The single storey Chestermere Lake Middle School was constructed in 1999 with a building area of 5,697 sq.m. In 2001, four (4) portable classrooms were relocated to the site and the corridor was extended adding 400 sq.m. to theschool. In 2002, a new addition was added to the east end of the original building which included new washrooms, storagespace, a janitors room and the relocation of two (2) more portables to the site for an additional area of approximately395 sq.m. In 2007, two (2) more portables were attached to the 2002 link with an area of 160 sq.m. The total area of the school isnow approximately 6,655 sq.m.

General Summary:

Structural Summary:The original school is constructed on concrete pile and concrete grade beams. The roof structure is constructed of ametal deck supported on OWSJ's supported by exterior load-bearing concrete masonry unit walls and wide flangebeams. The floors in the original building and a portion of the link are concrete slabs on grade. The school was reportedto be of non-combustible construction and is sprinklered, thus roof construction fire proofing was not required. The relocated portables and link on the east end are supported on concrete foundation walls with a combination of loadbearing wood and steel construction. The recommended work includes the following: -fill gap between foundations and sidewalk on the south elevation. Structural components were observed to be in acceptable condition, overall.

Envelope Summary:The exterior walls are a combination of concrete block/brick cladding and prefinished corrugated metal cladding. Theroof is a SBS membrane throughout the original school and at the new link. Most exterior windows and doors are clear anodized aluminum and windows are sealed lites with vented unit. Thereare a few painted metal exterior elements including the metal door at the CTS workshop and the beams and columnsat the canopies. The recommended work includes the following: - Study to determine remedial measures to leaking SBS roofing and make the needed repairs. - Provide adequate means to access upper roof. - Replace sealant on upper clerestorey windows on south and SW corner. Envelope components were observed to be in acceptable condition.

Interior Summary:Interior floor finishes are mostly vinyl sheet with carpeting in the library, one computer lab, special education classroomstaff office and staff room. The gymnasium has a pulastic epoxy floor system.

Interior doors are mostly solid stained birch in painted pressed steel frames with metal doors located at fireseparations and interior vestibules. There are exposed metal deck ceilings in the art classroom, music room, library, main gathering area, drama andgymnasium. All classrooms have acoustic ceiling tiles in metal 'T' bar grid systems. There is a large amount of stainedbirch veneer millwork in the school. Recommended work which includes: - Remove / replace vinyl sheeting on operable partitions between gymnasium and drama room (stage). - Replace damaged ceiling tiles. - Modify or replace library charging desk, replace joint sealants. Interior components were observed to be in acceptable condition.

Mechanical Summary:The plumbing systems that service the building consist of domestic water distribution, natural gas, storm and sanitarywater piping and plumbing fixtures. Domestic hot water within the building is provided by two natural gas fired selfcontained water heaters. Plumbing fixtures in the washrooms consist of terreon lavatory stations and counter topmounted vitreous china lavatories, wall mounted vitreous china urinals and floor mounted vitreous china water closets.Janitor sinks are located in selective caretaker rooms. Miscellaneous sinks are located in select classrooms and staffareas. Heating is provided primarily by two 808 kW natural gas fired hot water boilers. Two glycol loops are present withinthe building. The high temperature loop consists of heated glycol distributed to a heat exchanger and finned tuberadiation. The heat pump loop consists of tempered glycol distributed to heat pumps throughout the building. Heatrejection of the heat pump loop is provided by one roof mounted fluid cooler unit. Supplemental heating andventilation is provided by one rooftop mounted make up air unit. Additional ventilation is provided by various roofmounted exhaust fans. The mechanical equipment is controlled by DDC systems. Fire suppression needs are met by a wet sprinkler system throughout the building. Additional fire protection isprovided by "ABC" fire extinguishers located throughout the building. Recommended work from this assessment includes: -an investigation of issues and needed repairs to the steam (humidification) system. -returning the steam boiler/humidification system back into service. Overall the mechanical systems in the building are in acceptable condition.

Electrical Summary:Electricity is routed to the building from a pad mounted utility supplied transformer. The main electrical distributionpanel is rated at 1600A, 120/208 V, 3 phase, 4 wires. Electricity is fed to secondary electrical sub-panels via wiring inEMT conduit. Interior lighting is mainly provided by T8 fluorescent technology throughout the building. Exterior lighting is provided bymetal halide fixtures provided at entrances and locations along the perimeter walls. Emergency lighting consists of battery powered units throughout. Illuminated LED emergency exit signs are presentthroughout the building. The building is protected by an addressable fire alarm control panel which controls fire alarm bells and strobesthroughout the building. Initiation is activated by sprinkler flow alarms, manual pull stations, heat detectors, and smokedetectors. The building has an externally monitored security system, a telephone system, a public address system, televisioncable system, and a hardwired Local Area Network.

At the 2001 corridor, wood floor joists are supported by wood beams and concrete foundation wall.

