Updated kitchens and baths are a key draw for homebuyers. They also rank high in return on investment at resale, ac-cording to the Appraisal Institute of Canada, who suggests a potential re-turn of 75 to 100 per cent for kitchen and bath-room renovations. This can translate to an added $22,500 to $30,000 on the resale value of your home.

For maximum return on investment, it is im-portant to ensure your upgrades are in keeping with the value of homes in your neighbourhood. “I tell people to resist the impulse to over-renovate,” says Sandra Webb, a senior

executive at Royal LePage Canada. “Know the price trends in your neighbour-hood and visit a few open houses to see what others in your area are doing. Going overboard on your

renovation means you put your investment at risk.”

According to Remodel-ing magazine’s 2010-11 cost versus value report, replacement projects have performed better in resale

value than other types of remodeling projects, part-ly because costs are lower to begin with. The U.S. magazine’s report cites the national average for a minor kitchen remodel at $21,695 nationally. A sam-ple remodel at this cost includes replacing cabinet fronts, flooring, laminate countertops and oven and cook top; installing mid-priced sink and faucet; adding backsplash and re-painting.

The U.S. national average for a mid-range bathroom remodel was

$16,634, which included replacing fixtures, in-stalling a porcelain-on-steel tub, new shower and ceramic tile flooring.

Homeowners fixing to sell should lean toward replacement, rather than total renovation. Re-fa-cing cabinets, changing door and draw pulls, re-placing flooring, sinks, faucets and countertops, along with a fresh coat of paint, can go a long way in boosting the resale value of your home.

However, Webb points out that an amateur reno-

vation can take away from the value of a home, so be sure to call in a profession-al when the job is beyond the scope and skills of the homeowner.

Concentrating on changing one or two ele-ments can make a huge difference in its appeal to you and a potential buy-er. Choose your projects wisely and make sure you renovation is in keeping with the price range of homes in your neighbour-hood.
