QUICK OVERVIEW LAND SURVEYING Philsurv Geodetic-Services recognizes the different uses of land surveys for the purpose of real estate management and engineering/architectural design. Our surveys will provide cost effective and informative survey plans. Description

The client needed a relocation plan in order to get a building permit and pinpoint the exact boundaries on site

based on their land title.

PhilSurv conducted a boundary or relocation survey of the perimeter and at the same time measured the

major features on the property.

The client was able to give a basis for their contractor and architect where to build. They also discovered minor

encroachments.

Services As-built and Topographic Survey

Description

The client wanted to expand their campus to open areas.

PhilSurv conducted an as-built and topographic survey. For better representation of the area, a satellite image of the area concerned was geo-referenced and made as the backdrop of the topographic and as-built plan. Philsurv also made a slope analysis with 3D perspective based on the land elevation data.

The client was able to give a basis for the architects of Joseph Server and Associates for future development

on the open space. With the data given, planning the drainage system and building lay-out made the

architect’s work accurate and faster.

How is it useful?

• Measures the elevation of points on a particular piece of land, and presents them as contour lines on a plan.

• Used for designing a well-organized drainage system.

• Can request Philsurv to show utilities, trees, road networks or other detailed features important to engineers or architects for efficient designing.

• Can easily measure the area or distance of any part of the base map. This is useful for lease area computation, structure layout design, landscape plan or other land uses.

Description

The client is designing a private resort in Palawan on a remote island. They would like to have a map for the

development plans

PhilSurv initially conducted an as-built and topographic survey. Getting the walk ways, all trees (nearly 1,000 trees were identified and mapped out), utilities and any existing structures. Afterwards, Philsurv integrated a construction layout of the proposed building locations.

The project manager was then able to accurately plan where to place cottages and visualize what their

future customers would see when they wake up in the morning or what the view would be when looking at

the Palawan sunset across the ocean.

How is it useful?

• Feel confident that you are placing the structure right where the architect intends it to be.

• From control references established from the boundary survey, Philsurv can place exact lay-outs of proposed buildings, utilities or roads.

Description

The client would like to develop unused portions of their industrial park and check if the current tenants are

occupying what is stated in their contract.

PhilSurv conducted a boundary or relocation survey of the perimeter to check up to where their property is.

Philsurv also encountered other claimants of the land and coordinated with the Department of Environment

and Natural Resources to conduct a joint survey establish evidence of ownership. Philsurv used Survey grade

GPS equipment to connect the survey to government monuments as reference points.

The client used Philsurv’s maps and summarized excel reports to easily identify future development and

perform strategies to manage its current business operations.

How is it useful?

• Know what portions of a property are currently being used. What can be used for leasing or support to the main business.

• Find out if the tenants are leasing the right area and they conform to the land leased as per contract.

Description

The client would like to compute the exact areas as-built so that they can assess how much to charge the

tenants for the land use and at the same time compare the basis of the property taxes paid.

PhilSurv conducted an as-built and detailed measure survey in order to get dimensions of common areas

composed of utilities, stairs, elevators, common rooms and lobbies.

The client used Philsurv’s maps and summarized excel reports that made management’s job of preparing

reports easy. Negotiations with tenants and tax authorities was easy with the clear data presented.

How is it useful?

• Find out if you can make any tax savings by measuring the actual areas used for business or residential.

• Verify the actual area used in order to charge your tenants for common area, business or residential use.

Description

The client would like to remove portions of the property not being used by the business.

PhilSurv conducted a consolidation/subdivision survey based on the initial as-built and boundary survey. Upon

approval of the consolidation/subdivision plan and signature by the SMDC’s authorized manager, Philsurv gets

the plan approved by the Land Registration Authority or the Department of Environment and Natural

Resources.

How is it useful?

• Philsurv can consolidate or subdivide the land depending on owner’s preference.

• Basis of consolidation of subdivision can be architect’s design, inheritance agreement or as-built structures.

• Subsequent titling can also be done by Philsurv.

• No title? No problem. Philsurv can process properties without titles with the Department of Environment and Natural Resources.
