Dealing with the R22 problem mayrequire new equipment. This can beexpensive as well as disruptive to thebusiness while it is being tted. There maybe further cost and disruption if pipeworkhas to be removed.
In order to establish what eachindividual client requires, Holborn uses astate of the art audit tool from MitsubishiElectric to perform a survey. This producesan energy/carbon reduction assessment,which can help identify savings in bothenergy and money. The energy assessmentcan be used as the basis for an applicationfor interest-free funding from the Carbon
Trust for new equipment. Holborn, asregistered contractors with the CarbonTrust, can assist with the process bysubmitting the funding application.
Nationwide Building SocietyHolborn Building Services has a contractto replace R22 air conditioning in anumber of Nationwide Building Societyretail branches. We collaborated closelywith Mitsubishi Electric on the retrot andinstallation of Mitsubishis M Series and PSeries power inverter systems.
Holborn has been working with
Vinci Facilities, the FM provider forthe societys retail branch network, onthis part of Nationwides programme ofenergy-saving initiatives and equipmentupgrade. A corporate agreement to useMitsubishi Electrics equipment is workingwell as it has enabled Holborn to makeuse of replace technology available onpower inverter systems, which makes
the replacement of R22 equipment in
working retail branches a much morestraightforward proposition.
The special activated carbon refrigerantlter built into the condensing unitabsorbs the damaging chlorine residueleft by R22 systems. The use of specialalkyl benzene oils also provides enhancedresistance to residual contamination.
Project manager Tim Smith of VinciFacilities says: Holborn has in most casesonly had to replace the condensing unitand the indoor fan coil. This has meant wehave been able to minimise the disruptionto branch staff and also retain the integrity
of existing decoration and wall nishes.The benet of this to Nationwide is clear:no additional decorating or replacementpipework needed, and business as usualin the branch.
Not only does this method andequipment mean less disturbance to theeveryday running of the branch, it is alsouseful in controlling costs, as Holborn
Building Services director, Nick Scragg,
explains: Costs are kept lower because wedont have to replace the interconnectingpipework, and the installations are muchquicker there are no night shifts thatare normally associated with retail bankwork. Instead our teams are able to workwith site staff by carrying out internal workduring early mornings or after branchclosing time, when cleaning staff arealready present again this helps controlcosts as well as minimising the impact onthe branch, its staff and its customers.
A key feature of the systems beinginstalled is the Procon A2M interface.
This allows the new air conditioning tobe connected to a web-based monitoringsystem, using GPRS communication, withtime schedules and set point limits appliedremotely. Data logging also means that theclient can see how site staff are using theequipment and limit selection of extremeset points by users. This helps to reduceenergy use and equipment wear.
All of the equipment Holborn hasinstalled is listed on the enhanced capitalallowance scheme, so tax incentives areavailable for the end user. By choosing

For Nationwide and Vinci Facilities, theupheaval of R22 replacement has beenminimised and it is business as usual forthe branches, but with the added benetof much greater control on the use of theair conditioning and ongoing monitoringenabling the most cost-efcient use ofenergy fmx
