3. Scale back on your furnitureWhen a room is packed with furniture, it looks smaller,which will make buyers think your home is lessvaluable than it is. Make sure buyers appreciate thesize of each room by removing one or two pieces offurniture. If you have an eat-in dining area, using asmall table and chair set makes the area seembigger.

4. Rethink your furniture placementHighlight the flow of your rooms by arranging thefurniture to guide buyers from one room to another. Ineach room, create a focal point on the farthest wallfrom the doorway and arrange the other pieces of

furniture in a triangle around the focal point, advisesSchwarz. In the bedroom, the bed should be the focalpoint. In the living room, it may be the fireplace, andyour couch and sofa can form the triangle in front of it.

5. Add color to brighten your roomsBrush on a fresh coat of warm, neutral-color paint ineach room. Ask your real estate agent for helpchoosing the right shade. Then accessorize. Adding avibrant afghan, throw, or accent pillows for the couchwill jazz up a muted living room, as will a healthy plantor a bright vase on your mantle. 6. Set the sceneLay logs in the fireplace, and set your dining roomtable with dishes and a centerpiece of fresh fruit orflowers. Create other vignettes throughout thehome—such as a chess game in progress—to helpbuyers envision living there. Replace heavy curtainswith sheer ones that let in more light.Make your bathrooms feel luxurious by adding a newshower curtain, towels, and fancy guest soaps (afteryou put all your personal toiletry items are out ofsight). Judiciously add subtle potpourri, scentedcandles, or boil water with a bit of vanilla mixed in. Ifyou have pets, clean bedding frequently and spray anodor remover before each showing.

7. Make the entrance grandMow your lawn and trim your hedges, and turn on thesprinklers for 30 minutes before showings to makeyour lawn sparkle. If flowers or plants donʼt surroundyour homeʼs entrance, add a pot of bright flowers. Topit all off by buying a new doormat and adding aseasonal wreath to your front door.

Paint has remodeling power when you use it toemphasize a roomʼs best features or play downthe flaws.

“Paint is a powerful tool that can enhance thearchitectural character and intent of space,” saysMinneapolis architect Petra Schwartze of TEA2Architects. “As you choose your paint, think about thatthe experience in the room should be.”More Schwartze advice:

•Always sample paint colors on a fewwalls. Donʼt be shy about painting a few large swathson walls and trim to consider the effect of natural andartificial lighting. Add samples to opposite sides of aroom to judge the paint color from different angles.

• Check the space with the samples inplace and watch how the paint color changes atdifferent times of the day.

• Evaluate your reaction to the proposedcolors: Does the space feel cozy or is the opennessenhanced?

How to enlarge space with colorPainting walls white, cream, pastels, or cool colors(tinged with blue or green) creates the illusion of morespace by reflecting light. Paint trim similar to walls (oruse white on trim) to ensure a seamless appearancethat visually expands space.

White or light colors lift a ceiling; darker shades canhave a similar effect if you select a high-gloss paintsheen, which reflects light and enhances space.

Employ a monochromatic scheme to amplify thedimensions of a room. Select furnishings in one colorand paint walls and trim to match. Lack of contrastmakes a room seem more spacious.

Make walls appear taller by extending wall color ontothe ceiling. Create a 6- to 12-inch-wide border of wallcolor on the entire ceiling perimeter, or wherever wallsmeet the ceiling.

Vertical and horizontal stripes of alternating color canmake a room grand. While vertical stripes enhanceroom height by drawing the eye upward, horizontalstripes lure your gaze around the perimeter, makingwalls seem further away. Use similar light colors forlow-contrast stripes, and your room will look evenlarger.

CreatingintimacyWhen aspace feelscavernous,draw wallsinward and makeit cozy with warmcolors (red-tinged)because darker hues absorb light. Similarly, a dark orwarm color overhead (in a flat finish) helps makerooms with high or vaulted ceilings less voluminous.

Give peace a chanceThe right paint choice can lend tranquility to abathroom, master suite, or other quiet, personalspace. A palette of soft, understated color or mutedtones help you instill a calming atmosphere. Somegood choices include pale lavenders, light grays orgreens, and wispy blues.

Define your assetsCall out notable features in a room with paint. Dresscrown mouldings and other trims in white to makethem pop against walls with color. Make a fireplace orother feature a focal point by painting it a color thatcontrasts with walls.

“Using a higher sheen of paint on woodwork, such asbaseboards and door or window casings,” saysSchwartze, “creates a crisp edge and clear transitionfrom the wall to the trim.”

Hide flawsNot everything should stand out in a space. Using alow-contrast palette is a good way to hideunappealing elements or flaws. Conduit, radiators,and other components painted the same color as thewall will seem to disappear.

Selecting low-sheen or flat paint colors also helpshide flaws. Unless walls are smooth, avoid usinghigh-gloss paint because it reflects light and callsattention to an uneven surface.

Whatʼs the cost?As a DIY job, painting a 12-by-12-ft. space costsabout $150, including paint, primer, brushes, dropcloths, and other painting tools and supplies. Aprofessionally painted room using high-quality,brand-name paint costs $200-$400.
