Residential Market Insights
Gurugram residential segment stabilizes with the market slowly picking up in peripheral areas
While Gurugram's core residential market continued to witness low real estate activity, the New Gurgaon and Sohnamicromarkets witnessed some movement in terms of launches and absorptions, Overall, the city's residential priceswitnessed an uptrend for two consecutive quarters. The Under Construction (UC) segment also witnessed a decent2.4% QoQ increase in prices.
On the infrastructure side, Dwarka Expressway is finally expected to see completion by March next year, driving realestate activity in New Gurgaon micro-market. The announcement of Gurugram metro extension from HUDA citycenter to Cyber City may also lead to some price increases in the core of the city in the long term.

In Gurugram, 3 BHK configuration continues todominate the residential market as densitynorms restrict developers from constructingsmaller apartments, resulting in the current glutbeing faced by the market.
" As a result, Gurugarm faces asupply-demand mismatch in 'lessthan INR 5000 per sqft' segment,which is getting 37% of theconsumer searches but has only24% of the city's residentialsupply"
