Kajima participated in the plan to redevelop this urban area in a collaborative effort including public and private organizations. Kajima designed and constructed three of the four blocks in the project, primarily in the ultra high-rise residence area, and also designed and built part of the seawall. Kajima’s Infrastructure and Services—Superior Quality with Added Value

Island’s ultra high-rise condominiums, Kajima adopted a

double-tube structure and clearly demarcated the basic

structure, facilities and interiors so that residents could

select from a variety of dwelling unit plans and room

layout could even be changed in the future.

Kajima also included basic functions to ease daily life

for the elderly and created airtight and highly insu-

lated buildings in conformance with Japan’s housing

performance label system for design and construction.

In addition, Kajima envisioned the future comfort of

these homes by incorporating the Kajima IT

Condominium System, which provides security and

convenience and also improves building management.

In developing this project, Kajima succeeded in creating

an area where a large population can live comfortably

for the long term, going far beyond merely enabling

temporary prosperity. Although each block of the

project’s urban area was developed independently, the

layout, external appearance and plans for outdoor

facilities were coordinated to create a rich and varied

living environment for the entire area. Thanks to the

expansive exterior space, a diverse community—

families, elderly people, residents with pets, and many

others—now enjoys an urban oasis spreading out

beneath the windows of every home.

A new message for TokyoEven by Tokyo standards, this is a major development

project that has brought considerable value to both

Shibaura Island and the surrounding area. One example

is the splendid use of the water there. To achieve this,

the first of the Tokyo Metropolitan Government’s Canal

Renaissance Promotion Zones, Kajima communicated

closely with government agencies, found solutions for

various regulatory and construction issues, and built a

waterfront cityscape unlike any before it. Commercial

facilities and open-air terraces feature cafes where

people can relax and look out over the water.

At the nearby floating pier, both tourists and local

residents use the regularly scheduled water buses.

Tokyo has long been a place where people talk about

their urban lifestyles in terms of a city located on dry

land, but Kajima has now created a new waterborne

district, adding a whole new dimension of value to this

magnificent city.

Kajima’s job is to make structures featuring low envi-

ronmental impact, high functionality, and long service

life. The company focuses not just on what is needed at

the present, but also on the quality that will be called

for by future generations. A community built to last just

keeps getting better as the years go by, and provides the

type of environment that people truly desire to live in.

Kajima recognizes that this is the kind of place that

makes a city sustainable, and is dedicated to creating

more of these truly high-quality urban environments.

A New Subway Hub in Shibuya for Tokyo Metro’s Fukutoshin Line and Tokyu Railway

Subterranean development in urban areas often looks

like a battle with underground objects, including

utility lines for electricity, gas and water and sewage

systems, and optical fibers for telecommunications.

Moreover, existing train lines and passenger movement

must not be obstructed when constructing a new

subway station. Kajima overcomes all these challenges

using advanced technologies, and creates pleasant

station spaces that provide both safety and comfort.

Dramatically innovative design for the new Shibuya StationThe new Shibuya Station, the origin point for the

Fukutoshin Line, was built by a Kajima joint venture

approximately 30 meters directly below the Tokyo

Metro Hanzomon Line’s Shibuya Station. The station

needed a massive underground space for its four levels,

two platforms and four tracks.

Kajima started building this underground space by

driving piles into Meiji Dori Avenue, one of Tokyo’s

busiest trunk roads, to construct an underground wall

and an open cut tunnel. Excavating directly under the

Hanzomon Line’s station was the biggest challenge, but

Kajima overcame this by digging out eight columns of

pilot tunnels immediately below the existing station

structure, and then installing a total of 112 steel piles.

The steel-frame beams were laid parallel with the pilot

tunnels and mounted on the piles so that eight columns

of steel-frame beams supported a station structure with

a total weight of 24,500 tons.

The massive underground space, known as the

“Underground Spaceship,” was designed by architect

Tadao Ando to resemble a spaceship floating deep

below ground. This underground spaceship, which is

encompassed by an elliptical capsule 80 meters long

and 24 meters wide, uses a natural ventilation system

and a radiant cooling system that saves about 1,000

tons of carbon dioxide emissions annually.

Tunnel between stations uses new environmentally friendly technologyThe Kajima joint venture was responsible for excavating

the span between Meiji-jingumae Station and Shibuya

Station, equivalent to 738.5 meters out of the 8.9 kilo-

meters in tunnels of the new route between Ikebukuro

and Shibuya. A variety of measures were taken during

construction to reduce the environmental impact.

Kajima has developed a technique called the

“Excavation Method of Adjustable Cutter” (EX-MAC)

to reduce the volume of soil unearthed during construc-

tion, introducing a new shield machine that flattens the

tunnel cross-section vertically from a circular shape

(composite circular shape) for this project. This reduced

the cutter excavation cross-section by about 10 percent

and decreased the volume of concrete required for

filling by about 40 percent.

Senayan Project: A Massive Asian Development Project

Senayan Square, located in the center of Indonesia’s

capital city of Jakarta, is a mixed-use commercial facil-

ity built on a vacant lot that had previously been home

to an aging sports facility. This approximately 20-

hectare site includes the Plaza Senayan shopping mall

with a floor area of 100,000 square meters, two office

buildings and two high-rise luxury condominiums.

P.T. Senayan Trikarya Sempana (STS), one of Kajima’s

Indonesian subsidiaries, is responsible for this urban

redevelopment project. Senayan Square is a build-

operate-transfer (BOT) project for the Indonesian

government in which STS develops and manages the

facility and then transfers it to the government at no

cost after 40 years.

Developing vibrant centers for community lifeKajima is committed to good corporate citizenship,

and is dedicated to growing side by side with local

communities by creating outstanding commercial

facilities. Kajima also regularly supports cultural and

artistic events and philanthropic initiatives.

One of Kajima’s cultural initiatives is the Khatulistiwa

Literature Award, launched in alliance with local

Indonesian publishers and novelist associations in

2001. The prize is awarded every year to the best works

of literature and poetry written and published by

Indonesians. The winning pieces are translated into

English so that they can be introduced to a foreign

audience.

Since 2000, Kajima has planned and administered a

fashion design contest in affiliation with a French

clothing design school to encourage young Indonesian

designers. The winners are given a scholarship to

attend design school as well as living allowances.

In addition, Kajima makes the atrium of the shopping

mall available for seasonal concerts and ballet

presentations by children from orphanages.

Senayan Square continues to growAt the end of 2007, the second office building was

completed in Senayan Square, and due to the high

occupancy rate, construction of a third office building

will begin in 2008.

Kajima will continue to give back to local communi-

ties, not only by developing and operating excellent

facilities, but also by creating new ways to enable more

people to enjoy a comfortable life.
