Radon Testers, Inc. is pleased to report your radon test results. The results obtained using continuous radon monitors are presented on the following pages. Based on our observations, proper testing conditions were maintained, and the results listed represent the radon level during the measurement period. Radon levels fluctuate; therefore a radon test must be at least 48 hours to distinguish the potential of a radon gas issue. Buildings should be tested biannually (every two years) or sooner if renovations or changes to the foundation occur. All buildings have radon at some level. Remember: It is a fixable issue if levels are elevated.

Please note, we were hired for this measurement is to perform diagnostic testing only in the five rooms in question at this school. Our results are not to be used as a determining factor to mitigate the property or not. This is for informational purposes only so that further testing or mitigating decisions can be made.

Scope of Work Performed:

At the request of Mr. Bill Baumann, Radon Testers, Inc. performed radon testing at the elementary school building at 163 Boulder Hill Pass, Montgomery, IL 60538. Testing was conducted August 15, 2011 to August 17, 2011. Sun Nuclear Continuous Radon Monitors Model 1027 and 1028 were used. These test results cannot be used to estimate radon levels in areas that were not tested. The radon levels are only representative at the time of sampling. Radon levels fluctuate. Any changes in the building structure (mechanical and/or structural) will affect the radon levels.

Testing was conducted in accordance with the Illinois Emergency Management Agency Division of Nuclear Safety (IEMA) and the United States Environmental Protection Agency (USEPA) testing protocols and Radon Testers, Inc., Quality Assurance Plan (QAP).

Quality Assurance Plan for this site:

The school is primarily individual classrooms and offices. The temperature was set to the normal setting for the building. There is no autonomous control settings for the temperature of the space. All windows and doors in the classrooms that were tested by us were inspected to determine that they were closed. Additionally, the principal had instructed staff to keep all windows closed during the testing. Please note, we were hired for this measurement is to perform diagnostic testing only in the five rooms in question at this school. Our results are not to be used as a determining factor to mitigate the property or not. This is for informational purposes only so that further testing or mitigating decisions can be made.

Summary of Results and Recommendations:

The test results are provided in the "Radon Initial Measurement Report". The actual hourly printout for each monitor is attached. The EPA protocol average with each monitor's Correction Factor is reported as the result. Tampering was not detected during the testing period. None of the radon levels were above the EPA's Action Level. In Illinois approximately 42% of radon tests will fail. The average radon level for outside is 0.4 pCi/L.

If your radon level is 4.0 pCi/l or greater when using the CRM test, the EPA recommends that the building be fixed. You can call the Illinois Emergency Management Agency (IEMA) at 800.325.1245 to obtain more information, including a list of state-approved radon contractors who can fix or can help you develop a plan for fixing the radon problem. Limit of Liability

Radon Testers, Inc. cannot be assured that the necessary conditions were maintained throughout the test period. There can be uncertainty with any radon measurement due to statistical variations and other factors such as operation of the building and weather conditions. The levels of radon can be higher or lower depending on the weather conditions. While we make every effort to maintain the highest possible quality control and include checks and verification steps in our procedures, we make NO WARRANTY OF ANY KIND, EXPRESS OR IMPLIED, for the consequences of erroneous test results. Neither Radon Testers, Inc., nor its employees or agents shall be liable under any claim or charge in any form or any loss or cost, fees or damages of any nature or kind arising out of, resulting from or connected with, or sustained as a result of any radon test.

Purpose: This radon test is a screening measurement that serves to indicate the potential for radon levels in the above referenced building. It will provide information needed to determine if any additional action or testing is needed.

Test Conditions: Per the Division of Nuclear Safety and the United States EPA, certain conditions must be met prior to and during the test period. A letter outlining these conditions has been provided to the occupant, owner, or ownerʼs representative.

Limitations of Test: You understand that our control of these conditions are limited to the actual placement of the testing device. Any tampering or manipulation of the test conditions prior to or during the test period are out of our control. Changes in heating and ventilation may raise or lower radon levels. Inclement weather such as storms or high winds can contribute to unreliable test results. Since radon levels can vary greatly from day to day, season to season, as well as from room to room, this screening measurement only serves to indicate the potential for a radon problem. The test results are only an average of radon concentration in the area tested during the period the measurement device was exposed. A low level of radon achieved on a short-term test does not necessarily mean that the home tested has yearly radon levels that are below the 4.0 pCi/L “action level”. Radon levels may be significantly higher. There is no safe level of radon.

Radon levels change. IEMA, Department of Nuclear Safety suggests regular follow-up measurements be made on a biannual basis (every two years) or sooner if structural changes or renovations to the house have ensued (room additions, drain tile systems, new sump pit, cracks). The 21,000 estimated deaths from radon per year is based on the 1.3 National Average.
