Executive rental demand strengthens

DEMAND for executive rental homes inPerth is on its way up.

According to James Heath, business devel-opment manager for Caporn Young EstateAgents, Caporn had a zero vacancy rate forexecutive rental homes priced above $1000.

“It is now virtually impossible to find aquality rental home in the western suburbsfor under $1000 per week,’’ he said.

The strong demand for executive rentalhomes in Perth is highlighted by the fact thatCaporn Young has just leased an executivehome on Mettan Street in Trigg for a figure

much higher than the listed price.“This stun-ning home was listed at $1750 per week andwas leased four days later for $2000 perweek because of the competition amongprospective tenants,’’ Mr Heath said.

“Caporn Young is finding strong demandfor executive homes along the Perth coastalstrip and quality apartments in the inner cityarea.

“The apartments generally have to be

within walking distance to the Perth CBD.“Our company is also finding a very strong

demand for furnished apartments which gen-erally achieve more than 30 per cent addi-tional rental income compared to an unfur-nished apartment.”

Mr Heath said this strong demand forexecutive rentals was encouraging moreinvestors to purchase quality homes andapartments for rental purposes. ■

Home orientation should become priorityWITH energy saving becoming a more andmore important aspect of ourhomes, it is crucial that buyersconsider the orientation oftheir new home or block beforepurchasing.

Rob Mason, from Davey RealEstate, said this was one aspectof the property that could notbe changed, and would have animpact on the enjoyment of thehome, cost of heating and cool-ing the home, and potentialresale value.

“Generally a north-facing long axis (usuallya side boundary) is the preferred option asliving areas should be oriented north withlarge windows and glass doors that oftenflow out to outdoor living areas,’’ he said.

“This means main living areas will benefit

from the winter sun, reducing lighting billsand heating costs.

“There should also be a mini-mum of windows facing east andwest.”

Mr Mason said neighbouringhomes and structures can alsohave a big impact; for example, ifyou have a large multi-storeyhome to the north, you will besubject to some overshadowingand this will reduce your solarexposure, especially during win-ter.

Protection from the prevailing south-west-erly wind is also a major consideration inPerth.

“Where possible, outdoor entertainingareas and balconies should offer some shelterto the South-West; otherwise, their use on

summer afternoons will be severely limited,’’he said.

“If you are building or planning extensions,you can design the home to work with mostorientations but some are definitely easier(and cheaper) than others.

“Give consideration to how you want tolive in the house, where you will have yourmain living areas (indoor and outdoor), willyour yard and pool be in shade in the morn-ing or afternoon, and are there views to takeadvantage of?”

Mr Mason said a good designer or archi-tect would be able to provide valuable adviceprior to your purchase, even if you are buyingan existing home.

There are also designers that specialise inconsultation and design for maximising solarpassive efficiencies. ■