Structural interior walls supporting roof within the school are comprised steel framing, studs, and load-bearing concretemasonry block units.

The stage's composite metal deck floor is supported by reinforced concrete masonry block units forming chair storagespace below.

At the mezzanine mechanical floors over boys and girls washrooms, reinforced concrete mezzanine floors on metal deckare supported by load-bearing concrete masonry units.

Openings through floors and ceilings in spaces which are enclosed by fire separation, are sealed with suitablefirestopping material.

The roof structure is concealed with interior ceiling finishes in most classrooms; however, based on visual observations,the roof structural framing is mainly circular HSS columns, I beams and load bearing masonry units which support openweb steel joists (OWSJ).

Based on visual observations, the roof structural framing is mainly open web steel joists (OWSJ) supported on loadbearing masonry units at washrooms and storage room. The previous consultant's assessment reported "OSB roofsheathing on insulated wood roof joists" for the corridors at the 2002 Addition, however, we were unable to verify this.

OWSJ supports corrugated steel roof decking at the gymnasium, construction technologies workshop, band room,mechanical rooms and social gathering area. The structural metal deck is supported on OWSJ's at large sections and onchannels at small sections around the corridors.

The 2001 and 2002 sections have primarily a steel roof deck supported by OWSJs. A prior assessment report notedOSB wood sheathing on wood roof joists for the corridors.

1999 Section: Metal canopy structures are situated at the north and south over entrances or exit doors. Canopystructures including corrugated metal deck are supported on exterior walls, wide flange steel beams and circular steelcolumns on concrete piles.

Inner vestibule doors at the main entrance are painted metal in pressed steel frames. Solid Birch doors with and withoutglass lites and/or upper transom lites in painted pressed steel frames are provided to classrooms and offices. Minor damaged vinyl or floor plates by door stops was noticed at the double doors from main gathering space toclassroom corridor. The repair is recommended as a part of regular maintenance.

The hot water boiler water treatment system consists of chemical pot feeders and micron filters.

One rooftop mounted "Ref Plus" fluid cooler provides heat rejection from the heat pump loop. The unit provides heatrejection by running outside air over glycol coils via fans only (i.e. no refrigerant is present within the unit). The unit has acooling capacity of 600 kW.

Heating and cooling within the building is provided primarily by 53 horizontal water source heat pumps throughout.

Three additional horizontal water source heat pumps were installed in 2006.

Hot water distribution systems within the building consist of two loops supplied with heated glycol by the hot water boilers.The high temperature loop provides heated glycol to finned tube radiators and a heat exchanger (HX-1). Circulation ofthe high temperature loop is provided by two 3.73 kW circulation pumps (P-1 and P-2). The heat pump loop providestempered glycol to heat pumps throughout the building. During heating mode, glycol within the heat pump loop is fed tothe high temperature loop via heat exchanger (HX-1). During cooling mode, heat is rejected from the heat pump loop viathe roof mounted fluid cooler (DC-1). Circulation of the heat pump loop is provided by two 18.6 kW circulation pumps (P-3 and P-4). Two expansion tanks, ET-1 with a capacity of 450 L and ET-2 with a capacity of 620 L are present on thehigh temperature loop. The hot water distribution piping consists of welded and threaded black steel piping and fittings.

Rooftop mounted exhaust fans provide service for washrooms, kitchens and general exhaust.

Residential stoves, fridges, dishwashers, and microwaves are provided in the staff lunchroom, kitchen, and homeeconomic classrooms. Washing machines are present in the home economics room and in the staff kitchen.

Gymnasium (Gym) is provided with wall mounted basketball backstops on the sides of Gym and electric overheadbackstops at each end of Gym, tennis and badminton courts,along with a wall-mounted electronic score clock. The Gymalso has a divider curtain.

Birch cabinets are provided in staff work room, staff lounge, office area, special education classroom, home economicsroom, staff washroom and kitchen/servery. Birch benches with overhead casework at the perimeter and wall-mounted computer stations are provided in Science andprep classrooms.

Vertical blinds are provided on exterior windows and horizontal blinds are on internal windows.

A barrier free route from the parking lot area to the main north entrance door is provided with level transitions betweenadjoining surfaces. Two barrier free parking spaces are provided.

Auto-operators are installed on the exterior and interior entrance vestibule doors.

Interior circulation within the building appeared to be barrier-free. At Chestermere Lake Middle School, corridors aresufficiently wide and ramps are provided to access different levels.

Barrier free washrooms are provided with wheelchair accessible toilet stalls, grab bars, lowered dispensers, mirrors, andsinks.

Fall protection is provided where required.

It was noted that the building is divided into two fire compartments. The 1999 original school is sprinklered and non-combustible construction. For the 2002 addition, the portables and transitional links are partially sprinklered, and a combination of combustible andnon-combustible construction. The compartment is small enough that sprinklers are not required. New 2007 portables are unsprinklered.
