Background/Space• The Carter Carburetor Corporation (also know as

the Carter Automotive Company Inc.), on 2840 N. Spring Avenue, has laid vacant since the 1990s when the automotive plant closed.The Carter Carburetor

Our Purpose• We want to demolish the old Carter

Carburetor Corporation building on North Grand, and make it The Grand Shopping Complex, a multifaceted entertainment center with shops/restaurants/and other entertainment venues like a movie theater and gaming areas.

• The building which takes up an entire city block is three stories high and over 300 feet long, the perfect place for a downtown shopping epicenter.

• A mall downtown will revitalize the city area and bring even more revenue.

Eco-Friendly

• We want The Grand Shopping Complex to be green and eco friendly. So on majority of the roof, we would like to have solar panels installed to keep the energy costs down.

• At New Jerseys, Glimcher’s Jersey Gardens Mall, 11 % of the mall’s electricity is acquired from solar panels.

• We would also like to start a partnership with Ameren UE to get the solar panels at a rebate.

Development Cost

• To build The Grand Shopping Complex, it will cost roughly $50 million.– $15 million to demolish the current

building– $11 million for materials– $9 million for labor– $2 million for machine costs– $4 to $7 per watt per sq. feet for solar

paneled roof

Proximity

• 9 minutes from Downtown St. Louis. • 10 minutes from Edward Jones Dome.• 12 minutes from Barnes Jewish Hospital

Plaza.• 28 minutes from Creve Coeur.

Partnerships & Funding's

• We want to get a Environmental Grant or something similar to the Federal Tax Credits for Consumer Energy Efficiency, because of the solar panels.

• Partnerships with the City of St. Louis, Pulaski Bank and local investing companies like Stifel or Central Trust & Investment Company.

• We’ll also acquire a TIF or tax increment financing worth hopefully $40 to give us some breathing room.

Why Downtown/How will this help the Downtown area?

• The Grand Shopping Complex will not only revamp the North Grand area, it will also bring revenue and jobs back to the city.

• With the new mall built, we expect a +50% increase in city revenue with the just this one block of property.

• Based on our research 45% of people that live and visit St. Louis enjoy shopping and eating but the big malls are located in the county (The Galleria, West County, Chesterfield, The

Mills), which for some is a long drive.

The Grand Change: Impact

• Many people’s lives will be changed by this development because jobs will be brought back to the city.

• We also hope that with our mall having solar panels, the city of St. Louis and other surrounding areas will begin using solar panels as well.

• The Grand Shopping Complex is right on a bus line, so countless people will be able to go shopping without the hassle of driving long distances.
