It is our policy to offer apartment for rental to the general public without regard to race , color, national origin, religion , sex, familial status, handicap or any other state or locally protected class ificat ion. All ap plic ants and co-applicants must be I 8 and over unless protected by the familia l sta tu s per the Fair Housing amendme nt. All adu lt members of the household must complete a Rental Application and each applicant must pay the application fee at the time of applicatio n submissio n. Third party written verification may be obtained to cert ify household claim. United Apartment Group uses verifiab le information provided by an app licant and Leasi ng Desk Screen ing program to determine whet her an applica nt qualifies and what if any conditions may apply. Our Renta l Crite r ia requires a ll app licants to meet the following criteria in order to qualify for housing at our community. Please note that these are the current rental criteria and nothin g in these requirements sha ll constitute a guarantee or representation by our community that all residents and o ccupants curren tly residing in our community have met these requirements. There may be residents and occupants that have resided here prior to these requirements going into effect. Additionally, our ab ility to verify whether these requirements are met is limited to the information we received from vario us app lican t reporting services. Income/Employment History: All applicants must have a combined verifiable income so urce in a gross amount of no less than three times the resident pa id portion of rent. Combi ned gross income of less than three times the resident paid portion may requir e an opportunity fee, additio nal deposit, guarantor or other condition. Acceptable proof of income is as follows: Fou r consecu ti ve paycheck stubs for eac h appl icant Job offe r with salary (on company letter head with co ntact information) Most recent tax return or W-2 Consec utive or most recent three months of bank statements Child support or alimony when directed by a court Grants , pensions, trust funds GI benefits , disabi lity, soc ial security Rental/Mortgage History: All app licants I 8 years of age and over are requir ed to sign the lease agreement. All applica nts must have six months verifiable, satisfactory rental or mortgage payment history. An eviction or foreclosure could const itute cause for denial and forfeit ure of all fees paid . Less than six months of history or first time renters may be requ ired to pay an opportunity fee , additio nal d epos it, sec ure a guarantor or other conditio ns. Lease term fulfilled No lease violations Reside nce left in sa tisfac tory condition Proper notice to vacate given Credit History : All applica nts must have established reta il credit in good standing. Lack of establis hed credit o r negativ e credit may require an opportunity fee, additiona l deposit, secu re a guaranto r or other conditions. Item s rev iewed to determine eligibi lity are FICO score, check writing history , evict ions, j udgments and bankruptcies . Negative credit include s but is not limited to the fo llow ing: Past due acco unts Judgement s Lien s Wr ite offs Ba lance to a renta l commun ity or mortgage company (regardless of date) Unre solved bankruptcy (regard less of date) Criminal History: A crim inal background check will be conducted for each applicant 18 years of age and older. It is our policy to review app licants who pass all other rental criteria. Applicants with felony convictions or serious misdemeanor convict ions for crimes aga inst persons or property , drugs , assaults, weapons or crimes ofa sex ual nature may result in a denial of your app lication. The review process may require the applicant to complete addi tional paperwork for further review of the crime itself. We have a screening process that bases its conditional approvals upon the type of criminal conduct , age o f conviction and history after co nviction. Guarantors/Co-Signe rs: A guarantor /Co-Sig ner will be considered for lack of emp loyment/income, rental histo ry and /or credit. Guarantors must complete and application and meet all of the qua lifications listed above wit h the qua lifying income increased to five times the monthly market rent. Non-Us Cit izens /Foreign Nationals: Foreign nati onal s/non -us citizens may be required to complete a supp lemen tal rental applicatio n for non-u s citizens and provid e va lid and cur rent USC !S documentation and photo ID (passport , driver's license , US identification card , or identificat ion card from home co unt ry) . United Apartment Group requires electronic funds for your monthly rental payments. The management office does not accept checks, cash or money orders. You must make arrangements and create your account via our resident portal on our community website. In the event that you must make a payment directly to our management office, a convenience fee will be assessed.

Identity Verificat ion: Valid government-issued photo identification must be presented by all applicants and guarantors over the age of 18. Our privacy policy is available to you upon request.

Pet Policy : An Additional deposit and fee will be required for animals accepted within the accepted weight limits. Non-acceptable canine breeds are: Pit Bulls, Rottweiler's, Dobermans, German Shepherds, Husky, Malamute, Akita, Wolf- Hybrid, St. Bernard, Great Danes, Chows, Bull Mastiff and Standard Poodles. Unless proper documentation is provided in advance that the pet is a service animal and reasonable accommodation has been requested. Only two pets per apartment are allowed. There is a $300.00 non-refundable pet fee with a $ 15.00 monthly pet rent; two pets requires a $600.00 non­refundable pet fee with a $30.00 monthly pet rent. A pet agreement on file is required.

Utilit ies: Utilities applicable as stipulated in the lease contract.

Equal Housing O pport unity: We do business in accordance with the Federal Fair Housing Laws (Title Vlll of the Civil Rights Act of 1968, as amended by Fair Housing Community Development Act of 1974). It is illegal to discriminate against any person because of race, color, religion, sex, national origin, handicap or familial status.

·'J hereby authorize United Apartment Group to obtain a consumer report, and any other information it deems necessary for the purpose of evaluating my application. l understand that such information may include, but is not limited to, credit history, civil and criminal information, records of arrests, rental history, employment/salary details, vehicle records, licensing records, and/or any other necessary information.
