Mechanical Summary:Ventilation is provided by 9 indirect gas fired air handling units located throughout facility. These units are generallylocated in the Attic spaces above each of the "Houses" and in the basement Mechanical room below the "downtown"area. The air distribution system is via low velocity single ductwork, connected to the various grilles and diffusers. Air conditioning is provided by DX coils in the air handling units, connected to 9 outdoor mounted condensing units. The heating system includes two natural gas fired hot water boilers. Heating water is distributed with a piping networkto perimeter radiant heating units, force flows and unit heaters. The hot water system is reverse return type. Two other hot water boilers and storage tanks provide domestic hot water to the facility. Galvanized steel and copper piping distribution to plumbing fixtures complete with domestic hot water recirculationsystem. The Control systems include a combination of electric and Johnson Controls digital programmable buildingmanagement control system. Fire protection system for the facility consists of automatic sprinkler system and hand held fire extinguishers. Overall mechanical systems are in Acceptable condition.

Electrical Summary:Bethany Meadows is a senior citizens lodge complex consisting of four (4) houses;each house is further divided into 2cottages. All 4 houses are linked together. The Downtown House has a basement that houses the main mechanicaland electrical rooms. From these rooms, services are routed to the other houses via the crawl spaces. Each househas been provided with sub electrical rooms for distribution within the house. The complex is fed with power from apad mounted utility owned transformer; the secondary feeders are routed underground to the main distribution centrelocated in the basement of the Downtown House. The main service is 600A, 600V, 3 phase, 4 wire. Step down transformers have been provided in each of the housesthat step the voltage down to 120/208V 3 phase, 4 wire for general use. Panel boards have been provided in the subelectrical room for power distribution within the house. Interior lighting is provided by fluorescent fixtures. In common areas, fixtures utilize T8 linear lamps, while in theresidents room the fixtures are complete with compact fluorescent lamps. An addressable fire alarm system has been provided. Each house has been provided with its own system controlpanel. All the control panels are networked. An alarm in any point within the complex is annunciated on all the panelswithin the complex. A Nortel telephone system has been provided for the administration area, Residents have their own personal line. The call system is of the wireless type; each resident has been provided with a wireless pendant that they press whenrequiring assistance. Data systems have been provided in the administration area. Cable TV service has been provided along with an antenna system.

The facility is serviced from a pad mounted utility owned transformer located in the north-east corner of the property.

Dry type step down transformers have been provided to step down the voltage from the incoming 600V to 120/208V, 3phase, 4 wire for general use. The transformers are located in each of the sub electrical rooms of each building. Onetransformer has been provided in the parking lot for the parking lot car plug-in receptacles.

A Siemens main distribution centre has been provided in the main electrical room, located in the basement of thedowntown building. The main distribution is rated at 600A, 600V, 3 phase, 4 wire and is complete with a 600A, 3P mainbreaker and a distribution centre, that is complete with feeder breakers. Panel boards have been provided in each of the four buildings. Panels are located in the sub electrical rooms of thebuildings and are fed from the transformer in the room. The panel boards feed power to the suites and the common areasof the buildings. On average, the panels are approximately 80% full.

Individual wall mounted starters have been provided for motor control. The starters are located adjacent to the equipmentbeing controlled and are complete with hand-off-auto selector switches and pilot lights.

A Siemens MXL-10 addressable fire alarm system has been provided. It is complete with detection devices, manual pullstations, and audible/visual signal devices. Each building has its own control panel and annunciator and each of thesepanels and annunciators is networked. Systems are networked such that an alarm in one location is annunciated at all theother panels and annunciators. The systems are tested annually and externally monitored.

Telephone service is underground and it terminates on the backboard in the main electrical room. Each resident isresponsible for their own lines and telephone service. A Nortel telephone system has been provided in the administrationarea.

The call system is of the wireless type, and is the product of Spider-Alert. Each resident has been provided with apendant that the resident presses when requiring assistance. Receivers are located throughout the facility and are locatedin the corridors that transmit the signal to the system computer. The system computer is located in the work-storageroom.

Cat 5 data cabling has been provided in the administration area. All offices and reception have been provided with dataoutlets.
