a clean sweep.

7. Try to keep the windows and doors open during the

day as it will invite the positive energy and let out the

negative energy present at home.

8. The best suitable or auspicious direction to place an

altar is the North-East (Eshaan) corner. If not possible you

can place it in the North or the East direction.

9. Perform the puja facing east side sitting on an aasan

with the presence of all the family members. This brings

peace and prosperity.

10. Use fresh fruits and flowers to offer to the deities

during Pooja. Tulsi and Gangajal can be reused.

11. An image of Lakshmi and Ganesh placed on the front

door enhances positive energy and dispels negativity.

12. Make rangoli at the entrance, with decorative powder

mixed with rock salt, to invite Goddess Lakshmi into your

home. A string of marigold and mango leaves tied at the

main door invites good luck. Do not hang pictures or idols

of Lakshmi at the entrance.

13. According to Vaastu, north is known as Kuberasthana

and bestows wealth and power. It is the best direction

to place a safe box. In order to retain your wealth, place

a statuette of Goddess Lakshmi in the safe with your

valuables.

14. The reason why ‘light’ is an important feature of Diwali

is because it is supposed to ward off evil spirits, bring

in prosperity and energize the surroundings. It is also

believed that homes that are well-lit are always more in

tune with attracting wealth, so make sure that your home

is shining nice and bright this Diwali.

15. Light up four diyas one each in the four directions

(North, South, East and West) of the house which

resembles Lakshmi, Ganesh, Kuber and Indra. Also

make sure the big diya kept in the puja room stays lit

whole night.

16. Diwali shopping lists are of course quite exhaustive. It

is also suggested that the coins which are used during the

pooja should later be stored in red pouches with golden

strings, as they are believed to be symbols of blessings

from Lakshmi and bearers of good luck throughout the

year.

17. Put pitchers of water and ‘kalash’ in the east or north

of the pooja room.

18. The idols must not face the door of the pooja room or

one another and place them in the north-east direction.

Also, avoid keeping photos of those who have passed

away in the pooja room.

19. Place a crystal bowl filled with water and rose petals

on the centre table of your drawing room. Float five diyas

or candles in the bowl and light them after sunset.

20. It is auspicious to welcome Goddess Lakshmi to the

puja room by stamping small footprints from the entrance

of the house to the puja room. Use the side of your closed

fist and make five dots on top to show footprints.

21. Avoid wearing black colours on this Diwali. Wearing

clothes of red, yellow, purple, white, cream, blue colours

would add to the joy. Also avoid gifting crackers to your

friends or near ones.

Vaastu Shastra has assumed vast importance over the

years. Centuries ago, ancient Indian sages and rishis

created Vaastu Shastra for the welfare of entire humanity.

Over the past few years, there has been a tremendous

rise in the number of people who’ve turned to the ancient

science, seeking solutions to their problems. Many of

them have reported surprising results.

The primary advantage of going in for a resale

flat would lie in buying a home in a strategic

location where no new supply is coming in.

If one has personal cash resources at one’s

disposal and is not reliant on a home loan

(a home loan on a very old property cannot be taken for

granted), buying a home in a project that is 20 years or

more in age can be a good investment bet if the residential

property is in a strategic, high demand location with low

or no new supply. This would mean that the project would

come up for redevelopment, ensuring a tidy profit to the

owner.

Documentation And Procedures

All the documents that are applicable for a primary

residential property sale would be required for a clear

resale flat transaction, as well. The seller should be able

to produce all original documents. The buyer should

establish the existence of a proper Society. The original

sales deed and the Society share certificate are most

important, since the transaction cannot proceed without

them. Also, the buyer should bear in mind that in the case

of a resale property, proper transfer and re-registration is

necessary.

The documents required for registration of residential flats,

apart from the sale deed, include a letter from the society

that reflects details such as the number of floors in the

building, the construction year, the apartment’s built-up

area and the number of lifts in the building. Also required

is an assessment bill to the Society from the municipality

in question, a NOC from the Collector if the building exists

on Collector’s land, a copy of the property card, and a

receipt for the payment of registration fees. In addition,

the buyer of a resale flat should ask for a clear ownership

history if the residential property has changed hands

before. The local registrar will establish the authenticity of

these documents. If one is buying the property via a home

loan, the bank will run a routine due diligence.

Points To Note

There are certain challenges that a buyer of a resale flat

may face. This could include lack of proper chain of

documentation, especially in cases where the property has

changed hands more than a couple of times in the past.

