Our roots began in the west when our family homesteaded in the Laramie Mountain Range, back when Wyoming was still a just a Territory. Our character has been forged through the years as we have come to konw that our success depends on how the land is cared for. Landowners are the stewards of wildlife, food supply, open spaces, and opportunity. We find no greater reward than bringing a successful real estate transaction together and believe there is no substitute for boots on the ground, sincere relationships, and a quality team. property and personally work with you and a team of strategic partners to prepare your property for sale.

BROCHURE and MAPPING- The brochure is our opportunity to convert an Internet inquiry into a qualified showing. Our brochures lead the industry in layout, content, and visual impact thereby moving your property to the top of Buyers “must see “properties.

WEB MARKETING- Approximately 50% of all real estate sales are located by Buyers on the Internet and over 85% of Buyers learn more about their pending acquisition through Internet sources. Your property will be posted on over 200 affiliated websites with a captivating and informative presence on www.powerslandbrokerage.com EBLASTS, PRINT ADS, and SOCIAL MEDIA- Powers maintains an email list of thousands of buyers, brokers, lenders, landowners, and industry partners that receive bi-weekly eblasts. Combined with our presence in multi-ple print media as well as social media on Twitter, Facebook, and Linkedin we drive sizable traffic to your property information. RELATIONSHIP BROKERING- Powers is a cooperating broker which means we pay 40% of our commission to the Buyers’ Broker and we nurture those relationships so we can turn dozens of brokerages into your sales force. We also firmly believe in picking up the phone and calling everyone we think may like your property.

PHOTOGRAPHY and VIDEO- Our marketing platform spotlights great imagery provided by Powers to com-municate more than words can and we can produce semi-professional aerial and ground based video. Profession-al video is appropriate for some properties, please ask us how to partner in the up front cost which are credited at closing.

the BROCHURE Like two ranches, no two ranch brokers are alike. If you are interviewing brokers, as you should, ask them ques-

tions about how they prepare and present information about your property. How can a broker be effective at mar-keting your property if they don’t know important details such as water and production; boundaries and history; easements and improvements; hunting and fishing.

Powers Land Brokerage, llc strives to gather due diligence at the onset and uses industry leading technology to represent the information visually. This allows us to capture and engage the Buyer or their representing Broker. Early information also helps to prevent a Buyer from walking away during the in-spection period and damaging the prop-erties marketability.

PREPARING TO SELLFAMILY, TAXES, AND FINANCES- Planning out your family’s financial goals and evaluating potential tax

consequences can’t be overstated as an important step in preparation. Talk with your accountant or financial plan-ner as there are many strategies to maximizing the retention of your hard earned investment dollars. Powers Land Brokerage will integrate your properties marketing plan accordingly. This can be an emotional experience and as a generational ranch owner himself, Charlie Powers, understands the importance legacy properties mean to every member of the family. We have found that early and often communication can help diminish friction as the process unfolds.

GETTING READY FOR SHOWINGS- It is our policy that a Broker will be with all prospective buyers who visit your property. Work with your Broker to identify the best features of your property so the marketing reflects those incredible moments you cherish, prospective Buyers will too. Your property will show best when it shows pride of ownership, however this is not to say it has to be immaculate. A good Broker will gather water rights; leases and gov-ernment agency agreements; soil surveys; mapping of improvements; easements and encumbrances; and production records. Your help in locating these documents or providing your points of contacts will prove to be a big benefit to representing your property in the best light possible. This is a team effort.

Trusting your most valued asset to a Broker is a decision that determines market reach as well as the expe-rience you personally have with the sale process. It is important to have a “partnership” relationship with your Broker as many decisions must be made along the way and a lot of information needs to flow from you through your Broker to prospective Buyers. Powers Land Brokerage, llc is on the same level as other top tier regional bro-kerages as we use a similar marketing mix both in quality and distribution. We do like to think we do it a little bit better. Another area we stand above our competition is the communication you can expect from us and the affili-ates that participate in moving the ball froward from the sales concept to the closing table. Experience and atten-tion to detail is what can make the difference in getting to the finish line. Anticipating hurdles and opportunities is another arena where our competition looks to Powers Land Brokerage as the industry leader. You are invest-ing a lot of money in the brokering of your property. Are you getting the Broker/Owner as your “listing agent” or are you being assigned a sales associate from that firm.

PRICING, OFFERS & POST SALE- Brokers will try to buy listings by recommending a list price higher than the market will bear. This is often counter productive as a general rule because frequently a Seller will net more on the sale when priced right rather than priced high. When the offer(s) do come in there is more than price to consider and this is where a good Broker really pays off. We recommend engaging your legal and tax counsel as a part of your team. An inspection, or due diligence period, will follow until the earnest money becomes non-re-fundable and the parties proceed to closing at the local title company.

