As a platinum founding member of the Green Building Council South Africa (GBCSA), we
firmly believe in creating green and sustainable workplaces that reduce their impact on the
environment. We are constantly pushing the boundaries of green technologies by offering you

In 2015, we made a commitment to sustainability, energy efficiency and green
buildings, to coincide with Buildings Day at the COP21 in Paris. As a result, measurable

The podium level of this office pulls back to allow niche, landscaped,
break-out spaces with beautiful views onto the Quarry dam. Xeriscaping
(water sustainable landscaping) has also been implemented, in order to

has been done using harvested rain water and indigenous low-water
consumption flora.

ENERGY EFFICIENCY
As part of the architectural design, a 4 Star Green Star rating will be targeted, which provides
the client with several green benefits, including cost savings on utility bills.
The building uses high-efficiency LED light fittings and is designed in accordance with the
lux level and light intensities, as stipulated by the GBCSA.
This provides a uniform light level with minimum energy usage. The lighting throughout the
building is linked to occupancy sensors, which reduces the energy consumption, while always
maintaining optimum light levels.
The parking area lighting is controlled with dimmable motion sensors, which reduce energy
consumption, while maintaining a safe atmosphere. All metering is linked to a central system
that allows online monitoring of all energy usage.
The building’s air-conditioning system has a full economy cycle, which means that it supplies
fresh air to cool the space when external conditions are favourable. Fresh air is delivered at
rates higher than required by regulations and is controlled via carbon dioxide monitoring. This
ensures fresh air supply is in line with occupancy levels, while reducing energy usage.