If the property is over 18-20 years old, it is possible that it

was never formally registered in the first place. Registering

it at the current point in time would put the onus of paying

the stamp duty in arrears on the buyer. There may also

be additional expenses for repairs to masonry, plumbing,

electrical wiring and fittings. Obtaining a home loan for a

property which is anywhere close to 50 years of age can

also be a challenge.

Finally, one should bear in mind that the Indian residential

property market is in a constant state of evolution. One

is unlikely to find the facilities and amenities that are

available in the newer projects on the market in an older

building.

Investing in real estate is a time-honoured method of

achieving financial success. Throughout the ages,

investment property has helped a lot of people

make a great deal of money – sometimes quickly,

sometimes over the long term.

Those who invest for the short term are generally known

as property speculators, and they play a dangerous game.

Long term property investment is for forward thinkers

who have an investment horizon of at least five years.

The objective of a long-term property investor is to buy

a property at a low price and sell it at a higher price. To

be successful at this, one needs to know what is going to

happen in a certain location over the next few years.

You will need to invest in a growing location, not an

established one. This is especially true if you are a middle-

class person living off a middle-class income. There are

two reasons for this. First of all, properties in established

locations cost a lot of money. At the same time, their long-

term investment value is lower. The reason for this lies in

the nature of the real estate market. The costly (or ‘prime’)

areas gained their value over a certain period of time but

will eventually stagnate or even down.

Real estate gains its value because of new infrastructure

projects, shopping centres, public transport facilities, etc.

These can happen only in new growth areas, because

established areas tend to have reached saturation point

in these respects. If you look at the central locations of

Pune, you will see that nothing more can happen there.

These areas are saturated. In many of them, residents are

facing a lot of problems because of overcrowding, lack of

parking, open spaces, playgrounds for their kids, pollution

and traffic clogging.

Even with the best of intentions, the city planning

authorities cannot do anything to make life better for

them – there is simply no space left. Though the property

rates in Pune’s prime areas are high, they cannot rise

much further because the future has nothing to offer

there. Long-term property investment means buying real

estate in an area while it is on the rise – not when it is in

saturation or decline mode. Buying investment property

means buying it where people are going, not where they

have already been for generations.

Regardless of the state of the economy,

associated market sentiments and on-

going funding trends, developers need

to generate initial capital to successfully

launch and complete their projects. Only

by doing so can they maintain the kind of churn that

makes the real estate development business profitable.

However, lending to the real estate sector is currently in

a low-sentiment phase. Interest rates are high for funding

that is still available, and some developers do not meet

the required eligibility norms for funding at all. In such

circumstances, they may seek to raise interest-free capital

from the market by pre-launching their projects.

A pre-launch (or ‘soft’ launch) is a situation where

a developer apprises an inner circle of brokers and

investors of the availability of properties in a project that

has not been officially put on the market yet. Word of

such an arrangement spreads by word of mouth and via

email, but does not figure on the developer’s website or

in other marketing media. The kind of buyers who show

interest for pre-launch projects are usually opportunistic

investors and end-users who seek to benefit from the

price advantage and can wait for a couple of years before

getting possession of their flats.

Investing in pre-launched projects is a high-risk

undertaking which can pay off as long as one has factored

in all possible variables. It makes most sense to investors

who have a high risk appetite and the ability to weather an

eventual setback. Investing in pre-launches is, generally

speaking, not a route that end users are advised to take

unless there is a high degree of certainty implied in the

builder’s brand and track record.

The price advantage of buying into a pre-launch project

can be anything between 5-20%, depending on various

market factors. However, the high risk factor must not be

ignored. The project may not be cleared for home loan

approvals, or the developer may not have obtained all

the required permissions for the project. Also, the funds

generated by pre-launching the project may not cover the

total cost of construction and the project may be delayed

or even shelved.

Investors into pre-launched projects need to do a fair

degree of due diligence before deciding to go ahead:

• They must establish whether the builder has free

and clear ownership of the land on which the project

is being built. An agreement between builder and

the original owner of the land is not sufficient.

• The project needs to have a IOD (intimation of

disapproval). This is a set of instructions that a

developer needs to comply with so that he can

legally construct the project. The IOD is valid for one

year and needs to be reissued if the project has not

been completed in a year’s time.

•` The project also needs to have a commencement

certificate in place.

While considering a pre-launch option, it is certainly

necessary to establish the trustworthiness of the builder.

