PLANT THE SEEDS OF PROPER PRICING: If you don’t think falling home prices help anyone, you’ve overlooked the gains to the move-up home buyer, says Whitehead. “If you’re in a market where home prices have fallen 10 percent, a seller’s $200,000 home may now be worth only $180,000. But as buyers, the spread works to their benefi t. They can purchase a $350,000 home for $315,000. Combine that with today’s very low interest rates and wider selection and it’s a great time to move up.” STRATEGIES FOR SLOW TIMES: Keep a constant eye on shifting inventories and prices. Associates should reevaluate price, condition, and staging every 30 days until the property is sold. THE YIELD: A four-place jump in sales ranking in 2007.

Change associates’ thinking and focus 100 percent of their energy on the results they want, and they’ll fi nd the opportunities,” says Campbell. After touring last year with trainer and motivator Tony Robbins (Unleash the Power Within), Campbell has held several three-hour training sessions to show associates how to refocus their thoughts, words, and actions. STRATEGIES FOR SLOW TIMES: Plow a deeper furrow by becoming a mortgage underwriter instead of just a mortgage broker. Sure, you face more regulation and greater liability risk, but you’ll also be able to offer buyers better products and better turnaround times. EXPAND YOUR ACREAGE: “In slower markets, owning a brokerage company may just be a personal handicap to success if the owner is also the company’s top salesperson,” says Schmidt. “That’s one reason slowing markets often translate into brokerage buying opportunities.” Furthermore, purchase prices are based on multiples of last year’s earnings, so buying in a down market means prices are lower. In 2007, this fourth-generation, family-owned company expanded from 28 to 43 offi ces. Ideal acquisition candidates permit vertical integration with current operations so you can consolidate administrative costs and complement your existing brand, says Schmidt. STRATEGIES FOR SLOW TIMES: Free up administrative staff with a phone system that forwards calls to an associate’s cell phone; the system also serves customers better. THE YIELD: 36.2 percent increase in ’07 sides, 34 percent increase in sales, after acquiring 15 new offi ces.