ETHICS- When you hire a Broker your are entering a Principal-Agent relationship and you are accountable to what your Broker does and says on your behalf. Charlie Powers is an Accredited Land Consultant which is the trademark of Brokers that know what they are doing. The purpose of the code for Accredited Land Consultants (ALC) is to provide guidelines for making ethical choices in the conduct of their work. Professional integrity is the cornerstone of credibility reflecting high princi-ples and standards of practice. RLI is proud of ALCs who bring the highest level of integrity to the business of land.

PreambleAccredited Land Consultants (ALCs) are honorable land professionals who recognize the importance of land to life. ALCs share in the responsibility to conduct themselves with high morals following the ALC Code of Conduct and the Code of Ethics of the National Association of REALTORS®.

Charlie has been working with land, natural resources, and livestock since being raised on the families’ fifth generational ranch which is still in operation on the Laramie River near Wheatland, Wyoming. He has firsthand experience with production ag-riculture, timber harvest, subsurface development, water rights, and conservation agreements. He has brokered over 300 real estate transactions ranging from commercial to residential to farm/ranch. In 2015/2016 alone Charlie closed 14 farm/ranch sales totaling over $27M. Every transaction involves issues including water, minerals, surveys, easements, and other bundles of rights. Each transaction is the moment for Buyers and Sellers to achieve personal goals including 1031 exchange, legacy man-agement, lifestyle change, and return on investment. Charlie has a passion for working with landowners as they work diligently to balance use with opportunity.

Growing up as a ranch kid he saved for college from 4-H and FFA projects, fence build-ing contracts, and other Ag related work around Lusk, Wyoming. After earning a Bachelor in Business from the University of Wyoming, he and his wife sought adventure in Alas-ka. He owned a wilderness lodge and a commercial fishing operation on Kodiak Island. He built a successful real estate business and received the distinction of being the highest grossing single agent office in Alaska. Charlie was then recruited to be Vice President for Koniag, Inc., an Alaska regional native corporation with gross sales of $180M annually and owners of 300,000 surface acres and 800,000 subsurface acres. He was responsible for 120 mmbf of timber sales; $56M in conservation easements; a large-scale armor stone quarry; mineral exploration; and construction of a corporate headquarters office and the Kodiak Brown Bear Center.

Charlie and his family returned to Wyoming in 2014 to help on the family Ranch and so he could build a real estate company. His wife Kathy, is principal of Big Horn Elementary. Together, they have two boys one of whom wrestles at the US Air Force Academy and the other plays football at Black Hills State University. Charlie has reputa-tion for being honest, hardworking, and determined. Charlie is an avid outdoorsman and sports fan. He always puts his clients’ interests first and works with community and industry to move important initiatives forward.

KERRY’S BIO Kerry is the founding owner of Squaw Mountain Consulting, LLC. Kerry has been committed to improving farm and range land since receiving his Bachelors in Forestry, Outdoor Recreation, and Resource Managment from Colorado State University. He has worked with numerous boards, commissions, and producers to pioneer effective resource conservation practices. His knowledge of soil and range composition and how to maximize a property through sound management practices is unparal-leled. He has worked in both the private and public sector in nearly every aspect of land ownership: •NRCS District Con-servationist •Wyoming Game and Fish Commissioner •Chairman Platte County Conservation District •Wyoming Animal Damage Management Board •Right of Way Agent for Union Pacific Rail Road •Past Owner-Broker Cedardale Properties, LLC •Wyoming Stock Growers Association.

Kerry was raised along the Big Horn Mountians in northern Wyoming and South-ern Montana. He has fond memories of jumping south bound trains to work on his grandfathers farm outside Sheridan and participating in buffalo hunts on the Big Horn Mesas. Kerry was active duty in Lybia and Iran while serving his country in the United States Army as a certified topographic surveyor.

Upon his return to the states he married Clara Rietz and they started their family on their ranch west of Wheatland, Wyoming. The Powers family eventially moved around the state of Wyoming during his tenure with the Soil Conservation Service. Kerry then retired from civil service and applied his experience with landowners in the private sector as a consultant. He also became very active in many boards that are charged with managing resources.

Kerry and Clara live and work on the family Ranch, which supports 100 cow calf pairs. Kerry applies the conservation and enhancement strategies he has honed over

the years. Squaw Mountain Consulting works with lenders in valuation services; land owners with range inventories; and other professional assessments of how to make the land work for production, wildlife, and generational ownership.