This includes investigating his track record for transparent

dealings and compliance with legal formalities, his

overall track record for timely project completions and

the magnitude of experience he has had in the industry.

Established builders with good reputations in the local

market are generally safer bets, since they are able to

bring in the necessary approvals and attract a healthier

response from the market. The latter fact is important

because the developer’s ability to complete the project

depends at least partially on bringing in a certain critical

mass of sales when he pre-launches a project.

Earlier this year, a swarm of buzzing, glowing little robots

In the month of September this year, Time magazine

reported a study that people who earned over

$75,000 a year were definitely happier. The new

study from Princeton University’s Woodrow Wilson

School suggests that the lower a person’s annual

income falls below that benchmark, the unhappier he

or she feels. On top of that, the study indicates that

no matter how much more than $75,000 people make,

they don’t report any greater degree of happiness. Well,

$75,000 is a lot of money. It comes to Rs 40,97,242.50

in Indian currency!

Its hard to know how the researchers went about their

work but such shocking statements do trigger a couple

of questions in our mind. Firstly, isn’t it true that some

people become very wealthy and yet they struggle to

enjoy their lives. And on the other hand, there are people

who go through life with very few money problems simply

because they are able to make the most of what they

have.

Interestingly, another study which recently appeared

online in Psychological Science had a different story to

say. It categorically states that happiness in life has more

to do with respect and influence than status or wealth.

According to the researchers in this team, one possible

reason money doesn’t buy happiness is that people may

get used to their higher income, but they never tire of

being admired by others. Opinions may vary but it is felt

that the conclusions reached by the second study are

more acceptable!

Its true that many of us aren’t satisfied with how much we

have now and we do spend a lot of time worrying about

it. The notion that money can’t buy happiness isn’t new

but it doesn’t say the whole story. The researchers at

Princeton used Gallup data collected from almost half

a million Americans. The amount of $75,000 wouldn’t

sound too intimidating to an American and as far as

Indians are concerned, a similar survey in India would be

better understood.

Whatever the experts might say or research might suggest,

if money doesn’t amount to happiness, neither does

poverty. And come to think of it, we don’t have to depend

on research done by others to know what’s best for us!

Happiness will remain a subjective term. If a salary raise

of Rs 10,000 made Mr X happy one day, a Rs 10 lakh

lottery might fail on another day.

Buying a home is undoubtedly going to be

one of the most expensive investments in

your life. And for first time home buyers,

the process can be very challenging and

confusing to say the least. To begin with,

you must not opt for a property that costs more than 60-

75 times of your gross monthly salary in case you want

to avail yourself a loan. Once you’ve decided on your

budget, be prepared to spend hours and days looking for

a suitable property, doing background checks and finally

scouting for the best deal on a home loan.

The comparison of home loan interest rates of various

lenders is not enough. How does one ensure that your

home loan does not turn out to be too expensive over the

duration of the loan? The interest rates depend on various

factors, including availability of money in the market

(liquidity), inflation and monetary policies. If you’ve opt

for a floating rate loan, your home loan instalments will

keep changing with fluctuations in interest rates. In case

of a fixed-rate loan, your monthly outgo is calculated at

a higher interest rate even when the market is flush with

liquidity and funding is cheap. To keep your total interest

outgo at the minimum, you need to know whether it is

time to opt for a fixed or a floating rate loan.

KNOW THE RIGHT OPTION

Interest rate for most loans is linked to the lender’s base

rate, which is decided by the banks based on the Reserve

Bank of India guidelines. As banks review their base rates

at least once in a quarter, your interest rates may go up (or

down) based on the call taken by the bank. In contrast to

floating rates, fixed rates are expected to remain the same

for the entire term of the loan. Fixed rates are generally

0.5-1.5 percentage points higher than the prevailing

floating rates.

Though fixed rate loans are disbursed at a higher rate to

compensate for the risk of rate fluctuations, several banks

offer a fixed interest rates only for a specified duration,

after which the loan rate is realigned with the prevailing

market rate. For example, fixed housing loans offered

by Punjab National Bank is disbursed at rates higher by

a fixed margin as compared with floating rate of similar

duration and remains the same for five years. The interest

rate is revised every five years and the reset rate always

remains higher than the prevalent floating rate by the

fixed margin.

Fixed rates provide you protection from rate fluctuations

and give you a sense of security and certainty in terms

of your cash flow even when market rates are rising.

Generally, fixed loans have higher exit charges and pre-

payment penalties. These may also have more restrictions

on partial pre-payment.

