    RENTAL AGREEMENT

    On 1st March 2012, this agreement is made and executed at Chennai

    between Mr.M.JANARTHANAN, son of Manickam, residing at No : ,

    Veeravanchinathan 1st Street, Perungudi, Chennai 600 096, hereinafter called the

    HOUSE OWNER ( which expression shall mean and include himself, his legal heirs,

    executors, administrators and assigns) of the ONE PART;

    Mr. N.PREM KUMAR, son of Mr.R. Nanjundan, having its permanent

    residence at Mynilai Village, Bengal Mattam Post, The Nilgiris 643 204, hereinafter

    called the TENANT (which expression shall mean and include himself, his

    successors and assigns) of the OTHER PART;

    WHEREAS the HOUSE OWNER is the absolute owner of the premises

    bearing No. Veeravanchinathan 1st Street, Perungudi, Chennai 600 096 and he

    desires to let out the ground floor of the said premises to the TENANT on the

    monthly rental basis only for residential purposes and the TENANT also agreed to

    take the same on monthly rental basis from the HOUSE OWNER on the following

    terms and conditions;

    1. The Period of this rental agreement is mutually agreed and fixed as 11months with effect from 1st March 2012 to 31st January 2013.

    2. The rent fixed for the said premises is Rs. 2,000/- (Rupees Two ThousandOnly) and amenities charges fixed for the said premises is Rs. 1,800/-

    (Rupees One Thousand and Eight Hundred Only) totaling Rs. 3,800/- per

    month. The rent and amenity charges will be paid by the TENANT to the

    HOUSE OWNER on or before the 10th

    of every month.

    3. The TENANT paid a sum of Rs. 35,000/- (Rupees Thirty Five Thousand Only)as advance to the HOUSE OWNER, the HOUSE OWNER hereby

    acknowledges the receipt of advance amount.

    4. The said advance amount will not carry any interest but repayable by theHOUSE OWNER to the TENANT at the time of vacating the said premises.

    Any damages in the premises will be borne by the TENANT.

    5. The TENANT shall bear the electricity charges of the said premises and payto the concerned authority without any fault.

    6. The TENANT shall not SUB-LET the said premises to any other person orpersons.

    7. The TENANT shall not use the said premises for any illegal purpose.8. The HOUSE OWNER or his authorized agent has every right to inspect the

    said premises at all reasonable hours.

    9. The TENANT shall give one month prior notice to the HOUSE OWNER incase of the TENANT vacating the said premises and the same is applicable if

    the HOUSE OWNER is in need of the said premises.

    10.The HOUSE OWNER and the tenant shall have an option for renewal for afurther period after the expiry of this rental agreement on mutually agreed

    terms and conditions.