CHOICE MAKING

The decision to choose floating rate or fixed rate should

depend on their difference, various economic factors and

outlook. One important factor that can be easily known is

the difference between floating and fixed rates and the

level of interest rates at the time. You should also factor

in your risk appetite while choosing between fixed and

floating rates. If you want stability in terms of cash flow, a

fixed loan that remains the same during the entire term

might be a good option. However, you need to ensure that

the interest rate is low enough to enter into a long-term

loan contract. Before taking a loan, it might be good idea

to consult an expert so that you get the best loan for your

dream home. If interest rates are low and you need a loan

for a short term, a fixed rate loan might be a good choice.

For all other scenarios, you better do some quick maths.

Basic Forex Market Concepts

The Foreign exchange market is a large,

growing and liquid financial market that

operates 24 hours a day. It is not a market

in the traditional sense because there is no

central trading location or exchange. Most

of the trading is conducted by telephone or through

electronic trading networks. You don’t have to be a

daily trader to take advantage of the forex market -

every time you travel overseas and exchange your

money into a foreign currency, you are participating in

the foreign exchange (forex) market. Let’s take a look

at some of the basic concepts that all forex investors

need to understand.

Major Economies

Unlike the stock market where investors have thousands

of stocks to choose from, in the currency market, you

only need to follow eight major economies and then

determine which will provide the best undervalued

or overvalued opportunities. These following eight

countries make up the majority of trade in the currency

market:

• United States

• Eurozone

• Japan

• United Kingdom

• Switzerland

• Canada

• Australia

• New Zealand

These economies have the largest and most sophisticated

financial markets in the world. By strictly focusing on these

eight countries, we can take advantage of earning interest

income on the most credit-worthy and liquid instruments

in the financial markets. Economic data is released from

these countries on an almost daily basis, allowing investors

to stay on top of the game when it comes to assessing the

health of each country and its economy.

Yield and Return

When it comes to trading currencies, the key to remember

is that yield drives return. When you trade in the foreign

exchange spot market, you are actually buying and selling

two underlying currencies. All currencies are quoted in

pairs, because each currency is valued in relation to

another. You are obligated to pay the interest on the

currency that you have sold, but you also have the privilege

of earning interest on the currency that you have bought.

Leveraging Returns

The forex market also offers tremendous leverage - often

as high as 100:1 - which means that you can control

$10,000 worth of assets with as little as $100 of capital.

However, leverage can be a double-edged sword; it can

create massive profits when you are correct, but may

also generate huge losses when you are wrong. The

use of leverage basically exacerbates any sort of market

movements. As easily as it increases profits, it can just as

quickly cause large losses. However, these losses can be

capped through the use of stops. Furthermore, almost all

forex brokers offer the protection of a margin watcher - a

piece of software that watches your position 24 hours a

day, five days per week and automatically liquidates it once

margin requirements are breached. This process insures

that your account will never post a negative balance and

your risk will be limited to the amount of money in your

account.

Carry Trades

Currency values never remain stationary and it is this

dynamic that gave birth to one of the most popular trading

strategies of all time, the carry trade. Carry traders hope to

earn not only the interest rate differential between the two

currencies, but also look for their positions to appreciate

in value. There have been plenty of opportunities for big

profits in the past. Between 2003 and the end of 2004,

the AUD/USD currency pair offered a positive yield spread

of 2.5%. Although this may seem very small, the return

would become 25% with the use of 10:1 leverage.

Carry Trade Success

The key to creating a successful carry trade strategy is not

simply to pair up the currency with the highest interest

rate against a currency with the lowest rate. Rather, far

more important than the absolute spread itself is the

direction of the spread. In order for carry trades to work

best, you need to be long a currency with an interest rate

that is in the processes of expanding against a currency

with a stationary or contracting interest rate. This dynamic

can be true if the central bank of the country that you are

long in is looking to raise interest rates or if the central

bank of the country that you are short in is looking to lower

interest rates.

Getting to Know Interest Rates

Knowing where interest rates are headed is important

in forex trading and requires a good understanding of

the underlying economics of the country in question.

Generally speaking, countries that are performing very

well, with strong growth rates and increasing inflation will

probably raise interest rates to tame inflation and control

growth. On the flip side, countries that are facing difficult

economic conditions ranging from a broad slowdown in

demand to a full recession will consider the possibility of

reducing interest rates.

networks, forex trading is now more accessible than ever.

Wu Lou has many uses for the feng shui
